Josh and his partner Moses were amazing. They were highly responsive and provided me with a fair estimate for a small kitchen remodel. The timeframe they were able to work in was ideal and the job turn-around fast, although the work wasn't rushed in the least. The quality of CWAG's demo/install is top-notch and their attention to detail is obvious. Everything looks beautiful down to the grout on the tile backsplash. I couldn't be happier. Highly recommended!

I needed someone to move my toilet so I could have some flooring installed in my bathroom, and also to install a new sink in my kitchen. Stacey is a very experienced handyman, and did great work at a reasonable price. I will definitely hire him again when I need work done.

Daniel did all the work for a competitive price. Responded to texts/calls promptly. He had everything he needed for the job, was careful in the house where I just had the new wood floor. He also made the recommendation on another door to me to match the both side color in the kitchen. He didn't charge you with tiny things, attention to details. I would definitely recommend. Daniel is a fantastic professional. I'd hire him again to do another project such as the tile backsplash.

Logan has helped me figure out the source of my kitchen ceiling leak and provided a sensible solution. I really appreciate how he is willing to repair and salvage existing material. His is very responsive and reliable. I trust the quality of his work. I have continued to hire him for several other projects like repairing my deck and extending my gutter system. Lino did an excellent job of cleaning up and preparing my rental house for occupancy after it was vacated without being properly cleaned or cared for. He did major cleaning in the kitchen, painting and wall touch-up in the living room, minor cupboard and storm window repair; and cleaning of gutters and debris left behind by previous tenants. He came to the job exactly at the time promised, worked diligently, and completed the work on time. He asked me about a couple of things I had overlooked--and agreed to take care of them. I was completely satisfied with the quality, time required, and cost of the work Lino completed. I will definitely use him again and have no reservations in commending him for the good work he did on my house.

Travis was the first person to come out and quote my fence. I was replacing the entire fence around my house removing old posts starting from scratch. After receiving a few more quotes he was by far less than the others and seemed professional so I went with him. His work and professionalism was exceptional, we have two large dogs and he created a temporary fence for them to go outside, the 2nd day as they finished more of the fence they increased the size of the fenced area for the dogs (we never said anything) They finished in 3 days. The workers were respectful and cleaned up. I'm a 10 on the picky scale, I give him a A+. Now having him quote me to remodel the kitchen

New Legacy Construction was an answer to prayer for our family. They completely under bid all competitors as they took pride in performing the work with our working budget while still delivering our dream kitchen. The end results completely transformed our tiny kitchen into a truly modern stylish kitchen. This was a major remodel popping out our exterior wall 100 sq ft and then adding island, new cupboards, new full size window, removing an internal wall, exposing brick and adding flooring. The end results have every visitor in shock that it's even the same home. I will be using New Legacy Construction for future work and highly recommend them.

It was my lucky day when I contacted Summit Design LLC for an appraisal for a kitchen remodel. I interviewed several companies, and when I met Dima and Vik Koslov, it was easy to tell that they were the best and I had no hesitation in hiring them. The Koslov's worked with me to assure that the remodeling of my kitchen (something I had dreamed about for several years) would be completed in a very strict timeline and within a strict budget. They were extremely helpful in all aspects, even so far as to pushing me around in a wheelchair to pick out the new interior for my kitchen. Not only are they pure gentlemen, but they put in overtime to complete the project on time and always responded to any phone calls I made to them, any changes made and any ideas that I wanted implemented, that had not been on the original plans. Summit Design is extremely professional in all aspects and you can be sure that they will do the best job for you, no matter what it entails. I cannot give them enough praise for all they accomplished. I would be most happy and privileged to provide any references for them. You will definitely be happy to hire Summit Design at any time. Dima Koslov has done a remarkable job at developing his company, and I am so happy that I was privileged to hire them. Thank you Dima and Vik for everything. Nancy M Dezsofi

Pangaea listens closely to achieve exactly what you are trying to accomplish. Our new kitchen was in the 50-60K range - a bit more than our plan. HOWEVER the increase in budget was due to our choices as we went along. She did an outstanding job of meeting my desires and needs to be within budget and there was never any push to exceed it. We LOVE the kitchen - it is exactly what we wanted, looks spectacular and is a dream to cook in - thank you Pangaea!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
