We recently had a new roof installed on our home. They did a great job explaining the process, timing, materials, costs, etc. The installation team was on time everyday, courteous, professional and did an excellent job. Our job took 3 days and they cleaned up the area every day before they left. We are very pleased with our new roof - it looks great. I would use Giron Roofing again!!!

John did a good job but was late the first time and didn’t show up to finish the last 10%of the job within the time he had agreed to. I wish I had waited to pay him when he was 100% done.

I used Thumbtack, Angie's list, and Home Advisor to get referrals for roofing contractors. I contacted at least 8 contractors to gather as much information as I could from each inspection and estimate, and relied on customer satisfaction to help me decide. Ray from Royce Roofing completed my inspection and provided me an estimate. His bid included all the specific tasks that were necessary to repair my roof ( Chimney flashing, new vents for bathroom fans, no flashing around edge, etc.) and included pictures of my roof and the areas that needed repairs. We signed our contract and Ray started the project one week later. He was on the job every day, and completed the whole project in 2 days with his crew. Great Workmanship!

Kirk and his team are truly professionals. We worked with Ibex roof on our closing of new home. Prior to closing there was a needed repair and replacement roof and a quote, Kirk and his team came out on one of the worst days of rainfall that we've had here in our area, not only got the quote in time but allowed us to close with the sellers. Kirk's team lead Travis was super to work with, he informed my wife and I of time and work done. We hired Ibex again when we noticed a patio porch roof need replacing, he also did a small repair on our two story barn that he did not charge us for. (Not something most would do) Their are bigger roofing companies, but if you like personal service with the owner and a team who get it done right. We would refer Ibex for their quality, and customer service. J.M. Ridgefield WA.

Three Knights was a pleasure to work with and I would recommend them to anybody that needs a general contractor. They replaced my gate and reinforced it heavily so that hopefully the same problems won't happen again. They provided an estimate the same day requested and completed the job the following day - how's that for quick! They did not have the lowest bid - in fact they were the highest (only by about 15 dollars or so), but I chose them because they thoroughly explained the issues to me and how they would address each one. I couldn't be happier with the outcome and will use them for any work I might need in the future. To Three Knights: Thank you so much for your prompt and hard work - it is greatly appreciated.

I had a roofing crew come in last summer to install a new roofing system. I paid about $3500 for the whole thing and was very happy with the result until the fall and winter months. I had leaks all over the place. I tried getting in contact with the original roofers and realized they were no where to be found and without a CCB License to go after I was in the hole for $3500. That is when I called Emilio, with Roof it All, he came out and showed me all the mistakes the other guys had done and since I didn’t have much more money to pay he worked a deal with me and we were able to finance the whole new roof. In the end we went through the very wet Oregon winter without any more leaks. I am very happy with the work, communication, and responsiveness that Emilio and his people were able to provide. Definitely recommend this business to anyone who needs a new roof.

Tony and his crew did an excellent job during tear off and when installing the new shingles. He communicated well with me when sheets of plywood needed to be replaced and was very responsive to any changes that I requested. In a couple of instances he really went the extra mile. I am very happy with the job they did and my roof looks great. He is competitive and does excellent work. I highly recommend Tony (AAK Roofing) to anyone.

Hi Excellent customer service!!!5 StarsI called Gabrielle on a Friday morning right before a rain event and explained my situation with a roof leak. He responded the same day scheduled me for consultation that afternoon. After looking at my problem, he assured me that he would come and fix my roof on Saturday at 10am.Gabrielle and his crew showed up promptly at 10 am. Fixed the issue with drainage and leak, and even followed up on the Monday after the rain storm to make sure everything was good.I wish all my contractors were as skilled and thoughtful as Gabrielle and his crew were. My problem was a small one but he treated it like it was his own.Thank You Gabrielle and we will see you next year to reseal the rest of my roofRegardsTimothy R Murphy

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
