For my real estate buyers, I enjoy listening to my clients describe their needs and wants in a house, and I thrive at finding just the right home at the right price for each client. Putting together the right winning offer on a home requires special skills to determine what elements will not only impress the seller, but will protect the buyer from making a bad purchase. I pride myself in having the skills needed to put together the winning offer. For my real estate sellers, I pride myself in being adept at each of the phases of the selling process. I am skilled at advising my clients on cost effective staging ideas to make the best first impression for potential home buyers. A clean house, with a well cared for yard, and a good staging job will play up the features of the home and downplay any potential negatives. I also spend several hours on each home I list analyzing similar properties that are currently for sale, are sale pending, or have recently sold, to determine who the competition is and what the current price range should be for the seller's home. I take great care in not underpricing a property in order to get the most income for my client, and I also am careful not to over-price my listings which would prevent them from selling. I also provide professional photography to promote each home listed and I pay for advertising in the most successful advertising venues in the area. During the home buying/selling process, there are two distinct times when negotiations take place. The first negotiation takes place when the buyer and seller determine the purchase price which is negotiated through their brokers. The second negotiation takes place during the inspection period when the buyer negotiates the repairs identified by the professional home inspector. I am very clear about which items are required and involve either safety issues or home systems issues (such as a working furnace and sound plumbing) versus which repairs fall into the cosmetic category. Paying close attention to this phase of the purchase process helps to eliminate problems for both the buyer and seller that could potentially arise after the sale is completed. I enjoy all of the phases of the real estate transaction and feel very fortunate to be able to work in an industry that I am so passionate about. - What education and/or training do you have that relates to your work?The only thing that is constant is change in the real estate business, so I read and take as many classes as I can fit into my busy schedule. I also spend a lot of time touring properties and interacting with co-brokers so I can stay on top of the real estate inventory and the market fluctuations in our area.
- How did you get started doing this type of work?I have made money throughout my life buying and selling my own real estate, and have always enjoyed going to open houses to analyze the local housing market. Now I help other people to find both their own desired housing as well as profitable real estate investments. What better way to make a living than doing what I love!
- What types of customers have you worked with?For sellers I do an in-depth price report to insure that I fully understand the value of the home in order to give an accurate price range for the client to review. I also help to stage the home, network with other brokers to sell the property fast, negotiate successfully to get my client the best price, and review the transaction daily during the settlement process to insure a smooth transaction. For buyers, I research properties on and off the market that will fit their desired criteria, preview properties in order to show my clients the best options, negotiate the best price with the most repairs, and work daily to insure a hassle free settlement process.
