My water heater broke on and they were able to come look at my crawl space/water heater the next day on a Sunday. James took my information down and then they ordered the water heater and installed it. I believe his name was Will but he somehow was able to get the new one installed in a very tight space in my Baltimore city home. They made the process so easy, were very considerate of cleaning up, and kept me informed throughout the whole process that I decided to buy a maintenance plan with them. I would recommend using them and have already had my parents reach out.

Scott was the first to respond to my request and even was available the night before coming out to answer all my questions about my leaky hot water heater. He came out early the next morning to diagnose the problem. I needed a whole new hot water heater and he was able to dispose the old one and put in a new one within a couple of hours. He was fast, efficient and professional. He does great work and is very knowledgeable and completed everything we need all at a great price.

Excellent Service & Good prices! I had no cooling from my AC system & didn't know what was wrong. They came out that day and were able to diagnose the problem & define a long term solution. Long story short, they fixed my problem & got the AC to work. They also went over & discussed exactly what happened & what the price / repair involved. Would definitely recommend & I already hired them to come back in two weeks & replace my Water Heater that needed to be replaced. Thank You Ken & Eddie.

The work and the way Mr. Zufall goes above and beyond for the quality of the job is excellent. He is a firm believer in done right the first time and the work he has done for me backs that belief up. He came in, performed only what he had to do to get the job done right and was extremely competitive in price compared to bigger companies. You will not go wrong with Mr. ZUFALL for your water proofing needs. Thank you for giving me a dry basement and excellent work.

We hired Art to remodel a bathroom. He came up with a clean modern design. He transformed our 1815 bathroom into a functioning and beautiful room. It has become my favorite room in the house!! He removed and disposed the old construction waste and installed new sinks, toilet, shower, floor and lights. After the construction ended we have called him to replace our water heater, fix a leaking sink, and he fixed a broken water main all on different occasions with short notice. He is very professional and reliable. He is committed to a job well done! We will call him back for many more jobs as they arise.

We had leaking pipes under a guest house that had not been used in a few years. We found Greg on Thumbtack. We talked on Sunday night and agreed on an hourly rate. He was at the house Tuesday (arrived a little early even!). He fixed a couple of split pipes and pressurized the system. He found additional issues with the HW heater valves and a leaking trap in the bathroom. With each issue he asked, "Do you want me to fix that?" There was never pressure to spend more than required. Greg was very professional. I am somewhat handy around the house and in the past I would have done this myself. Greg's price was very reasonable - he gets the call next time I have any sort of plumbing issue! I know it is done right and I didn't have to do the work!

The part of our pump that was in the well went bad, and we were totally without water. Robert Eyler responded right away, stayed until the issue was fixed, and didn't make it necessary to take out a loan to pay him! We also found him to be a very polite, knowledgeable young man, and will keep him in mind for all our plumbing and heating needs.

I had Ken come out to install my tankless water heater. From the moment I spoke with him through Thumbtack, he was willing to tackle the job. I sent him pictures of the project and after coming to my home to make sure he captured everything needed for the project, his quote was reasonable and fair. He showed he cared about my home with putting booties over his shoes before coming in. He was polite and very knowledgeable about his profession. The work came out better then what I was expected. He purchased all the parts needed and installed my unit. Not only did he ensure the installation was correct, he made sure it was appealing to the eye. I could not be happier with working Living Stone. Thank you Ken, for treating me like family.

We had extensive interior water damage to our home due to a flaw in the original construction beginning in 1983. We hired Vin's Electric and Cordero Carpentry. Their work was exemplary; they worked with us in the purchase of materials which saved us substantially, and their pride in their workmanship and skill was obvious. They also took great pains to safeguard our property and respect our privacy. I would hire either of them without qualm in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

When is it time to replace a water heater?

Although regular water heater maintenance and water heater repair may extend the life of your hot water heater, it won’t last forever. Most water heaters have a life expectancy of about 10 years. Many water heaters need to be replaced when they’re 8-12 years old — that’s when they start to show signs of fatal wear, such as leaking around the base of the tank. A water heater should be replaced when it fails to sufficiently heat water for the home; if your heater is operating erratically, check first for a blown fuse or a tripped breaker to make sure an electrical issue isn’t causing the problem. Another time to replace a water heater is when you want to upgrade to either a larger model or a more energy-efficient one.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Who can fix a water heater?

When a water heater stops running effectively, it’s best to hire a water heater repair professional to troubleshoot the problem. Whether it’s a plumbing company that offers water heater repair services or a provider specializing in water heater repair and maintenance, most repair companies offer same-day service as well as weekend and after-hours emergency calls. Usually, water heater repair professionals are experts in both electric and gas systems, as well as tank and tankless heaters, and can repair any kind of unit.

Why is my hot water not working?

The most common complaint among homeowners is that their hot water isn’t working — and the water heater is generally the culprit. Typically, it isn’t making the water as hot as you’d like it to be. When the water isn’t hot enough — or isn’t hot at all — run through this troubleshooting checklist for basic water heater repair tasks:

  • Make sure the power is connected to the heater, then reset the thermostat.
  • If it’s a gas water heater, make sure the pilot light is lit.
  • Raise the temperature setting on the thermostat.

If these stops don’t lead to hot water, it’s time to either check the heating element in an electric water heater or the burner unit and gas control valve in a gas-powered heater. A water heater repair and maintenance company can handle these repair jobs. However, if your hot water heater is eight years or older, it may be time to replace the water heater instead of repairing it.

Hire skilled professionals for absolutely everything.
