Mr. Dever was very accommodating. He gave fair estimates and did what was equitably necessary to get the work for painting, roof work, cement work, etc. The work performed was of excellent value. Would use his services on future projects.

Keller Construction has done four repairs on four different roof and siding jobs of mine. He had to repair a leaking slate roof and a leaking flat roof and replace an old flat roof and leaking siding on dormers in three different properties. He did an excellent job on all four roofs in a highly competent, efficient and professional manner. In addition to providing a top notch professional job, he charged a more than fair and reasonable price. Sherman Keller is a nice, honest, personable man that genuinely cares about his customers, their homes and providing high quality work. You just can't say that anymore, about the majority of contractors. If you want someone you can trust, who will give you a very reasonable price and deliver the quality job promised, Keller Construction is who you want to hire. I have rental properties in Montgomery County, Delaware County and New Jersey and he is now my "Go To Man" for all my roofing and siding jobs!

I contacted this company regarding a roof and gutter repair. We scheduled a time for them to come out to see what needed to be done and they never came. I followed up with a phone call and an email and was told that they would be out within a day or so. A few weeks later and they still have not shown up. I would not recommend this business.

I give my highest recommendation to Jake Esh and his team. Polite, professional, prompt - followed through on each and every detail of the project. The workmanship on my Trex deck is the best that I've seen. Not a single screw, fastener or flaw can be seen. The attention to detail was superb. Jake explained every option of each detail for approval prior to moving ahead with the work. He also fixed a roof leak that has been plaguing our house since we moved in - and did so at a very reasonable price. We had some good choices in deck builders as we conducted our search, but now that the project is completed we are convinced that we definitely made the right choice with Stoney Ridge Home Improvements. We'll be asking them back this spring to look at our other renovation projects we have planned.

Firstly, I can't recommend Gary highly enough for any level of remodeling or renovation jobs you may be doing. We recently used Real Deal$ to remodel the kitchen, bathroom and a large portion of the living area in our home and have been delighted with the both the process and the results. Having worked in real estate/property development, I have worked with a number of other contractors and know when I'm working with someone who knows their business and takes genuine pride in the quality of the work they're doing- and that certainly describes Gary and the sub contractors he works with. Although I was pretty sure I wanted to use Real Deal$ based on a friend's recommendation, I wanted to get bids from other renovation contractors for our remodel just to be thorough. When compared with the other bids, I was very impressed with Gary's pricing and the level of detail outlined in his bid. Another big factor for me in choosing the right contractor was the lead time involved for the renovation. Most of the other contractors couldn't work within our time constraints- which was to have all of the remodeling completed in six weeks. We knew it would be tight but Gary absolutely pulled through for us. Both our kitchen and bathroom look amazing, and both are so much more functional than they were before. We were absolutely delighted (and surprised based on experience with other contractors) that the remodel stayed on schedule and within our budget. The remodel took the demolition of the kitchen, bathroom and part of the living space down to the studs and put it all back together again with new plumbing, electrical and heating. Gary helped source all of the new appliances and finishes through his vendors for the entire remodel which can be a handful if you haven't done it before. He provided us with numerous sources for our kitchen cabinetry also. All the work performed throughout the remodel is of the highest standard and we enjoyed working with Gary and all of his sub contractors. I also really appreciated how hard they all worked towards keeping the remodel on schedule and 'WITHIN OUR BUDGET'. Remodeling, or any kind of renovation, (whether big or small) can be very stressful- but having Gary as our contractor really helped alleviate the majority of our concerns and I will definitely be calling him for any future renovation needs we may have. Not only did I receive a quote quickly, but all the responses to my questions came fast as well. At the end of the job, the last step requires you to go back through the following 7 steps to add something optional that would improve the integrity of my gazebo. Without hesitation, he went back all 7 steps and did the job to perfection. Many contractors would have thrown away the parts, collected their money and left. Not here! I will recommend to Family and friends and hope I can find another project to leverage them. Thanks again!

One of the best experiences I've had from any contractor's doing work on our house. Immediate response to my notification. Arrived at our house within 30 minutes and provided a very fair quotation. Returned the next day and did a very good job and cleaned up the area when he finished. Scheduled for another job next week. Highly recommended to anyone.

We found out one morning that our roof had damage from a storm over night. James came out that same day. Looked at our roof, told us he could be out the next day if the rain held off enough and gave us a quote. We booked him and he was out the next day to repair it. He took pictures and sent them to us (it was a 3 story house) in case we needed them. He was very polite, professional, and did and amazing job in a very timely manner. We would definitely hire him again for future jobs and would recommend him to anyone who needs roof work done!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
