I posted my project today, 04/04/2017, and Tony immediately responded to my project and gave me a quote. He told me that he was available today at around 4:30p. He arrived at 4:05p. He is such a nice guy and I love the fact that he explained and showed me the problem with my garbage disposal. Ended up needing a new one. Thank God he came prepared and installed a new garbage disposal. He is very professional and quick. I will definitely be hiring him for more projects and will recommend him to everybody. I hired Kevin to help do some wiring, framing, and drywall so I would be able to mount a tv in a difficult location. He was very knowledgeable and was able to find some creative ways to get around a few unexpected problems he encountered once the wall was opened up. Another contractor I had come to look at the project told me it was no possible and left but now the job is done and my tv looks great with no wires showing.

We hired complete construction to build a bathroom in our basement. They did a great job. Rick and his son were professional and completed the job pretty fast. They really do aim to please. There was something that we wanted changed in our bathroom layout and Rick did it without any hesitation. They arrived everyday until the project was complete. We can’t wait to have them complete more work in our basement and their prices were very reasonable.

We needed some trim work done to cover a settlement crack along a tray ceiling that I had not been able to repair. I posted the request on Thumbtack and got a few replies with hourly rates. I contacted a couple of the contractors because I wanted to get more than an hourly cost to do the work. I described the scope of the work to each contractor and said that I wanted to get a more concrete estimate. Joe Valentino of Valentino Construction and Design estimated the job would take about 3 hours to do. I agreed on the hourly rate, and I told him I would get the material and prime and paint the wood to be ready for him. We agreed on a date. Due to circumstances beyond our control that both Joe and I had, the work got delayed by about a month. Finally, a date was set. Joe said he would get the wood and prime it. I agreed. Joe and his helper showed up at the appointed time and got to work. They were meticulous in their work. Furniture was covered or moved and tarps were laid over the carpeting. Four hours later the work was done. Beautifully, I may add. The trim work was done and Joe had even given it a couple of coats of paint to finish it. Both my wife and I loved it. They cleaned up and vacuumed the carpets. Furniture was put back in place. I asked Joe what the cost would be. He told me that we had agreed to the three hours of labor and the cost of materials so that would be it. Fantastic I thought; a man of his word. I would highly recommend Valentino Construction and Design to anyone needing carpentry work. They are friendly, do great work and are reasonable with their pricing. I give them 5 stars!

We had our master bed & bath painted and our whole hallway into the downstairs family room. It looks great! There was a little bit of paint coverage at first (our new construction walls soaked it all up!) but Joe (owner) was right on it. He's a really stand up guy who truly cares about your happiness with the results. We also really appreciated his extreme availability throughout the process. Next week STP is scheduled to come back and put in a new window and there's no doubt that he'll see to it that it turns out beautiful. Thanks Joe! O, he also gave our little ones a big bag of gummie bears:)

At first, I thought Ed was a slick guy, maybe not trustworthy because he was...well, super nice! It's not every day you find someone in the construction business that is extremely personable and isn't selling snake oil. Ed and his men were very professional. They showed up early, poured and finished my 250sqft concrete job, and even came back the following 2 days when the job could not be finished as anticipated. Ed is a man of his word. I would recommend Ed and his team if you are looking for honest work, for an honest and fair price.

Your Family owned business was everything I had hoped for when I selected a general contractor. The attention to detail, professionalism and quality of workmanship is evident throughout. You covered up everything upon doing all work, and you cleaned up every day also placing everything to its proper place. You were on time every day and let me know how close you were to my home, so I and my dogs could go upstairs while you newly renovated my downstairs. A special thanks for picking up all the materials to complete my project. Especially the flooring, which you had to drive at least an hour out of your way to get. My Bellawood Flooring you put in is absolutely gorgeous, And my ceramic tile in my kitchen is flawless, as well as the painting and all the drywall/wallboard you replaced in my house. The plumbing in the kitchen is impeccable, as well as the repair you did in the bathroom. A special thanks in getting to know my 4 Boxer Dogs that were full of high energy, and being so patient with them and me as they would run down the steps like a herd of elephants out the door in the yard to go to the bathroom. We wish we hired Building Leaders to do the renovation that we undertook two years ago - they would have saved us a lot of money, time, and frustration. They honestly reinstilled our faith in the contracting community - we've had several terrible experiences from other contracting companies. This was such different and positive experience, we wanted to share. If you're looking for a contractor who is honest, keeps his promises, who delivers quality outcomes and within budget, and respects your home/personal space -- Building Leaders needs to be considered. They were hired to bring a pretty complex project and design to life. Sami, the owner, did an amazing job partnering with our Interior Designer, Keegan Riotto from Revamp Designs. They successfully completed a 3 month project that included a complete demolition of an unusable space. The scope of work also included building of multiple decks, build out and construction of new closets/rooms. They also masterfully installed a stacked stone wall - they did such an awesome job, the stacked stone manufacture has sent a photographer to take photos to showcase in their catalog/websites. Sami and team also installed ~800sq ft of Aztek pavers, completed electrical work to support a complex lifting scheme, roofing work, etc. Bottom line, Building Leaders -- is a very professional, honest, and skilled company that took Revamp's designs and beautifully transformed a once unusable space to an oasis that we're able to use on daily basis. His team was challenged with weather and other issues and they absolutely did an amazing job. One last item to share...those of you who've had renovations or work done on your house while living there - it can be terribly disruptive and stressful when you have the wrong contractor who does not respect the fact that you are living there during construction (we have small children) -- Sami and his team were so respectful and thoughtful in this regard - they took precautions to ensure our home and personal property (and kids) were cared for/safe and they the time to clean up the site EVERY day!! Thanks Building Leaders/Sami, we love our new spaces and appreciate they great work. I highly recommend Sami and his team - honest to work with, competitively priced, stellar craftsmanship, on time and extremely respectful.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
