The service was top notch work. Before searching for the quote, I had bad experience with other roofing contractor several years ago. Hence, I had a hard time, trusting the bids I was asking for. Until I found Frank Maxwell and Robin through this website, Frank came out next day to give the quote for new bigger deck and siding..... A real big project in my book. The quote was average...not the cheapest. AND IT IS WORTH! Frank, Robin, and Jeff did the marvelous work. They built real throughly and carefully. A beautiful siding..... Can't express how great deck looks. What's more, they made sure that my deck is well regulated by the city requirement. Robin always kept me up to the date with the work underway. If you are looking for the quotes, stop here... Don't go further. Give them a call. You won't regret!

Work was perfect! Communication was great throughout. Took time to sand and prep outdoor wood siding before painting which most contractors would have skimped on. Highly recommend working with Ken and Jamie. Thanks for the great work!

Jason has been fantastic to work with. He came out to give us a bid and on the spot fixed a small issue we were having. This and the price regarding further renovations cemented our decision to use his services. So far he has uninstalled our previous contractor's sloppy work, helped us reimagine our kitchen, and has been following through in a timely and professional manner. He provides us with options at every step of the way, but based on his work, we trust him to do whatever he thinks is right because "the proof is in the pudding." We could not be happier that we found Jason to help us perfect our first home.

Refreshing to meet a contractor who understands and uses technology. I used Dwayne to consult on the proper configuration for my sink & disposal. It gave me problems for years. He evaluated it and proposed new piping. It seems much better although I'm only on day one. Price was reasonable. Labor and parts was below $150. Wish I had done with the first problem! Expert advice is hard to get. Dwayne was the first to see that the pipe direction was wrong. Thank you.

We needed our outside lanterns replaced and Adam responded quickly to our needs. He was able to perform the work the same day and was excellent. Unlike a lot of contractors or handymen Adam showed up early to our appointment and he gave us a reasonable quote without any need to haggle. He was done in under an hour. The lanterns work and look great. I would hire Adam again in a heartbeat. A+++++ doesn't do him justice he was that good. Thank you very much Adam.

I can’t say enough good things about Ron as a contractor and as a person. He’s honest, kind and professional. He impressed me from start to finish. I hired him initially to build a pergola over my garage. He impressed me with outstanding craftsmanship, and completed the job on time and beyond my expectations. He was quick to respond to any questions I had. It turned out beautifully and has added tremendous curb appeal to our home. His work is not only excellent, but affordable. He will be the first person I will call for any future home projects.

We highly recommend JC West and looking forward to working with Jason again.

Jon, his brother, and their guys built over 300ft of 6' pine fence in a single day. The fence is beautiful, and they even figured out how to build a gate over my concrete slab under the deck. Jon was super nice and responsive, and the work is top notch. My dogs love their new private paradise.

Dino was professional in every interaction whether in person or on the phone. He always answered his phone when I called or returned my message quickly. He listened carefully to the work I wanted done (construction of concrete parking pads) and provided a timely and fair quote. While I ultimately decided to hire another contractor for the project Dino remained professional and respectful even as I communicated that I was going in a different direction for the project. I would definitely consider hiring Decano Construction for future concrete projects.

Justin added a wooden soundproof ceiling including adding 16' joists, 7/16" OSB and fiberglass insulation over 650 sq ft of my interior office drop ceiling that was the only barrier between the office and the noisy fabrication shop. He was on time, and precise with his material list requirements. He checked in with me at the end of each day and updated me on the progress as well as any issues and recommendations to make the job better. He is a stickler for perfection and is extremely efficient in his execution of the work. You will not go wrong hiring Ellenberger Construction. I hire many contractors and he stands out at the top.

Prospective Clients: I met Bill through Thumbtack and he was the most willing and reasonably priced contractor I have ever worked with. Bill and his son Zach were: (1) On time, early actually (2) Efficient -- we chatted about a range of subjects while they did their work (3) Did not try to overcharge me for the work that they did -- $50 (Bill's typical fee is $50/hr) to replace a shower door with a rod and curtain. They did it all in roughly an hour including: (a) Analyzing the problem (b) Helping me find the right replacement at the Busy Beaver nearby (c) Removing the old door (d) Putting in the new rod and curtain Not bad for an hour. And all for just $50 (plus parts -- add $50). TL;DR: Hire this man. *****

I have worked with a number of contractors through the years and Willard Construction is the best I have come across. They are timely, efficient, and reliable. They have done three jobs for me so far and I plan on using them for the foreseeable future. It's a family business that takes pride in their work. They provide great value and are reasonable with their fees. I highly recommend them!

I have used Woods Construction two times now. First project was a major one: rip out kitchen cabinets, install new ones, put sink, dishwasher, ceiling fan, flooring in, repair ceiling. They also did two bathroom renovations, painted entire floor & trim. They did a great job! He stayed on the time line he promised. One area of the bathroom needed a touch up and he came back immediately to fix. His prices are competitive. I am so glad I used him because I tried another contractor at the same time for the outside work and it was a nightmare. Since then, I have used him again for outside work doing a set of cement steps. Again he did a professional job! I will be using Woods Construction again! I am very pleased.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
