We hired Sam to put up some drywall in our kitchen renovation and to skim coat our kitchen and dining room. He was always on time and stayed late to finish the job timely. He was polite and conscientious and he did such a great job that we asked him to give us an estimate for work in the upstairs of our house too.

I hired Glenn to remodel my son's closet, then it grew into remodeling his entire room. Glenn was the consummate professional, with a creative eye and ideas. I trusted him implicitly and the results were more than I could ever imagine. If I ever have any other projects, I will make sure to reach out to him again! He definitely has a lifetime repeat customer! Thanks so much for all your help, Glenn!

We had work done on a large wood deck (repair, power wash, and stain) on our house. We reached out to several contractors before deciding to use Michael Madonna and his team. We appreciated that they are a family-run business with 30+ years of experience. It was a pleasure working with Michael Madonna and his team from start to finish. Michael and his team were responsive, professional, and provided an honest assessment of the scope and cost of the project. They delivered on time and on budget without any hiccups. Because of the great work they did, we are planning to use them for other major remodeling/contracting work to be done on our house.

I wish I could give more than five stars! We’ve had several highly-recommended and well-respected handymen and general contractors over the years and, without a doubt, Hill Home Improvement tops them all! I had an area of moisture-damaged drywall with mold that needed replacing, preferably as soon as possible because of the mold. Rob, the owner, responded to my Thumbtack inquiry in less than an hour. We spoke over the phone right away and he offered to come right over to provide an assessment and within 25 minutes of our call he was here! And it was 9:30 at night! - just goes to show Rob’s dedication and commitment to helping his clients. During his assessment, Rob was very professional, courteous, thorough, and knowledgeable of the problem at hand. What I appreciated the most was his unwavering integrity - he walked me through the plan and all costs; he wanted to complete the project properly while being very conscious of the cost for me. His prices were very very fair. He came the following day with one other worker. They were punctual, got right to work and were in and out so quickly - within an hour! The quality of work was exceptional. I couldn’t be happier! Thank you so much, Rob! Looking forward to many more projects together!

Hello Everyone, Just wanted to share my success story with you, I hired STP and Home Decor to hang drywall in my unfinished basement the I had another contractor begin. Unbenonced to me at the time the previous contractors work was less then commendable. Joseph and his crew came into my home treated me with dignity and respect corrected the other contractors mistakes and gave me an awesome price. Now that my drywall is hung I have hired them to comple the painting and put down my new floor I'm sure it will be spectacular. I look forward to sharing the total transformation of my new living area with you thanks to Joseph of STP and Home Decor

Firstly, I can't recommend Gary highly enough for any level of remodeling or renovation jobs you may be doing. We recently used Real Deal$ to remodel the kitchen, bathroom and a large portion of the living area in our home and have been delighted with the both the process and the results. Having worked in real estate/property development, I have worked with a number of other contractors and know when I'm working with someone who knows their business and takes genuine pride in the quality of the work they're doing- and that certainly describes Gary and the sub contractors he works with. Although I was pretty sure I wanted to use Real Deal$ based on a friend's recommendation, I wanted to get bids from other renovation contractors for our remodel just to be thorough. When compared with the other bids, I was very impressed with Gary's pricing and the level of detail outlined in his bid. Another big factor for me in choosing the right contractor was the lead time involved for the renovation. Most of the other contractors couldn't work within our time constraints- which was to have all of the remodeling completed in six weeks. We knew it would be tight but Gary absolutely pulled through for us. Both our kitchen and bathroom look amazing, and both are so much more functional than they were before. We were absolutely delighted (and surprised based on experience with other contractors) that the remodel stayed on schedule and within our budget. The remodel took the demolition of the kitchen, bathroom and part of the living space down to the studs and put it all back together again with new plumbing, electrical and heating. Gary helped source all of the new appliances and finishes through his vendors for the entire remodel which can be a handful if you haven't done it before. He provided us with numerous sources for our kitchen cabinetry also. All the work performed throughout the remodel is of the highest standard and we enjoyed working with Gary and all of his sub contractors. I also really appreciated how hard they all worked towards keeping the remodel on schedule and 'WITHIN OUR BUDGET'. Remodeling, or any kind of renovation, (whether big or small) can be very stressful- but having Gary as our contractor really helped alleviate the majority of our concerns and I will definitely be calling him for any future renovation needs we may have. I have had the opportunity to meet and speak with Kevin about a future basement finishing project. Kevin is a nice and down to earth professional. I had the pleasure of past and/or current customers respond to my reference check in which they provided nothing but wonderful reviews for Kevin's professionalism, honesty, fair pricing and quality work. I look forward in working with Kevin on our basement project in the near future and cannot wait to leave a review once it is completed. Thank you Kevin.

Our renovation project was fairly complex and I was very nervous signing up with contractors. we had very limited time to get the project done. I was happy to sign up with Chris as he was very anxious and very much interested to get the project started. Also, he walked thru detailed breakdown of budget which gave us confidence. It went very well with good pace, ahead of schedule. Chris was readily available and very customer friendly to make sure we were comfortable and happy. Due to unforeseen circumstances, ended slightly later than original schedule towards the end like any other major renovation projects. Chris is very knowledgeable and has tremendous experience, knowhow and displayed excellent skill and workman ship. He is very trustworthy and hardworking. Most of the subcontractors hired by him, did excellent job except the plumbing contractor. Will be glad to offer any reference if needed. Thank you Chris.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
