Bill and his team were able to come out on short notice to help fix a tile and plumbing issue in my bathroom. They were on time, professional and completed the job above my expectations. I have already hired them back to install drywall in my kitchen. Great company to work with.

INSPECT AND ANALYZE WATER/SEWER BACKUP IN NEW HOME My son and his fiancé own a new home in Fishtown. They paid in excess of 500k for the home and took possession at closing in January 2016. This is their dream home and represents a major financial commitment on their part. Since they took possession and ownership, their basement has flooded on two separate occasions in less than 6 months. As a result of the first flooding, the new flooring in the basement was damaged and now needs complete replacement. This expense will be borne by my son and his fiance. In addition, their worrisome concern about the prospect of future flooding has also led to capping the plumbing fixtures in the basement until some kind of fix can be achieved. This means the basement toilet and shower will not be usable for an indefinite period of time. On both occasions a significant amount of rain fell, so there may or may not be some question whether the combined sewer/waste water line that runs under their street was overly taxed by an unusually high volume of water that fed into the sewage line. However, the question of backflow of water into such a new house also raised a significant question about the adequacy and workmanship of the home's newly constructed plumbing system. In an effort to investigate the facts concerning the builder's performance, I reached out to Josh at Solution Based Plumbing on an early Sunday morning. That same morning, as he headed into church, Josh told me he would make himself available to look at the situation later that very morning! I honestly could not believe that he would make himself available to assist me on such short notice. When he arrived for the inspection as promised, he looked around, explained his preliminary findings, and recommended that he do a camera test of the water lines to assess and evaluate the situation. He made clear he would call the situation as he found it, and that he would not come to any adverse decision about the plumbing if his findings were simply "marginal" for poor installation. Two days later, and as scheduled, Josh performed the camera test. He viewed the inside of the plumbing lines carefully and explained to my son and me what he was looking at as he went. He found two significant builder's performance issues in the water line leading out of the house to the street. He carefully detailed his observations and findings and explained their impact on the drainage issue and their contribution to the backflow my son experienced since moving into the house. He said he would follow up with a written report of his findings, and he proceeded to do so within 24 hours after leaving the house. IF EVER my son needs to deal with plumbing-related issues that the builder refuses to address under his warranty, my son (and I) will not hesitate to call Josh back for assistance. There are several reasons I can say this without hesitation. Josh is competent, well spoken, polite, professional, objective, responsive, and honest. He and his company provide a level of service that is uniquely reliable for customers who are looking for fair, honest and reasonably priced solutions to their plumbing problems. His wife, Stacy, provides tremendous administrative support to complement Josh's hands on involvement. This company and its owner/operator is the real deal that customers in need of plumbing services are looking for. Josh and Stacy fully acknowledge the importance of customer focus in delivering a vital service to the public, fully consistent with their statement of ethics which you can view on their website. Thank you Josh and Stacy!! John

Mark was great. He replaced the original light fixture on a house that's almost 100 years old. The work was challenging with old electric wiring. The new chandelier looks great. His price was very fair. I already have other jobs in mind for him. I highly recommend.

Just like the reviews John didn't disappoint. I had him install all the plumbing and garbage disposal for a double sink. He was patient and ran to Lowes a few times to get the parts I didn't have. Although it was a lot more work than I initially posted for, John didn't charge me extra. I ended up paying him extra anyhow because of his quality work and excellent service. Will definitely be using John in the future.

Don came to take a look at my washer problem very quickly. He determined that the machine needed a new motor. He advised me to buy a new unit since the washer is 14 years old and would not be worth the repair. He also measured my space and, during a follow up call, he answered a few questions which were extremely helpful in purchasing a new washer. He did not charge me for the visit or the advice. I will hire him right away as soon as I have an electrical or plumbing problem. I highly recommend hiring this knowledgable man and his company. Thank you, Dan

We had 3 loose toilets in our home after attempting to DIY the installation. We needed a professional to come in and fix them since they where starting to leak. He was very professional, on time and did a clean job. I was ready to have a big mess during the project (as most projects are messy) but when he left the toilets where properly set and firm and the work area was clean. He was honest and fair with the pricing and I highly recommend this plumbing service, and would use him again. Thanks!

Skip came out on time and was very professional. I knew I had major work that needed to be done. He jackhammered the floor, replaced the pipe with new plastic which is industry standard now and poured new concrete. I had a problem with my toilet valve and he came back and replaced that for free. Prior to calling him I had called 3 big plumbing companies who thought I didn't know anything but I could do the work myself if I wasn't disabled. Skip may be a small business but his skill level is definitely a Master and he didn't rip me off like the other big companies tried to do. Trust me just call him and forget the bigger companies you'll save money, get the job done correctly and won't have to worry. I'll hire him for all my plumbing need's! Thank's Skip. Bob Atkins

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
