Sean Green and his team get straight "A's" for all qualities listed. He was a pleasure to work with; the heavy duty gutters and 50-year-warranteed roof look great; I have already recommended him to a friend in the neighborhood. And we are already planning to ask him for help with additional improvements to our home. Of all the roofers I contacted, Sean was the only one who came right over, climbed up on the roof and took precise measurements before making a detailed proposal. He was extremely patient with all my questions before the work began (I learned a lot!), explained all the options and remained responsive and communicative throughout the process. His crew was professional, friendly and prompt. I appreciated the fact that the supervisor the day the roof went on was willing to inspect and tighten roof vent connections in our attic crawl space, and that he made sure the crew had cleaned up every nail and every scrap of tarpaper on the ground before they left. Sean himself inspected the roof and sent someone over to fix a minor flaw he'd noticed. He pays attention to details and workmanship. And Sean himself put up the gutters, making a couple of alterations to the original installation to make the result more esthetic. They're perfect. One last plus: As the scope of the project evolved, Sean proved much more flexible and open to new ideas than other contractors I've worked with in the past. He's interesting to talk to. I appreciated that too. The bid from Storm Works was not the lowest we received, but I am glad we paid a little more to get a quality job done by a first-rate professional. We'll be requesting bids for other jobs from Sean. I'd be happy to discuss the excellent job he did for us with any Thumbtack subscribers interested in more detail.

I hired H&R to do a garage roof. Ray was very responsive to my inquiry. He came right over and gave me a rough estimate as to what it would cost to replace my roof. He also made me aware of the potential extras that I might incur once they start opening things up. I ended up hiring Ray because other roofers would simply give me the drive by estimate. I needed much more than that as I had some wood rot that could only be seen from the inside of the garage. Fast forward....Ray and his team scheduled the job in a week and the job was done in one day. I was very happy with the outcome. The job was done professionally and meticulously. I could probably have found someone to do it cheaper but not for the quality that H&R provides. I am very happy with the outcome!! I will definitely hire Ray and his team again and/or pass his info along to the next person who needs a roof.

I sent in my request at midnight and the next day in the morning they were here and said they could actually do three out of three projects where I thought they only could do two out of three projects. They were so nice and did great work very polite and very reasonable Replace basement windows fixed lag bolts under the deck and did some roofing work. I'm selling the house and the new buyer wanted all of this done and for years I've been trying to find someone just to do the basement windows Good people. Good job. Good price. And right on time. What more could you ask for?

Bobby gave me no BS and clearly walked through what needed to be done and what definitely did not, something the other roofers I spoke with didn't take the time to do. The price was extremely reasonable and he completed the work in the amount of time estimated. Time will tell if there are any problems, but if so I wouldn't hesitate to call RC Roofing again.

Joan D. from Attleboro, MA. I had attic mold. I called Steven with New England Property Services Group after experiences with 2 roofers and 2 mold companies. Both roofers wanted to remove half of my roof and replace it. Both mold companies sent young representatives, kind, but without much experience. Their job was to get the contract signed, they showed pictures from previous jobs the company contracted with, but were not able to adequately answer my questions. Steven was the third mold person to come to our home. He was the only one who was happy to have us follow him into the attic so he could better explain the possible causes of the mold and how to satisfactory treat the attic. He was never in a hurry, gave us all the time to answer all of our concerns. His team arrived on time, cleaned up when finished and overall did a good job. Recently, I was having a bathroom remodeled and with demolition, mold was found on an outside wall. I called Steve, he came the next day to evaluate and treat. Very satisfied with New England Property Services.

One line review; hire JPV roofing you won’t be disappointed. Longer version -> Jeff the owner/operator was quite timely to answer every question asked and knowledgeable in his responses. He was flexible with appointment times and communication was second to none if there were bumps in the schedule (New England weather). His crew showed up early and ready to work, it was like watching the inside of bee hive it was so well tuned. In and out in one day and that’s with clean up, I’m still amazed at the speed and quality of work provided by JPV roofing! The price quoted was the price we paid and it’s was almost too good to be true, let me say you’d be hard pressed to find a better price coupled with this quality of service. I’m glad to have hired a small family business man but even more happy with the service.

They had a last minute cancellation and were able to accommodate our roofing needs much sooner than expected. Of all the roofers who provided estimates, they were the only one to ask to see the roof from the attic. They also accommodated our request to have the cupola and weathervane removed.

We needed a replacement shingle roof, and also wanted soffit vents placed and gutter guards installed. Romulo and his crew did an excellent job with all of the tasks...they were quick, efficient, and relatively quiet, the work site was cleaned thoroughly, and the finished product looked great. In addition, Laryssa in the front office was extremely helpful through the entire process. If you are looking for a roofer, hire this company!

Eric was extremely knowledgeable about my minor roofing issues. His estimate of amount of work needed was accurate and his price was very reasonable for my small project. He came on time both to review my project and to do the job. Eric worked diligently and nonstop on the project until it was done. He cleaned up all of debris afterwards and hulled it away. I really appreciate his expertise, workmanship, and professionalism. He’s a great roofer. I will definitely hire him again if I have another roofing job. Thanks Eric, my flashing looks great.

Contracted with D3 Builders for a new roof after seeing the renovation work including roofing at a relatives home. The overall expectation of work start and completion was on target. The D3 crew were thorough from work prep including protecting the property with large tarps surrounding the base of the house and landscape to thorough clean-up. Shortly after the new roof was completed, we had a Solar company put up solar panels. When asked for their perspective as to the condition/workmanship of the new roof when installing the panel, the response was the roofers did a great job... Certainly would recommend D3 for roofing!

After receiving three appraisals for a roof replacement Squire Roofing, Andrew (Drew) Oehler, owner, got back to me within a few days. His appraisal was in the ballpark and I had (word of mouth) heard that his company was very reputable. I rent this house and worked with Tracy Tomaselli, owner, to select a roofer. We agreed on Drew. Once the deposit was made Drew came by to say that a dumpster would be delivered that morning. And that materials would also be delivered by noon that same day. Both were delivered that same morning. Drew also explained that his crew would be starting at 8:00 am Saturday and work two days to complete the job. He questioned if 8:00 am was too early. (it wasn't) At exactly 8:00 am the crew showed up. I went out to introduce myself to the foreman which I found was very polite, knowledgeable, and personable. I spoke to him during the day to ask if there were any problems (ex: plywood warped, any rotting etc), there was nothing but the replacement of the entire roof, no issues or concerns. The first day they finished one side and said they'd be back the next. Unfortunately, it rained on Sunday, but Monday at 8:00 am the crew was back and proceeded to complete the job, (the entire roof, the flashing to the chimney and a small roof over the kitchen addition.) During these two days Drew visited and spoke to the foreman and also stopped in the ask me if everything was okay? I had absolutely no concerns. At the finish of the job the crew cleaned up the entire yard like it had never happened!! Immaculate! I couldn't find a nail or any part of any of the tiles. Drew was very on top of his crew and my concerns (which there weren't any). I would give this contractor a 10 or A+ and highly recommend him to anyone. Sincerely, Linda L. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
