My project was to stain the, risers, the supports, ballisters, and the rest of any pressure treated wood on a large staircase built on the back of my property. Very high. Edwin responded within minutes of me posting on thumbtack. He gave me a fair figure for the job. He was prompt. The weather did not cooperate but Edwin stayed in touch and did all that he said he would do when he said he would do it. The job came out great. I would definitely recommend E.R. Construction.

Jim understood my requirements and worked very diligently and kept me informed at frequent intervals. I was extremely pleased with the speed with which they went about getting the unit prepared and ready for occupancy. .RMPaolino Construction was contracted to remodel my unfinished basement and install baseboard heat throughout my house. Mr. Paolino and his team did an outstanding job planning and accomplishing this difficult job. The work was scheduled so that it caused me very little inconvenience and all phases of the job were completed on schedule. All of the work and construction materials were of professional grade, and the overall price tag was more than reasonable. I intend to hire Mr. Paolino to do other work on my property. Because my house is 114 years old, many adjustments and accommodations had to be made in order to accomplish everything I wanted. Nevertheless, Mr. Paolino worked around all of the obstacles and got everything done that I requested. And it looks great. I highly recommend his services. The overall project included the items listed below. 1. Cleared the basement of all junk and debris. 2. Removed the old boiler from the basement and 12 radiators and pipes throughout the house. 3. Removed all of the old steam piping, old excess electrical wires and unused gas lines running through the basement. 4. Removed all artificial walls, ceilings and floors throughout the basement. 5. Installed a brand new modern boiler and enclosed it with walls with sliding doors for access. 6. Installed baseboard heaters throughout the three-story house. 7. Replaced numerous copper water pipes with fiberglass pipes and insulated the copper piping that was not replaced. 8. Replaced seven basement windows with new windows. 9. Restored the worn brick walls of the basement 10. Framed the entire basement and installed insulation. 11. Installed and painted dry wall throughout the basement. 12. The electrical circuit box was replaced and electrical and cable ready outlets were installed all around the walls. The electrical circuit breaker, gas meter and water meter were enclosed in a small room with an access door. 13. A utility area was created on a raised platform where a washer, dryer, and sink were installed. 14. The basement floor was covered with an industrial strength carpet. 15. A drop ceiling with large panels with embedded florescent lights was installed.

What a management company I lived in many units. However, no one managed like nexus property. Highly accessible help line and Internet forum allows great communication. Questions and answers are always given maintenance is very attentive alert a defintely expect a fast return call and visit. Apartment was in great condition post rental if there was any damage they took note for your benefit. The staff is definitely a shining point good genuine folks aboard here at nexus. Mr Greg rice has always been there for me lending me his personal line of contact and time at any given moment. He is as well attentive alert and very helpful with any obstacle I have or came across. Cedrone Contracting renovated my kitchen and bathroom, replaced floors in 4 other rooms, and took care of a lot of plumbing and electrical work. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
