Eduardo and his team did an amazing job on our dormer addition/bathroom renovation. Its difficult renovating and building in an occupied home and he and his crew were nothing but gentlemanly, respectful and kind. They kept the house and work space as clean as possible and were very respectful of our private space. The project fell directly within the schedule allotted in our contract and true to his word, there were zero changes orders even as we adjusted elements along the way. Eduardo himself is a very easy person to work with. He is always available and will respond to any concern or need any time of the day or night. If you’ve ever done any sort of renovation, I don’t think there’s anything more highly to compliment than responsiveness and Eduardo scores a 10 in that category. The end result is the bathroom we dreamed off, inside and out. The tile work is amazing and we are equally impressed with the exterior finishing and detailed time spent matching the new to old on our 1890’s home. We would not hesitate to contact Boston Best Construction for future projects, knowing the time and attention we would receive. Other details of our renovation including pictures can be found at www.birdsofberwick.com Thank you, Eduardo!

Mr. Andriello came to my condo to access an ice dam in a 6 unit building. He gave me a quote later the same day and was prepared to work the following day. He arrived at the designated time and completed the job within 4 hours. He removed all ice from the walkways that had fallen from the roof. In addition, he sprinkled ice melt on the walkways to ensure the safety of the owners. I am impressed with Mr. Andriello's professionalism and attention to details (applying ice melt). I recommend his services.

We hired Bob to demo an odd room with a roof that was built in the middle of our loft. He’d estimated that it would be a two or three day job. As demos go, it’s hard to tell exactly until you get into it. Unfortunately, the structure was built to withstand a hurricane and was a much tougher job than expected. Everything was excessively nailed and had to be pounded out piece by piece. Yet, Bob finished in two days with everything hauled to the dump and the work area cleaned. He was on time and courteous and worked around my schedule. Before he could do the demo, we had to have the sprinkler system rerouted, and Bob was very accommodating with our start date. A hard worker, and I’d highly recommend him.

I had Master Jerry Construction do a bunch of work throughout my home (interior reframing, exterior decking/stairs, trim, and two exterior concrete pads). Long story short- they got the job solidly done and all on schedule, which I'm pretty happy with. Great communication every step of the way. Brian, the owner, is really proud of the work his firm does and it shows.

Baystate Group Associates recently finished our 750 sq foot basement and the end result far exceeded our expectations. Victor stayed engaged with my wife and I daily throughout the project and kept us updated on the progress daily. I don't think the basement would have come out as it did if Victor didn't make several great recommendations along the way in regards to the basement layout, fixtures, colors, and other specific details. The team's that were at our house at various times throughout the job made sure that everything was clean and spotless at the end of everyday. I highly recommend VIctor and Baystate Group Associates for any refinished basement, remodeling, or building needs.

Russ and his team was a pleasure to work with. He was very responsive to my inquiry (leveling my floors for a floating wood installation) and even adjusted his projects to fit my tight timeframe. He provided tips for other renovations we are doing throughout the house and even allowed up to borrow tools needed to do so. we have worked with several contractors over the last few weeks and Russ by far was the more professional.

We hired Joe to redo our old stairs in our home. They needed A LOT of work and he did an unbelievable job- custom fitting each stair, working with me to determine a color and even increasing the size of the stairs to give us a bit more room. He was extremely respectful of our home - very neat and clean, always closing doors when going in and out, etc. Reallt appreciated his hard work and would definitely recommend him for any of your home jobs.

I have rebuilt every room in my house and have used a number of contractors along the way. Charlie was head and shoulders above anyone else. He built a new deck and an 20x14 sunroom that everyone who visits the house absolutely loves. The quality of workmanship was over the top great and the cost was very very reasonable. He is also the most honest contractor I have ever worked with. Even my local building inspector was very complimentary of the quality and made those comments both times he reviewed the work. I can't give Charlie a high enough recommendation. He will exceed your expectations!

Without question, we are very happy with Andrew Winter and would hire him again for our next renovation project. We hired Andrew (Drew) Winter to handle a kitchen, bathroom and laundry room renovation in our recently purchased home. After evaluating many contractors, including contractors recommended to us by family and friends, we decided to go with Andrew. From our first meeting we felt comfortable working with Drew. He was upfront and honest, provided fair pricing and a realistic payment schedule and was an excellent communicator. Many times answering my calls, text and emails before and after normal business hours. At the end of the day, he is the type of person that just wants to make things right. In a little less than 8 weeks, Andrew transformed our 1935s kitchen, bathroom and laundry room into a modern marvel. There were many obstacles along the way and living though a renovation can be very challenging, however Andrew went above and beyond to keep our home as functional as possible and we appreciated his honesty, guidance, positivity and dedication to our project and happiness. What started out as a few minor renovations to make our home more livable for a few years turned into what we would be happy to call our forever home. That being said, Drew is already talking about the house he is going to build for us in a few years.

On professionalism: Curley was very knowledgeable. He knew exactly what to do and how to fix issues around my condo. Not only is he an expert in his industry, he has a lot of connections to help with other issues. For example, my home needed plumbing, electrical, and a bunch of other things. He knew great contacts to fix those issues. I am an impatient individual and I can say I feel confident in Curley to get things done at my speed. He is responsive at all hours and days. He never seems 'too busy' for me even when he is with other projects. On work quality: Fantastic! I couldn't ask for better. Every crack, hole, patch or imperfection was covered up and looks like new. I am not one to let the small things go and he lived up to my expectations. Colors are evenly distributed. There were no uneven patches especially in the corners of the walls. On behavior: Very easy to work with or should I say was able to deal with me. I know I am a meticulous and stressed individual and if he can deal with me, he can make any customer happy. Curley is honest and respectful. He genuinely wants to help you not to rip you off. His prices are affordable. I ended up giving him extra for all the work he put in because his work was worth it. Also, he and his guys will clean up after themselves so you don't have to worry about a mess after they are done! Highly recommended. Honestly, don't look anywhere else. Curley&Lad's is your go-to.

Our house was a 1955 ranch-style house with 3 bedrooms, one bath, kitchen, and living/dining room that we moved into in 1995. We had been looking to add a second bathroom and had originally worked with an architect from NH to do a modest front and rear bump out to give us more room to fit in a second bathroom. This architect had to withdraw from the job and recommended David Kinsella of TBC. David initially made some modest changes to the plan that made sense. After some further discussion, in which my wife and I raised the possibility of a larger scale project to modernize the style of the house, David developed a plan that essentially rebuilt the house except for our previously remodeled kitchen and original foundation. This new plan converted our house into modern design with a more open floor plan, completely new roof line, loft space, re-finished basement (and the second bathroom). David was able to fit this into an only slightly expanded footprint in order to comply with town regulations. Throughout the process, David kept our budget in mind and would typically present different price options for us to choose from to allow us to come up with a reasonable comprise between price with style. In addition TBC worked with the town to make sure our design stayed within our zoning and conservation restrictions. After deciding to go ahead with the project, we interviewed several contractors and decided that TBC brought us the best value for our money and would also allow David to oversee the project as needed. We started the project in June 2011 and completed the project in May 2012. The project did take several months longer than expected, but did stay on budget. The major problem that occurred that delayed the project was that in the summer of 2011, the original subcontracted framers were being sent to other jobs by their boss even though TBC was told they would be coming to our job. Hence, instead of working full time on our job, they were working less than half time. Eventually TBC had to fire them and find a new contractor to step in. At the time we felt that TBC should have replaced them sooner, but perhaps this was difficult due to contractual obligations. (We also found this first group of framers were slobs who did not have much regard for the fact that we were still living in the house.) By the end of summer 2011, the house was not completely framed and roofed and number of rain storms (including hurricane Irene) slowed down progress further. In mid-October we were still living in the part of the house and we agreed at this point that we would move out to allow for a more efficient work flow. From this point construction generally proceeded ahead, except for a few delays do to weather and scheduling conflicts that arose for other subcontractors, no doubt due to the significant delay caused by the no-show framers. In the end the house is beautiful and works for us better than we could have imagined. While the house has not expanded much in terms of square feet, the open floor plan and high ceiling/roof line combined with increased natural lighting gives a much more expansive feeling inside. From the curb, the house has modern angular green metal roof with cedar siding and one has to look hard to find any resemblance to the original house. At the completion of of the project, TBC was very responsive to completing punch-list items and other minor issues that arose. While my wife and I certainly had stressful times during the renovation (and certainly did a lot of second guessing our decision to renovate rather than move), we always felt that David had a personal interest in getting the job done correctly and making sure that we were happy in the end. In that regard, David was very accessible by email or phone before, during, and after the work. In summary, David Kinsella provided the creativity to design a renovation plan that was truly transforming for our house and TBC was then able to see the plan through to successful completion.

One word to say how we feel about T.K. Biggs Construction Company. Amazing. Phil helped us in our home from painting our entire house, he installed a brand new double door, Phil got to our electrical and plumbing issues within minutes. His company installed hard woods, repaired our dryer vent and tiled our entrance way beautifully. The man is simply wonderful. We will hire him back come spring to paint our kitchen. When you find a good man such as Phil who knows his stuff, you never let him go.

Martin at Emesets Construction completed a VERY difficult spray foam insulation project on my home. I have a 6500 sq ft home with a large and multifaceted roof. Mass Save had previously installed blown-in cellulose that didn’t do much to lower my energy costs or prevent ice dams. What the blown-in cellulose did do was make navigating the attic space much more difficult. Martin’s quote was approx. 10-20% less than other spray foam vendors…yet he was more knowledgeable. I decided to hire Martin not because of price but I liked the fact that his company wasn’t too big and he would be on-site doing the installation work himself. Spray foam installation requires a highly trained individual that’s willing to take their time…and not be rushed. Martin made sure he took the time to get every spaced filled with more foam then we had even agreed on. Martin had to crawl into small holes that would lead into other roof areas. Martin and his crew cleaned up each night and made sure our family had little to no disruption. I highly recommend Martin and Emesets Construction. Martin is a man of his word. He completed the job with a smile on his face even thought it was probably a more difficult job than he anticipated. The best thing about the spray foam is that I haven’t needed to turn the heat on even though it’s been below 50 degrees at night. It’s really incredible how well the spray foam is working. I not only recommend Martin…I recommend getting spray foam. Best of luck to everyone…and a big thank you to Martin for a great job.

We were looking for a contractor who was willing to do a smaller project for my elderly parents which involved giving their kitchen a makeover/update with a limited budget. Not only was Brant willing, but he gave their kitchen a facelift that made it look so bright and refreshed from the old, dated dark kitchen it was and freshened up the dining room as well! Most contractors will try to convince you to do more, but Brant knew there was a limited budget and worked within that budget to accomplish a fresh new look. We were so pleased with the results that we will be using BRG Construction Services to construct a first floor bathroom project that is necessary because of my Mom's physical limitations so she can remain in her home. So if you have a project be it small or large, you can feel confident that BRG Construction Services will do a great job at a fair price.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
