I am a full service, licensed property manager. In addition to regular management and maintenance services for commercial properties, I am also a certified scuba diver and offer residential and commercial underwater pool cleaning and leak detection services.
If your pool liner has become discolored or dingy, I have several methods of cleaning and brightening your pool without draining it. This can save hundreds of dollars. Also, It is always a good idea to do a thorough cleaning of any sediment, rocks, seeds etc. before winterizing or covering your pool for the winter.
Even the smallest of stray items can settle to the bottom. Over the course of the off season, these particles can break down and stain your liner or concrete. This can also cause costly leaks. Avoid future expensive repairs by addressing the issues now. Call me, and I can come out and give you an estimate.
The most common reason for suspecting a pool leak is the observation of a larger than normal drop in water level. This water loss may not be obvious if your pool has an automatic fill device that keeps the pool at a constant level, so keep your eyes open for other symptoms that may be leak related:
Other pool leak symptoms:
increased chemical demands to treat new water that is added to the pool
increased water bills
cracks in the deck resulting from settling earth
unexplainable evidence of water outside the pool
If you notice any of these symptoms of a leaking pool, turn your automatic fill device off for 24 hours and monitor the water level.
Keep in mind that an uncovered pool will also lose water to evaporation. Evaporation is dependent on a variety of environmental conditions and can vary greatly from pool to pool and even from season to season. A simple way to account for evaporation and confirm a leak is to do a bucket test. MPS can help you perform this test in order to determine if your pool is leaking.
