Steve was great to come out quickly for an initial meeting/estimate; however, he didn't reply to any of my emails following up. Additionally, he incorrectly measured for a french door, causing me to custom order a door that is 2" too narrow and will require additional expense for installation from another provider.

Andrew did a great job installing our herringbone ceramic tile kitchen backsplash. He came over right away to give a quote for the job. He confirmed the day before that he'd be here on our agreed date and then he showed up on time both days of the project. He gave me just enough opinion when I needed one but was sure to let me know that whatever we chose, he would make it work. His pricing to do the job was right on target. Unlike the other installers who quoted the job he wanted to come measure and see our kitchen first. I wasn't sure how I felt about this, it was interesting bc the other installers gave me a quote just from the info I provided online. Because he came over the very same day to look and give his quote it actually worked out for the best. This way I met him and felt confident hiring him. We had struggled w this project for over 2 years. Thanks to Thumbtack and Andrew Eastin it went from quote to completion in 1 week! I will consider Andrew for future jobs without hesitation.

Mr. Guyton and his team are a rare gift, and 5 stars are not enough!!! Seldom (if ever) have I met such an outstanding, honest and professional company, and you can't go wrong with hiring them!!! First, I'd like to say that this was an exceptional experience from beginning to end, and words cannot express my gratitude to Guyton Roofing! After a damaging storm, I had actually contacted several roofers, and Mr. Guyton replied right away. The interesting thing is that another company had committed to an appointment, and even though Mr. Guyton knew that, he was kind enough to contact me and assure me that if there were any problems at all with the other roofers showing up, he would be there to do whatever was necessary to secure my roof, do the repair and protect my home. As it turned out, the other roofers missed the appointment, and Dustin went out of his way to get to my house and repair what he could of my battered roof. After I contacted my insurance company, they absolutely commended Dustin's actions and his fast response, and because of the extent of the damage, my roof had to be completely replaced. I felt extremely secure in giving Guyton Roofing the job, and he and his team did not disappoint. They went out of their way to complete the job (even over the Christmas Holiday), and I have NEVER received such immediate, professional and reliable service! Guyton Roofing guided me through the technical process of replacing the roof; Mr. Guyton was completely forthright with pricing and the completion date of the project, and HE WENT ABOVE AND BEYOND to ensure that the experience was as seamless as possible. To say that this is a man of integrity is an understatement!!! He cares about what he is doing to help others, and this guides his actions. One other note here is that as soon as the job was finished, the property cleanup was immediate and thorough. I needed a new French drain for my driveway and found AHS through the ThumbTack app. Allen was very quick to respond to my request on ThumbTack and came the following day to give me a quote. Sky was so great to work with when we had our 23 year old roof replaced. Even when our insurance company was trying to cheat us out of money due to the age of the roof, he has fought and is still fighting to make sure we get our fair share. His team of roofers had to work with little notice since weather can change so rapidly in early January and it was done in 2 days. It's so nice that I hired recom LLC to help me finish the replacement for the hardwood floor. I was hesitating to decide on the laminated floor or an engineered hardwood floor. One of our bathrooms was in need of an overhaul and updating, I contacted Jonn from Cumberland Carpentry to stop out for an estimate to remove the old flooring, put in new vinyl plank flooring, install a new vanity and a new toilet. His estimate was within our budget and we contracted him to complete the job. Our bathroom look gorgeous , the higher vanity and toilet certainly improved the look, the flooring install is perfect and it was completed in record timing. The bottom line up front Cary is more than a contractor that comes to your house and does work on it. He is like a friend who truly cares about the customer experience throughout the project. Mr Cary truly helped me and my disabled veteran son by making my house wheelchair accessible for him to be able to live a normal life. He goes above and beyond, he is on time, and the work was of top quality. Cary came to my residence, turned the two living rooms, and kitchen into a open concept. He took out all the existing walls, built braces and installed a huge counter in the center that looks magnificent. Thank you so much Cary great work!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
