Some of the services that we offer are as follows: * Securing/Initial Re-keys If a property is found vacant, we can secure the property, to include the following: changing locks on exterior doors, installing lock boxes (coded per client requirements), boarding windows or doors as needed, securing entrance gates to property, posting emergency contact notices, securing pool, if applicable, and providing photos of completed work. * Debris/Trash Removal We do removal of all debris from the interior and exterior of the property. Hazardous material, any outside items that detract from curb appeal (Christmas lights, dog houses, etc.), and vehicles are towed. The entire debris removal process is photographed with before-and-after pictures utilizing digital technology, and upon special request, we can provide video documentation. * Initial Lawn Cutting Initial lawn service is completed to the highest standards, providing curb appeal and pride of ownership. Initial lawn service includes mowing the front, sides, and backyard of the property, Weed eating, edging and removal of clippings. * Lawn Maintenance Ongoing lawn maintenance generally begins once a property has undergone initial services. Cut schedules can be established as weekly, biweekly or monthly, depending on seasonal needs. Typical maintenance services include the following: mowing front, sides, and backyard, Weed eating, edging and removing all clippings. * Sales Cleaning Our sales cleaning is performed with great detail, transforming the interior of the property into move-in-ready condition. Our thorough interior sales cleaning includes the following: vacuuming carpets, wet mopping vinyl and tile floors, and cleaning all sinks, cabinets, countertops, commodes, bathtubs and showers. In addition, all appliances are emptied and cleaned, and air fresheners are placed on sink tops. * Routine Sales Cleaning We offer routine monthly refresh sales cleaning to maintain the property in a "show ready", clean, presentable and safe environment. Our refresh sales cleaning includes the following: cleaning cabinets, pantry, countertops, sinks, faucets, tubs, showers, toilets, ceiling fans, mirrors, light fixtures, HVAC vents, and baseboards, vacuuming carpets, wet mopping vinyl and ceramic floors, cleaning ceramic walls and placing new air fresheners on sink tops. * Board Ups To ensure that a property is safe and secure, we remove all broken glass from damaged windows. Windows will then be boarded according to HUD specifications. * Winterization We schedule winterizations per client guidelines. Winterizing may include, but is not limited to the following: draining hot water tanks, commodes, and all water lines, use of an air compressor to flush water lines, and adding an environmentally friendly antifreeze to all commodes, sinks, drains and traps. We utilize zip-tie lines to close and secure the water mainly in the closed position. Notices will be clearly posted containing the date of the winterization and contact information. * Property Condition Reports We understand that current and accurate information assists our clients in making informed decisions about their properties. A visual observation to determine the overall physical condition of the property, interior and exterior, whether secured or unsecured, and occupancy status. We look for damages, vandalism, hazards, and observe grass height. The entire process is photographed utilizing digital technology, and upon special request, we can provide video documentation. Exterior inspections can be performed on a recurring basis.
