For those looking for a trustworthy, honest and reasonable property management company this is NOT the company your searching for. The office manager lied about the area in which my family and I moved into! We we very skeptical because of the reduced rent but she ensured the area was safe! Within the first two weeks our car AND home was broken into! After we vacated the premises we were entitled to a $300 security deposit back! She stated we wouldn't receive ANY of our deposit back due to a SUPPOSED $150 cost to cut the backyard grass and another $150 reduction to install blinds!!!! When asked to provide receipts the manager said she wouldn't and we could take her to COURT to see the receipts!!! Now, I'm no mathematician but one can PLAINLY SEE IT'S SOME BULLISH!! DON'T WASTE YOUR TIME NOR MONEY ON THIS RENTAL COMPANY. Sends people to Frayser saying it's safe because we're originally from Jersey!! Spend your money elsewhere!! Although this is one of the largest profit centers for a typical property management company, this drastically reduces the number of applicants that apply. Below Market Rents: Keeping rents at slightly below market rates increases the likely-hood of a long term tenant. Vacancy is the biggest killer of return on investment for rental property. Our typical property rents for $675 per month, not the $700 - $725 per month that many other similar properties in the same area rent for. Although $25-$50 per month is not a lot of money for us investors, it is a lot of money for our tenants. This small difference, combined with the high-quality of our homes, encourages lease renewals and keeps your property occupied and cash-flowing.
