Santiago repaired drywall in my garage and painted the entire downstairs of my home. He not only was very easy to deal with but also took every aspect of the job seriously. Being in the service business I know what it means to deliver on your clients expectation and Santiago exceeded mine. He completed the project a day faster than what he estimated with a price that was very reasonable for the work performed. If you are looking for someone that has experience in all aspects of construction without the big contractor feel, this is the guy to hire.

Alex did a great job on my wood fence. He even used his own Lowe’s discount on all materials. That’s a breath of fresh air these days where other contractors are only interested in their bottom line. I would and will recommend Alex (Knoxville Midwest Remodeling) to all who ask. The price of the awesome job was also very competitive.

I had a roof leak that was getting pretty bad and I they came out and fixed the leak for me and even worked with me to to keep it in my limited budget. Very friendly and hard working I will be calling them back for any future maintenance needs.

With such a small job I was surprised at their quick response time. Their estimate response time, knowledge, reasonable pricing and demeanor led to my selecting Southern Builders. Once on site to start work they were orderly, careful to not damage the surrounding area keeping debris from demo of old roof under control and thoroughly cleaning work area once work completed. The installation of the new roof was very professional with everything requested installed and in the proper manner. Slight delay in forwarding the invoice (that may just be me) the end price was the agreed upon amount and all is satisfactorily completed. I would recommend this builder to anyone who wants and needs an honest contractor.

Kevin Dawe @ Valley Vista Construction, Inc. was a true Godsend for me. As a retiree on a fixed income, I recently bought my first home in Sevierville and had been "screwed big time" by Custom Crafted Construction (CCC), whose shoddy workmanship left my shingle roof irreparably damaged -- CCC's quote for installing a metal roof was a whopping $22,609.13 !!!!! After my extremely negative experience with CCC, I started my search for a reputable, local contractor with a very favorable track record for honesty, integrity, credentialed expertise, and outstanding professionalism. Valley Vista Construction, Inc. (Kevin Dawe) was highly recommended by Thumbtack and met each of those requirements -- at a very reasonable cost too (3x lower than CCC's quote). Kevin's company does not compromise on supplies, equipment, skillset, etc., and he provides a written warranty on all work for two years after completion. Valley Vista Construction does not cut corners -- only the very best will suffice for Kevin Dawe's customers. Kevin and his crew showed up promptly on the day scheduled (7:30a), began to work immediately, and worked straight through until 6:00p -- my new roof was completed the very next day! I have never seen a more professional construction crew working in unison to complete their job in a timely manner. Kevin will go the extra mile to be sure each of his customers is satisfied. I cannot compliment and thank Kevin and his crew enough - what a truly pleasant, stress-free, and professional experience. I would definitely recommend VALLEY VISTA CONSTRUCTION, INC. (and KEVIN DAWE) to everyone I know and to whomever asks me, "Who installed your beautiful metal roof?" Kevin, thank you, thank you, thank you!! Barbara Anne Bahns

Michael Fitzgerald is a professional general contractor in a world full of hammer holders. Our experience with him was very pleasant and worth recommendation. I was quite impressed how he treated our home like he would his own and never tried to cover up a problem that, if ignored, would have caused long-term damage. He is fair, punctual and does quality work. My wife and I both would highly recommend his services.

Zeb and his team were extremely professional. We purchased a standing seam roof for our cabin in Gatlinburg and so glad we did! Zeb took the time to explain the long-term benefits of a standing seam roof. Zeb and his team also worked around our busy season of cabin rentals, and he made sure they were done on time. My husband and I are extremely pleased with the professionalism, the promptness, and of course the new look of our cabin! We highly recommend RC Roofing. We enjoyed working with Zeb and his team!

My company purchased an investment property in Gatlinburg that needed some major renovations. After having a sour experience with another contractor, we were fortunate enough to find Roberts Renovations. Mickey was kind and courteous, and most important of all, knowledgeable and full of ideas on how to perfect our property. While we have only been able to make it through the first major phase of renovations (due to our financial constraints), we have no hesitation of using Roberts Renovation for all future projects for this home, and the homes to come. We are highly pleased with the quality of work that has been done, and highly recommend Roberts Renovation. Sincerely, Adam Edwards Mountain Bliss Enterprises Inc.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
