I am very impressed with BMI. I am an interior designer in Los Angeles and have used many CAD services. That said, I have not been able to find a company that produce fast, correct CAD drawings until BMI. Their pricing fits my project budget and they are extremely responsive. We were able to work from different time zones and through conferencing in real time. I will be back for additional work.

Murphy has and continues to help us with our entire house. She is helping us repurpose our current furnishings and advising as to new purchases. Never having employed an interior designer I was intimidated! Murphy laid all my fears to rest. Creative, clever and artistic in her design advice she is down-to-earth and fun to work with. I recommend her very highly and look forward to our continued relationship.

Elizabeth Sowell was my architect for a project to remodel my home and add a library with a bath. The finished project is dazzling and friends say that my house shows the best remodeling job they have ever seen. Elizabeth made architectural drawings for my library, for a new master bath, and for a dressing area off the master bedroom. Within these spaces are varied types of wooden cabinets, shelves, and drawers. In the library are two especially beautiful and clever "cabinets" that enclose desk spaces with shelves and feature slanted doors above the desk spaces that lead the eye up to the 11-foot ceiling and the clerestory windows. The finished millwork draws raves from all who see it. One of my favorite features of my "new" home is the set of folding doors that separate the living room from the library. There are 6 wooden door panels that contain insets of decorative molded acrylic. The insets contain a combination of painted and natural materials and Elizabeth guided me to find these insets on the internet. The doors are suspended from a beam and fold back when not in use. These doors look beautiful whether open or closed and I get compliments on them in both positions. Elizabeth gave me valuable advice on finishes for three bathrooms. She knew how to source and choose countertops and then how to coordinate tile selections for walls, accents, and floors. She also helped me decide on paint colors, both exterior and interior. And she knew how to make transitions in wall colors from one functional section to another within large open areas. I contracted with Elizabeth to be the architect for my project and she did an excellent job as architect. It was a bonus for me that she offered so much extra value in the realm of interior design. She is a very talented professional and I was the beneficiary of her skills.

We are very glad we hired Mr. Libersat to design our new house. We had a general floor plan in mind and he designed a very unique, beautiful and functional house. He is very experienced, listened to our ideas, was always willing to meet at our house as many times as we needed to discuss and readjust the plans and had a very reasonable and established fee for his services. We highly recommend Mr. Libersat to anyone wanting to design a new home or for a remodel project.

I hired Martinhouse Designs to design a second story deck and screen room off the back of my house. I had a rough idea for a design concept but needed help with formal drawings. Larry met with me to capture my design concept and asked several questions about how I intended to use the space, what material I liked, maintenance requirements, cost goals, etc. He suggested using higher quality material and a more elaborate roof line to tie into the existing roof. At first I was reluctant to make these changes due to the higher cost but he convinced me to let him make a draft design. A few days later he showed me the design and I really liked it so we went with his design improvements. As I was negotiating with contractors to implement the design, I frequently consulted Larry as questions arose. He helped guide me through the process and select a contractor and evolved the design as needed. During the construction process, Larry visited the site often and fielded questions quickly and helped solve some tricky issues that no one could have foreseen. The results are outstanding! It turned out much better than I was expecting and is both a beautiful structure and a solid, functional addition to my home. If I ever need an architect again, I will definitely hire Martinhouse Designs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
