I have two gas hot water heater needed to be replaced due to age (15 years old). One in garage and the other one in attic. Scott, a master plumber, came the day I contacted him to take a first look and gave me a very reasonable cost of labor to do the job. He came to complete the job two days later on a Sunday. There were some unexpected difficulties during the job and Scotty's experience and expertise showed in the solutions. For example, the one in garage needs a short version of water heater due to space restriction. But the new water heater tank is more than 2 inches bigger in diameter, so it will not fit the old space. But Scotty added a 90 degree elbow at the gas line outlet to redirect the gas line away from the water heater and solved the space problem. The attic water heater was much harder to replace and Scotty handled the job with hard work and expertise. Scotty did an excellent job replacing my aging water heaters I have no problem recommending him to my relatives and friends.

I had Manny out to give me an estimate to repair some very poor workmanship on my exterior doors. From the beginning, Manny was professional, honest and delivered my estimate in a timely manner. He answered all of my questions and when the parts came in he was quick to schedule my service. He fixed the doors and made them look great. I only wish I had called Manny first as he does quality work.

I had Mario come out to provide me with an estimate for work to be done at my home and I needed it done in a hurry. His price was very fair and he was prompt to arrive (actually, he beat me to my home for the estimate). I decided to go with a different contractor on Thumbtack only because of my desire to get the job done quickly but wanted to let people know this man was kind, had a great price and was very nice to meet. I would definitely call him in the future should I have additional remodeling needs. He struck me as honest and agreeable. Hard to find that in a contractor these days.

He is a dream come true. We've hired many contractors in the past and have ALWAYS had a problem that had to be dealt with. This was not so for Manuel. He's very professional and very clear about what he will do and exactly how much it will cost. He is extremely careful to keep furniture and floors clean and safe. His prices are extremely reasonable. We will always call him first for any other jobs we need done. Great guy!!!

I appreciated the ways Fina tried to go above and beyond for us. A cabinet was painted free of charge, all the staff was very accommodating and kind. Fina was quick to organize and very sweet. However, the job felt too rushed at the expense of our customer experience and the overall quality of the job. I think it would have been better to have communicated the plan for execution ahead of time as we would have had suggestions for how to meet 100% of our needs. We've had to go back and fix some spots. While the cost was very reasonable, we also were not able to process credit card payment, which was a hassle.

Tree limbs damaged shingles on the roof of my house and garage. The estimate for the repairs was very reasonable. Dulce and Manuel did a great job of matching the replacement shingles to the original ones. Manuel discovered some other tree damage which he repaired at no additional cost. I would definitely use Dulce and Manuel again and recommend them to friends.

Jim came out to the house to work up an estimate at no charge. He is professional to the core - very responsive, communicates at every point of the project, including confirming dates and times. He brings everything needed for the job and is very careful to protect surfaces around the work area. Above all, he is honest, fair, hardworking and knows his stuff. Would not hesitate to hire him again!

We hired Felipe to help us remodel our bathroom. We wanted to remove the tub unit and install a standing shower. We hired Felipe based on his sheer honesty about the cost of the project as well as his ability to begin the project as soon as possible. He charged us only for the labor of removing the tub unit (and hauling the pieces away), and the installation of the new shower, including the tiling. All of the expenses came out of our pocket, so we purchased the tile and door on our own time. Any of the other materials needed (concrete, siding, grout, etc) Felipe purchased and billed us for later. He showed us every single receipt for anything he bought at the time of reimbursement. It was all at retail prices (he bought everything from Home Depot). He also picked up the door from Home Depot for us, as it was unable to fit in our car, at no extra cost. At the end of each day he told me exactly what he and his son (the only people working the job) did and exactly what his plans were for the next day. If there was going to be a delay of any kind, he let us know right away and made it known that it was not going to change the price that we agreed upon at the beginning of the project at all. If you are having any bathroom work done in your home, I HIGHLY recommend this man. We are extremely satisfied with the completed project and the entire process. We will definitely be hiring Felipe in the future should we want to remodel our second bathroom.

David was hired to operate a Bobcat for clearing silt from my dry creek bed. He accomplished the work in half the time compared to another bidder. The work included the lifting, movement, then repositioning of a foot bridge. Very pleased with the end result. Because of the results, David continued the next day downing dead trees, clearing cedar trees and saplings, moving to a central location for chipping the following day. Operation of the Bobcat grappler made this job much more efficient. Final result was large pile of salvaged cedar posts and cedar mulch. Good results, pleasant to work with, cost effective.

Though I didn't hire anyone to fix my washer, he was very upfront about how much it would cost to repair it. This helped me in my decision to buy a new set and was very helpful. I'll keep him in mind for the future.

Working with Joe at Drywall Specialties Unlimited was a pleasant experience. Joe arrived on schedule to provide an estimate and showed up on time to perform the work. He did a good job at a fair price. We are pleased with the results. If we need any more drywall work in the future, we'll be calling Joe.

The technician came out on-time, did a quick review of what we had discussed on the phone. He looked for any potential obstacles, and informed me of any additional costs for each option. The work was done well, timely, and they stuck to the quoted value even though it ended up taking an hour longer than expected. Also, the technician was very positive and personable. All of this made me definitely willing to hire them again in the future if I had a similar job.

We had Ken come out to the house today to fix two window sills that were rotting. He finished the job quickly and cleaned up his mess after which we really appreciated. He was also able to find a better, cheaper fix for one of the windows and was straight forward with us about it giving us a discount on the total cost of the job. If we ever need work done on the house again Best Handyman Austin will be our first call.

My husband and I decided to hire MD Contracting as our contractor to remodel the whole interior. Our house was built in 1975 and we needed to have it updated for our safety and comfort. Kenneth and Tiffany were the right people for the job. They responded promptly and listened to our ideas and needs. Their crew worked hard and they didn't leave a lot of mess after their work each day. Both Kenneth and Tiffany are good and honest people. We enjoyed working with them. Joel & Wanida

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
