Wow! I would give 6 stars if I could! Lone Star did such an amazing job on our patio remodel. A boring landing spot is now an artfully designed entertaining space. The team eliminated the hodge-podge almost accidental stone pattern by adding modern rows of pavers, AND expanded the space to double the original size. They even built a french drain system connecting our gutter downspout at what used to be a flooding trouble spot. I can't say enough about work prouduct and company integrity. Mike is outstanding and listened to my concerns and design thoughts with patience throughout the entire process. His crew has a fantastic eye for detail. Will definitely recommend to friends and neighbors. Check out my attached before and after pics!

Robert was hired to help complete our guest and half bath renovations, including countertop, pedestal sink, lighting and toilet installs. Robert was always quick to respond to my messages and I was appreciative of his flexibility to complete the project on my timeline, including working around flooring installers and adding a couple additional items than in the initial quote. He even patched a small dry wall hole for me free of charge which was so helpful. Quality of work was great and he left our home clean. He's willing to go the extra mile to make you happy. Robert is officially our go-to "handyman" and I would recommend him to anyone.

I had what I thought was a simple washer installation. It turned out to be a little bit more complex due to leaking from the hot water stem. Carl offered to replace it, but respected my decision to let the apartment maintenance take care of that piece. He worked quickly, but with care to ensure everything he could do was done right. If I needed additional work that couldn't be done by the apartment, I would use him again in a heartbeat.

Thomas has a great, ‘can-do’ attitude. We needed an updated laundry room outlet for our new washer and dryer. He was able to come over the next day to look at it, determine the necessary tools and process involved, and fix it that very day. He even called us to follow up and ensure everything was working after we installed the appliances. Very pleased and will definitely return to him for any future electrical needs. Great guy!

Chris arrived timely, was friendly and respectful. He replaced a post for my curbside mailbox. Chris' price included the cement. Which was very helpful. He brought all the tools and equipment needed. He also completely cleaned up after the job. His pricing was very fair.

Okay so the job I asked for was admittedly simplified, but when Bill and Tony showed up they immediately sized up the job and began work immediately. They removed the existing cabinets and placed them in my garage for later use. Then they installed the new light fixtures, patched and painted the wall and installed the new cabinets. I was impressed at this point, but when the Master Electrician came to inspect the electrical work, I was amazed! My wife is so happy with the work that I have been given permission to hire Fixed again to install the old cabinets in my garage! Stay tuned, guys! And great touch with the door mat and shoe covers! That was the icing on the cake for my wife! Thank again!

I recently had Manuel complete a project in my master bedroom. He framed out a new closet, installed new doors, hung sheetrock and repaired all walls throughout the room. Manuel was very responsive and easy to work with and I now have a much better space for my bedroom. I look forward to working with him again!

Sean was professional from the start. He was the only landscaper who bid on the project who brought anything to write with. Once he was awarded the job, he was meticulous in everything he did. It was like he was installing landscaping for his mom and dad. Friendly and professional, you will not be disappointed having Sean and Pro Design Landscaping on your project.

We hired Felipe to help us remodel our bathroom. We wanted to remove the tub unit and install a standing shower. We hired Felipe based on his sheer honesty about the cost of the project as well as his ability to begin the project as soon as possible. He charged us only for the labor of removing the tub unit (and hauling the pieces away), and the installation of the new shower, including the tiling. All of the expenses came out of our pocket, so we purchased the tile and door on our own time. Any of the other materials needed (concrete, siding, grout, etc) Felipe purchased and billed us for later. He showed us every single receipt for anything he bought at the time of reimbursement. It was all at retail prices (he bought everything from Home Depot). He also picked up the door from Home Depot for us, as it was unable to fit in our car, at no extra cost. At the end of each day he told me exactly what he and his son (the only people working the job) did and exactly what his plans were for the next day. If there was going to be a delay of any kind, he let us know right away and made it known that it was not going to change the price that we agreed upon at the beginning of the project at all. If you are having any bathroom work done in your home, I HIGHLY recommend this man. We are extremely satisfied with the completed project and the entire process. We will definitely be hiring Felipe in the future should we want to remodel our second bathroom.

We first met Chris when my husband wa looking for someone to finish a workshop that he started and was not able to complete due to unforeseen circumstances. Chris was prompt and professional with his suggestions and estimate. The shop was finished on time, but Chris went above and beyond when he and his guys moved all of our equipment from the garage and placed it in the shop at no additional cost to us. Pay it forward. Then, the big change happened. My husband is now in a wheelchair and we needed to have the carpet removed and install flooring. Again, we called on Chris to get the job done. This was also done in an efficient and professional manner. I love the finished product and am sure my husband will be very happy with it. Chris is a young man that finds solutions, not make excuses. We have other jobs that we’ll be calling on him to get done for us and I fully recommend him to get the job done and get it right.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
