When it comes to contractors of any kind I am a skeptic, however in the situation I was in (needing to get a property cleaned asap) I had no choice but to use one and I have to say that Silver Water Solutions was simply amazing! Professional, reasonable, prompt and more importantly they did a GREAT job! In fact they did more than I expected. The technician Michael who mounted my televisions was extremely professional and knowledgeable. I moved across town from the Medical Center area to the Woodlands and he saw fit that my televisions were taken down properly with care and remounted at my new home. This company did not initially mount my televisions and I saw a difference between the first and second time I had them mounted. The position of the televisions mounted the second time around were much more comfortable in angle while at a sitting position. The barriers placed in the walls during installation were a much better quality. Great timing and pacing also. He insured no wires were visible, including my cable box, and I didn't even have a shelf. I get questions and compliments every time someone sees my tvs. I'd definitely recommend this company. I'll be using them for now on.

I hired Galveston Construction to remove both my neighbors' 6' privacy fences and my own 4' corral fence and replace them with one 6' pine privacy fence. They pulled out all of the old posts planted in concrete. They filled in all of the holes and erected a new fence using the latest construction tricks that I would have never thought of. They implimented a 2x6 Rot Board at the base with a 2x4 back creating a ledge to nail the slats into. The gates were framed in steel which he welded together, and included supports for additional strength. In addition to using only top grade lumber, the gate hardware is heavy duty and locks easily when closed. He custom fashioned the fence with great carpentry work around a few trees that were growing right on my property line. He was very careful to make sure that the neighbors were happy with the new construction. He even went as far as repairing the gate on the next door neighbor's fence that had been hanging in disrepair for years. What I got from Stan was a beautiful fence that will remain standing for years and years. Will I hire him again? I certainly will. His bid was his word. And written on a signed contract. No add-ons, no additional charges, no hassles, no bull shit. I never had a question as to what he was going to do at any time. A real pro.

I originally asked for my living room to be painted (a Thursday) I liked their work so much that I called them back to paint 2 more rooms the following Monday. Communication was easy and timely. When I popped up at my rental property unannounced, I found a young man diligently at work in a company tshirt. I will definitely use Brandstell again. The prices were fair and payment was easy. Their foreman, Adam, drained all the water and provided a free estimate to fix up my house! The cost to fix my house was affordable, and they fixed the pipe and the walls! I had the interior of my property painted. I went with these guys based off the good reviews on here and feeling comfortable with them when they first arrived to give me a bid. The quote was fair when comparing to the others not the highest and not the cheapest, the quality of materials used was very high, and the painters themselves were friendly and professional. Bryan handled the quote himself, got the job done a day early, and came over on the last day to walk the property with me. He wanted to ensure I was satisfied with the work and inspect the work himself. I highly recommend these guys as the communication between us both was the best quality about them in the end.

I've only recently met A&M and they've only done one project for me so far. But I have been impressed with what I've seen. Their work is good and the prices are reasonable. But what makes me ecstatic about A&M is that they show up when they say they will. None of this "oh I'm out in Richmond" when they have an appointment with me at the same time. I've had so much trouble with flaky contractors this year, and it's only gotten worse since Harvey. These guys show up when they say they will. I may have found my new go-to contractor. I had a drain leak in one of the properties I manage. The plumber had to cut out sections of the drywall and even a section out of the siding outside. After several failed attempts with other contractors, I found A&M. They showed up on time and made the repairs. The work looks good and they did a good job of matching the paint where needed. I sent them to another property today to give me an estimate for a project. They said they would be there at 3:30, and they were there at 3:30. I have never given such a long and flowery review for anyone. I usually just click the stars and move on. But I am so happy that I've found someone who actually does what they say they will do. I feel they deserve it. Before/after pics attached.

Franz answered quickly to the work request and has been very responsive by txt since then. He is the owner of the company and came to assess our property in person. Many companies will subcontract out the work and send different people each time. I appreciate that Franz’s company does not do that. This company has only cut my lawn once so far, but it was nicely done. They were professional and I recommend them.

To people with real-estate property. I have new job overseas and did not want my house to sit empty and lose money, I toyed with renting the house myself only the paper work involved and making appointments was impossible for me to do from overseas. I contacted Missy, as soon as she took over as property manager all my worries just disappeared, their is no way I could have done all she has done from overseas. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
