Manuel and his guys were so amazing. They built a closet for our washer dryer in half a day, had it textured and painted the very next morning and gave me a price I couldn’t beat. Not to mention, took care of a few miscellaneous items that needed to be done that were not included in the initial work request. He also saw where we could benefit from some more work and offered an incredibly creative solution that was needed for the lighting in the kitchen. He is an unbelievably professional, honest, and communicative businessman and I HIGHLY recommend hiring him for all your general construction needs!!

He tore out my fireplace and sheet rocked and textured the new wall, he replaced my small porch poles with larger ones and found and repaired a leak on my roof. I would highly recommend Vic Searcy of Searcy Construction to anyone. His bid was very reasonable. He is a crew of 1 but works like 10 men. He does beautiful work and will come back and make it right if you are not happy. I say this because after he was done and paid out we primed the new wall and the seams seemed to pop out after we primed. This was not due to him making a mistake - it really could not be seen with the texture on the wall until the wall was primed. I texted him and told him about what happened and came out the next day to look at it and he repaired it within 2 days. This contractor does not leave you even after you have paid in full - HE WILL MAKE IT RIGHT! I understand the fear you may have about hiring a contractor but with Searcy Contruction your fears are unwarranted. I would hire again. In fact I would not seek any additional bids. He is trustworthy and will do a great job for you.

Within an hour of posting, Rene reached out and set up a same day walk through. 30 minute after the walkthrough I had a rough estimate. I had a contract in hand the next morning and him and his team showed up 2 hours later. They are the most efficient, polite and professional renovation/construction company I have dealt with. We are about half way through the project and so far it has been going smooth.

We are very pleased with the look of our bathroom. Felipe was easy to work with and did his best to make sure we got the design we wanted. We received quotes from several contractor between $8,500 to $43,000. Felipe quote was not the lowest but in the range we thought was reasonable for our size bathroom. Our project had several set backs which were no ones fault: The tub filler we selected had a design flaw, which required some redesign. The sink drains didn't work the way we hoped and had to order replacements. The tub showed up with a crack and we had to order a replacement. Felipe worked with us through each issue and did his best to guide us to a solution. One of the great things about working with Filipe was the fact he knows some very good subcontractors. The company he recommended to do the show glass, did a great job at half the cost other companies quoted for the same work. Plus we got a lifetime warranty on the glass and workmanship. With every project there's always the 90/10 rule. 90% of the work is straight forward and fairly easy to complete. The rest of the work is more tedious and requires time. There were a couple of areas I thought the work could have been better: The pony wall tile was not cut straight and left ragged grout edges (picture). The retexturing could have been better if not rushed (picture). The caulking around the tub, particularly behind the tub was very poorly done. For the price, I really don't have anything to complain about. This was our first project hiring a contractor to do a project. We learned some important lessons. 1) Create a check list of work items. This will help make sure there are no disagreements on what is and isn't part of the contract. 2) Inspect the work regularly. It's only your fault if the works not done correctly. 3) Don't pay until the work is done to your satisfaction. 4) Get everything in writing including the warranty. I can't say enough how happy we are with the new bathroom. I have other property in Austin and I will use Felipe for future projects.

I was very hesitant to hire J&S. The quote was good but I have had bad experiences in hiring via Internet before. This time was by far my best experience with a handyman service. John was very good in answering his phone and showing up when he said. He sent Paul to work on my project. Paul was amazing! He can do just about everything. He was smart, worked quickly, and was very good about explaining everything to me. If they give you a quote, accept it!

Bill started off as a good and professional contractor but he failed to respond last week. He didn’t finish the project we hired him to do. He was not responding to our calls or text. Very disappointed. Beware of hiring him for your next project. Not reliable.

Pros: the fence that I hired Derby to build turned out perfect. He upgraded my posts from wood to steel and picket thickness. All for a reasonable price. Cons: construction site cleanliness was disappointing but not part of any agreement so I won't take stars away for that. I recommended this business.

      What do construction project managers do?

      Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

      The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

      How do I find out if a contractor is licensed?

      It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.       How much does a project manager charge per hour?

      You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

      What is a contractor license number?

      A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
