We hired Rosalio to remove a popcorn ceiling and wallpaper from our kitchen and laundry room area. He was very efficient, quick and clean. The walls and ceilings look beautiful. So much so that we had him move on in to the dining room where the actual ceilings were coming down. He had to remove all the drywall and re do the entire ceiling. He did this in a day, plus added crown molding! He cleans up after himself and gets the job done right the first time. We are very impressed with him and his crew and have already referred him to other neighbors in our area to do work for them. His pricing is reasonable as well! We just love him and he will be spending a lot of time in our 1980's house in the future as we continue the updating of this property. S. Day

I own a few investment properties of which two came out of contract at the same time. I needed to have some minor repairs made as well as some new paint. The company that I was using at the time could only handle one of the properties within the timeline I needed it to be ready for the new renters. Luckily I found Mint! They did an absolutely amazing job! They fixed a leaking faucet, changed out some light fixtures, repainted the walls and even steam cleaned the carpet for me. I have always used multiple companies to make a rental property ready for the next renters. That will no longer be a issue for my company. We have switched all of our make ready services over to Mint and couldn't be happier with the outcome. They provide the best quality service and are the most efficient option for my company and I. I look forward to a long lasting relationship with this company for many years to come. THANK YOU MINT!!

Took care of a lot of overgrown shrubs all over my property, as well as disposing of wood from an old tree that had been cut down. Reasonably priced and my yard looks great.

We recently hired Blue Slate to manage our properties in Fort Worth. During the interview process, they were very professional, knowledgeable about property management and up to date on current real estate laws. They also were friendly and helpful with an existing problem before we hired them.

I hired Manny to do a last minute paint job on a rental property. I live in DC, so needed to give him lots of directions via telephone and text message. I originally thought it was only a touch-up job but after getting his professional opinion, I agreed to go with a full paint. There was patch-work that also needed to be done and he also suggested that he could do some bathtub work, which saved me an additional vendor call. I really appreciate the friendliness, professionalism, and timeliness of Manny and his crew. There was no last minute haggling over hidden charges. He was very upfront with his costs from the beginning. When I arrived to Dallas to inspect the work, everything was mostly great. There were a few additional touch-ups that were needed and the crew came back, before I left Dallas to finish the final touch-ups. I was able to get the place turned-over for the new tenant very quickly. I am very grateful to Manny.

Carlos and Jamie did a wonderful job and are great to work with. I had a brick outdoor kitchen surrounding a gas line, hose spigot, and right next to some windows. I also was trying to save the existing grill which was attached to the brick. They took care of everything quickly and left everything clean and were very detailed to make sure nothing got damaged. Will definitely be using them again for some other house projects.

They improved occupancy, cash flow, and then were very helpful in providing assistance when I sold the properties. I would highly recommend them to anyone in need of property management. Rick and his staff are reliable, trustworthy, and most importantly, good at what they do.

Very reasonable quote for painting old wood siding house. I had to request several areas that needed to be corrected before paying final payment. For the most part they were completed. Definitely not perfect, but this was a rental property so I didn't get overly picky.

I wanted to post a real honest review of CW Sparks management co. I had a house rented and managed thru them and all I can say is they were very professional and honest and upfront with everything. The service I received was courteous, professional and timely, especially from Austin and Donald. I also had an unfortunate situation once with a terrible tenant who had to be evicted, and without CW Sparks's help it would have probably been an extremely difficult situation to get things sorted out. I have always had great service from everyone in the office and would definitely recommend property management thru them.

Very pleased with the experience of cameron and his team. I purchased a rental property in the burleson area, and man did it need some TLC. I called a few local companies, and some side workers and nobody could make it in time for my tenants to move in. One phone call was all it took and they were there the next evening. They took care of all the material and even gave me some pointers on up keep with this specific home. Great services, they will definitely be with me on my next project.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
