He replaced some wood all around my house that had dry rot. He was very nice, friendly and very knowledgeable. He did very good work. He also repaired my patio cover which was in really bad shape. It looks great now. He put in my doggie door. I will definitely call him if I need anything else.

Gerardo did an incredible job. I only asked him to powerwash and paint my front patio which was damaged by hail. But because he did such an awesome job, I'll be asking him back for more jobs. He was very professional and detailed. Highly recommend him.

Mosaia and his crew did a large backyard renovation for me. This job was done in a couple phases over about a month. They did a great job. Communication was excellent throughout the entire project. His prices are very fair. Here is a list of the things they did. Built a boulder retaining wall about 4ft tall by 80ft long. It turned out great. They also tore down the old wall of railroad ties. They took care of the permit and dealing with the city. It went pretty smooth Installed a new fence and gate on top of the wall. Looks great. They dug in drainage lines to stop the erosion in my back yard. Cut out a strip of the patio and installed some new drains to stop flooding. Installed OK milsap stone around all the back yard patio Installed a stone staircase thru the wall. It looks really good They moved the irrigation lines and fixed the broken ones Installed a flagstone path leading to the stairs Installed a new concrete pad for our pool pump and filter Built two flower gardens and filed them with potting soil. Laid new sod in the whole back yard. Mosaia handled all the procurement of the needed items. Everything from stones, concrete, wood, you name it, they took care of it. I will be having him do some more work on our yard soon. Their stone work is great.

Gregory was able to do high quality work for me repairing stone patios and entry ways after a major foundation repair. He was very flexible and easy to work with even though the project was larger than initially anticipated. Would highly recommend!

CJ helped me repaint my 3400 square foot home. Ceilings, walls everything. He was really great to work with. I called a couple references before selecting them. The price was the reason I selected them. They were well below the others and I was worried I wouldn't be happy. In full disclosure my home was empty and it probably made it easier on his crew. He also installed crown molding in my living room. I am so happy I selected them. They just came back about a month after finishing the job to clean or touch up any of the items on my tick list just like a new home builder would. When I stain my patio or instal patio blinds, I will call Carsa.

I hired Ever to do 3 jobs for me. Paint and texture my entire garage, epoxy the garage floor, and paint my concrete patio in the back all one color. He showed up with his team on friday ready to work and knocked out all the garage prep work, taping off and texture. On Saturday he painted the entire garage, did the epoxy, and painted the patio. I came home from work at night and just stood at my open garage grinning and shaking my head with complete satisfaction. He did an amazing job and went above and beyond to guarantee my wife and I were very happy! He even painted and mounted our shelves and flag brackets, and cut and made a better attic lid cover for us which I really appreciated. We will be calling Ever back for any future plans we have in the future. My wife and I will be hiring again for more work!!!

Working with Jeffery at Alterra was a pleasure. Jeffrey planned and executed my new front landscape design in a professional and timely manner. He did a great job communicating and kept me informed every step along the way from our initial meeting to job completion. Per my request, Jeffrey did a full-blown deluxe design for my front landscape which included shrubs, large decorative pots, flowers, sod, flagstone walkway, rocks, trees, boulders, lighting, and a couple interesting sculptures. Jeffrey was flexible and worked with me to determine a phased approach that I plan on completing in the near future. Most of the work has already been done and it looks great. One of the most interesting parts of the job was the dive rock(s) for my swimming pool. I gave Jeffrey an idea what I was looking for and he searched several rock yards until he found the right rocks. He sent pictures and then we met at the rock yard for final selection and approval. He coordinated a crane to lift the rocks over my fence and place on my pool deck. They look fantastic. I recommend Jeffery at Alterra for landscape design and implementation.

We hired Joel originally to install our patio gazebo. After talking to him and seeing how he worked we immediately hired him for another job the next day. We could not be more pleased with his work. He is very professional, greatly organized and he obviously has a lot of experience. We will hire him for another job in 2 weeks and all our other jobs that we have coming up. He is definitely an all around talent. Our search for the perfect handy man cane ro and end. Thank you so much for your excellent job Joel. I recommended him to 2 of our neighbors already and will continue to spread the word. If you hire him I promise you wont be disappointed!

I was very pleased with Sharp Exteriors. They built a patio cover and then laid down concrete as well, and got it finished in a very timely manner. The patio looked exactly the way I wanted it to and I had no problems with the workers. They treated me like a top priority and when I asked them if they could touch up on a few other things, they willing did it without any hesitation. I will definitely recommend them to all of my family and friends, and they will be the first company I call when I need other projects done!

Martinez Masonry & Landscaping did a wonderful job building a stone mailbox, flower bed stone borders and repairing brickwork on the house and patio wall. Silvino is a hard worker who takes pride in his craft. We have received so many compliments on the work Silvino did and so many inquiries as to who did our mailbox and stonework. I cannot recommend Martinez highly enough. And I encourage anyone who needs masonry work to contact Martinez Masonry & Landscaping. You will not be disappointed.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
