1) Leasing
* Evaluate current rental market to establish the highest lease rates
* Create digital photos of property
* Perform aggressive marketing of property using multiple property rental websites and MLS listing service
* Perform thorough tenant screening
o Credit and eviction history
o Rental history
o Salary and employment
o Criminal background when requested
* Prepare and execute Texas residential lease agreements
2) Management
* Collect and deposit monthly rent
* Perform routine maintenance and repairs
* Manage late payments, returned checks, skips and evictions
* Timely renew leases
3) Reporting
* Prepare and deliver monthly statements
* Prepare and deliver end-of-year income/expense statements
Below are our fees:
* Monthly management: 10% of gross monthly rents
* New-tenant leasing fee: (a) 12-month lease: 50% of first month's rent; and (b) 6-month lease: 30% of first months' rent
* Lease renewal: 25% of first month's rent
