I called Dale and spoke to him and discovered he is as or more experienced with electrical work than he is with furniture - furniture work was of no interest to me. I had some serious issues with three kitchen fluorescent ballasts and two more ballasts in a master bedroom closet. And the socket for a bulb in a 4-bulb ceiling fan had been destroyed and the thought of disassembling it just to fix that socket was overwhelming me. The closet ballast transformers were making unbearable noises for 15+ years and the kitchen ballasts were just dead because they don't last too many years. A project like these would take me a long time in the kitchen and the closet would be impossible with my arthritis. I sought someone I could trust, who could charge a fair price, and do a great job. And in these areas Dale met and exceeded all expectations. He was prompt, courteous, kind, efficient, professional and personable. I 100% trusted him and we became fast friends and shared our faiths and a bit of our life story briefly -- my fault for wanting to engage him like this - Dale remained singularly focused on completing the job and doing it perfectly. I unhesitatingly intend to ask him to do other tasks in the future and recommend him to others for any task that requires a master technician which i believed he was in these areas and he confirmed it. Just ask him if he feels comfortable doing something and if he has done it before and if he says he has, hire him and don't even blink an eye. I am probably one of the most "picky, detailed oriented and incriminating" of all clients, or that anyone can ever experience in their life! In fact, I am so "Picky" about repairs; drywall, textures and paint, probably most everything about a job, I do not trust most people to even do my jobs, and end up doing most everything myself. I am explaining and saying this because, I give credit where it is due, and can not say enough to praise Mr. Rosalio Gamez and his incredible team (Gamez Drywall & Repair) for their EXCELLENT work! I can not say enough about Rosalio and his team; They arrived promptly, and did everything, and more, than expected. They were quite, courteous, polite, very detailed oriented, worked in sequence with one another, as the great team they are, cleaned up as they go and made sure everything was completed and satisfactory before leaving. I have NEVER experienced a team that works together so well and hard, and did everything to perfection, specifications and to my satisfaction, no questions asked, and had very fair pricing. I had various home projects that needed done, which included; Kitchen Demo (removal) to a built-in-wall & shelving unit, kitchen cabinets, counter and back splashes, all baseboards, carpet and tile removal from my kitchen, dining room, living room and stairs, commode and sink and tile floor, removed and hauled off, (they even repaired my sink valve and went to Home Depot to pick up necessary supplies as needed and they took old kitchen cabinets to my storage building!), among many other CONSTRUCTION REPAIRS to include; Drywall Cracks, Ceiling and Nail Pops repaired (which, by the way, he used screws and reinforcements, which was done correctly and not just a quick fix like most repair people would do!). His drywall repairs and textures, matched to perfection. The new ceiling and wall painting, on my 20' walls, along with the perfect paint lines, up against the ceiling paint was PERFECT, just to name a few of the projects that were done to perfection. He preformed all construction quickly, and supplied the very best quality and expertise bar-none! There is no short-cuts with Gamez Construction, Drywall and Repair. You get the very best, quality, and a professional job, anyone could ever ask for! It was a pleasure to have Rosalio Gamez and his wonderful team work in my home! He was both professional, gracious, respectful and courteous through-out the entire job, all the way to the end. My house was as clean after the job as when it had been before. If you need drywall, or any construction repair, and/or painting job, ask expert, Rosalio Gamez. He's by far the very best in the industry! Mr. Pichardo and his team did a fantastic job. From removing old siding, installing new siding, frame repair, sealing the perimeter of a garage that leaks, painting, sheetrock, gutters, complex pllumbing work (running new lines-pvc/copper, valves, etc). He is good at finding solutions when there is not always an easy fix. I've dealt with quite a few construction related contractors over the years and I would recommend him to anyone, without hesitation. He also plays guitar and sings very well. Five stars all day.

Opus took care of EVERYTHING!!!! RJ remodel Two building spaces, 1 turning a run down fitness center into a Great office space, and the other being a empty space just concrete floors and walls to fitness center. RJ came by or called with progress reports every step of the way and ensured that everything indeed was going smooth. Along the way they came in to some unforeseen complications and painlessly took care of them. They showed up when they said they would and completed the job in a timely manner. I will use Opus in the future and would recommend them highly to anyone else looking to have work done.

Said does excellent work! From day 1 we could tell that he was a true professional. He came in & performed a wall tear out kitchen remodel building a beautiful Archway to replace the old doorway. This project consisted of plumbing, Sheetrock, texturing, electrical, general construction and cabinetry. Said was extremely clean, courteous and honest. He is a perfectionist when it comes to his work. His precision planning and detailed construction produced beautiful results, thus we are extremely pleased with his craftsmanship. Will definitely be working with Said again. Don’t wast your time looking elsewhere, this man can do it all and do it well!

We hired Spartan Construction for a simple mailbox project. It turned out to be more detailed than expected. Owner, Luis, made everything right and took away all the questions and doubt. I had a fabulous experience working with Jason, and the team at DFW Autocad. I've never used Thumbtack before, so this was my first exposure. I simply created the details about the job, and joila, I had 4 interested parties. I emailed Jason, and he responded immediately. Set a time to meet with him, and met him the next day. He was very professional, asked a lot of questions, and then I showed him the space I needed drawings for. We agreed on the price, he took his measurements, and he did the work. Picked up the drawings today and it's exactly what I was looking for. Hopefully with the drawings I will be able to get a CO for my building and move on down the road. If not, I am totally confident, Jason can provide what the city needs. I would definitely recommend him to anyone looking for a quality architect, at a reasonable price.

Amir picked up a messy, half finished design job which the previous architect had left un-done. He reviewed and finished this conversion of a store front to an apartment. It was challenging in that the commercial zoning regulations had to be addressed, state of Wisconsin variances obtained and more. This is a 1920s building and there were complex code and fire regulations that had to be resolved in a economical fashion. We also had issues finding builders which extended the job out for over a year - Amir stuck with us and is seeing the project through. We are very satisfied with his work.

Just put my house on the market when it was suddenly hit by hail. I did not know who to turn to until someone suggested GreyHammer. I recently decided to contract for a covering for my patio so the family can enjoy BBQ and relax outside year around. I searched the Internet for contractors and then requested bids from a handful. After talking with reps from several companies I settled on Cuttwood Construction. I enjoyed meeting Curtis Sharp and was most happy he shared my vision for style and quality. Cuttwood wasn’t the lowest or highest bidder, but I felt the best value and quality. I should note that other contractors wanted anywhere from 30 to 90 days to begin construction. Since it was already late May I wanted to have the project done before the 4th of July or it could wait until next year! Curtis was able to make it happen! The project was started and completed in six days! Since the project was in my backyard Curtis had one of his crew haul the lumber from the delivery point in my driveway to the building site immediately after delivery. David (with some assistance) actually performed the majority of the construction from framing to roofing and to the finish work. I was amazed at how fast they performed the demolition where the new cover joined my house, and then had the framing and roof sheathing all done the first day! I must note that David takes great pride in his workmanship—he is a real craftsman! The finished project included wiring and installation of a ceiling fan, and the addition looks just like it was original to construction of the house. The crew did an excellent job of cleaning up the site and removing debris upon completion. Curtis came to inspect the progress on a daily basis and sometimes multiple times as the project neared completion. He was responsive to my questions, suggestions, and concerns, and I am completely satisfied with the final product. I would hire Cuttwood for future projects with complete confidence.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:
