I am probably one of the most "picky, detailed oriented and incriminating" of all clients, or that anyone can ever experience in their life! In fact, I am so "Picky" about repairs; drywall, textures and paint, probably most everything about a job, I do not trust most people to even do my jobs, and end up doing most everything myself. I am explaining and saying this because, I give credit where it is due, and can not say enough to praise Mr. Rosalio Gamez and his incredible team (Gamez Drywall & Repair) for their EXCELLENT work! I can not say enough about Rosalio and his team; They arrived promptly, and did everything, and more, than expected. They were quite, courteous, polite, very detailed oriented, worked in sequence with one another, as the great team they are, cleaned up as they go and made sure everything was completed and satisfactory before leaving. I have NEVER experienced a team that works together so well and hard, and did everything to perfection, specifications and to my satisfaction, no questions asked, and had very fair pricing. I had various home projects that needed done, which included; Kitchen Demo (removal) to a built-in-wall & shelving unit, kitchen cabinets, counter and back splashes, all baseboards, carpet and tile removal from my kitchen, dining room, living room and stairs, commode and sink and tile floor, removed and hauled off, (they even repaired my sink valve and went to Home Depot to pick up necessary supplies as needed and they took old kitchen cabinets to my storage building!), among many other CONSTRUCTION REPAIRS to include; Drywall Cracks, Ceiling and Nail Pops repaired (which, by the way, he used screws and reinforcements, which was done correctly and not just a quick fix like most repair people would do!). His drywall repairs and textures, matched to perfection. The new ceiling and wall painting, on my 20' walls, along with the perfect paint lines, up against the ceiling paint was PERFECT, just to name a few of the projects that were done to perfection. He preformed all construction quickly, and supplied the very best quality and expertise bar-none! There is no short-cuts with Gamez Construction, Drywall and Repair. You get the very best, quality, and a professional job, anyone could ever ask for! It was a pleasure to have Rosalio Gamez and his wonderful team work in my home! He was both professional, gracious, respectful and courteous through-out the entire job, all the way to the end. My house was as clean after the job as when it had been before. If you need drywall, or any construction repair, and/or painting job, ask expert, Rosalio Gamez. He's by far the very best in the industry! I would highly and strongly recommend Rosalio Gamez & his incredible team, which I do not do easily. He went above and beyond the Scope of Work and Quality and Perfection! My roof suffered some hail damage last year and after filing a claim with my insurance company, I started searching for reputable roofers/general contractors. I reached out with my inquiry on Thumbtack and Matt Snow was one of 5 contractors that reached out to me promptly. Of the contractors I met with, Matt quickly made it to the top of my list. His courteousness, professionalism and reasonable estimate gave me just the confidence I needed to make my decision on which contractor to work with. Not knowing much of anything about roofing, it was a bit daunting to choose a contractor in the first place but Matt kept things simple. Not only did he provide a free inspection/estimate but sat down with me and reviewed the insurance claim, answering any questions/concerns I had. He also walked me through anything I didn't understand about the claim and at no time made me feel obligated to his business. The deadline for my claim was just a few weeks away and I was very concerned about the amount of work and time it would take for my roof to be completed and for my claim deadline to be met. Matt understood my sense of urgency and communicated his availability to me as well as providing me an accurate detail of how long it would take for the work to be completed. On the day of the job, his fellow contractors (he works with a team of two others) showed up promptly at 7:30 a.m. and started the work. I dealt with Matt directly, from start to finish of the project, and I appreciated there being no confusion or need to repeat myself to anyone else. I was charged for the roof after work on it had been started and Matt checked in a couple times throughout the day (it was a one day job) to keep me posted. Matt and his team are very reliable in my experience and wholly professional. Professionalism with courtesy go a long way in my book and Matt definitely defines that. This is an honest, transparent (reasonable rates and itemized invoice) and hard-working business that definitely wants to earn their customer's loyalty as much as their monetary business. My roof was a small job that didn't require a lot of hands but Matt and his team of two worked around the clock and delivered. I could hear them on the roof for the duration of the work and have no doubt as to how dedicated they are to getting the job done and done well! I also got the impression that no job is too big or too small to have Matt's full attention and dedication. Matt will work with your time, budget, claim and concerns. I highly recommend City Wide General Contracting and can't say enough great things about Matt and his team. This is a lengthy review but I wanted to cover all the bases of what I look for when hiring an individual/business. I am a first time homeowner and had no personal/direct experience with property damage and insurance claims prior to this. Matt put my mind at ease and made this process a bit more pain-free. I hope this review will be very helpful to anyone who is like me and wants to ease some of the stress that goes along with seeking reliable, reputable and courteous businesses. We thought Rich did a great job on our house guiding us on what we needed on each window and why. We hired RC Construction to recaulk 24 windows inside and outside. Rich cleaned our the tracks of each window and checked to make sure they functioned properly. He was very friendly and handled my nosey young children well. Our windows look great, and they should not be letting any water into the house now. We received a lower bid on our window project, but that company did not look at every single window in our house showing us why (or why not) they needed work. For that reason, we thought Rich had the best handle on our project, and he was worth the extra cost. I would encourage you to use Rich for your next project.

Said does excellent work! From day 1 we could tell that he was a true professional. He came in & performed a wall tear out kitchen remodel building a beautiful Archway to replace the old doorway. This project consisted of plumbing, Sheetrock, texturing, electrical, general construction and cabinetry. Said was extremely clean, courteous and honest. He is a perfectionist when it comes to his work. His precision planning and detailed construction produced beautiful results, thus we are extremely pleased with his craftsmanship. Will definitely be working with Said again. Don’t wast your time looking elsewhere, this man can do it all and do it well!

I engaged Jeff to completely re-do my front landscape. It looks absolutely amazing! My home is new construction and had builder grade landscaping. Jeff has a great design "eye" and I believe has added value to my house. His team was very professional and so easy to work with. They cleaned the area each night before they left. I used New Life Construction on a project at my moms house. They were prompt, professional and reasonably priced. They replaced damaged siding and rotted trim on the chimney and around the windows. I appreciated their professionalism and kindness in dealing with my mother, her home, and doing such a great job. She's elderly, and a bit of a handful. I really appreciated the owner's honesty in helping determine the best way to do the project instead of trying to increase the price where he could. He was very knowledgeable and guided in choosing the best products for the job. The work looks beautiful and makes all the difference. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
