Hired jld to do our countertop installation after reading through what seemed like hundreds of contractors reviews we picked them ! Their price was on the higher end but I expected quality work from reading their reviews and didn’t want my countertops messed up ! I was not disappointed at all ! They did excellent work! I would pick them over and over again ! Very professional and quality work. We had a few timing issues but they still got the work done in a few days ! Amazing job

I had a side garage door installed and I was extremely pleased with the results! Not only was it installed perfectly, but he also painted it too. I would have had to paint the door myself if I had chosen another contractor. He also put on the locks. The quality of work was outstanding and the price was great too!

After being extremely disappointed in the drywall and painting work done by a previous contractor, I hired Isaac Delcid to redo the previous contractor's work and then continued to use him on one project after another. Not only did he make the walls that were floated and painted by the prior contractor perfectly smooth, he astounded everyone working on my renovation project by being able to float an extremely textured room and ceiling to a perfectly smooth finish. On a Sunday, He even provided free examples of how the finished wall would look because I had a hard time believing it could be floated smooth. Later, his tile expert installed some challenging tiles in a bathroom at no charge to demonstrate that these tiles could also be installed with a perfectly smooth surface. I was amazed enough to have Isaac Delcid's crew rip out all of the tiles in three other bathrooms that were poorly done by a previous contractor and reinstall them perfectly. Well worth the money. Isaac Delcid is an extremely good communicator, generates professional proposals, is able to do the work quickly and efficiently, and never fails to impress me. I have had at least nine contractors on this project and Isaac Delcid is definitely the best in the business. I almost regret writing this positive review, because I want to keep him for my own projects only!

"Z", what a pleasure experience, beside terrific work done , online estimate ended up the same after a job completed, "Z" not only did what we needed, he spend time explaining and recommending few changes that we really like it, and it was not considered as an additional work or a sell which was surprise as we work with many different contractors. We will use him again.

Perfect experience with Tell Projects. Worst experience with one of their contractors. 1st let me say that I give 5 stars to Tell Projects for my sunroom renovation. Everything went perfect from the estimate to the final project. I also wanted my bathroom renovated and decided to use Tell Project's contractor Luis Moreno. He told me he could do the renovation for cheaper than the estimate I was given by Tell Projects (HE LIED), after he started the bathroom renovation EVERYTHING was considered "extra" and this is where the DISASTER started. I had to not only purchase the glass shower door, vanity, and the closet door on my own, but he also asked for more money because he claimed he spent alot of money on the tile "he insisted on picking the tile for the shower". He used kitchen plumbing under my vanity sink (leaked after 1st day), his "father in law" installed my shower faucet backwards ( I now get burned when I turn the water off), AND all of my tools are missing because they kept using my tools and never returned them. I knew this was a disaster when I walked in and saw the person installing the shower door watching a YOUTUBE video on how to install it. In the end, I had to hire a plumber to install the plumbing under my sink, a shower door specialist to re-install the shower door so that it closes properly, and apply silicon for the leaks around the shower door. DO NOT use LUIS MORENO for any projects! He never finished my bathroom and took my money without finishing the job. I have nothing but good words for Tell Projects. But don't use their contractor Luis Moreno. You will be sorry!

After Harvey, we’ve had some awful experiences with contractors. They never kept appointments or showed up very late. They disrespected our home and destroyed belongings. Connan was a breath of fresh air! He is honest, hardworking, and always on time. Thanks to him my family and I cooked our first meal together in over 6 months. I’d use him again in a heartbeat!

Jose and his crew performed the job as it was their own. We had the same flooring installed 8/16 by Home Depot and he showed me the mistakes they made. Home Depot ordered the wrong trim and their installer did not know nor bring it to my attention. (The first flooring was destroyed by hurricane Harvey.)I would definitely ask for his service in the future.

Bella Floors had the overall best price for the services discussed. They worked with us as we upgraded all the laminate floors in the home to Marazzi Tile while we remained in the home. This took some coordination and patience on both Bella and ourselves as the installation progressed. They did an awesome job, but we did have two cracked tiles and some other minor issues that needed to be addressed. Bella was able to come out within 2 days and had both the tiles replaced and the other cosmetic issues addressed in quick order. Our house will be on the market soon and the home will really shine with the tile work done by Bella. When we land in another home, I'm sure we will have tile work needed. We will definitely call on Bella to take care of our needs!

I always worry that when I read these reviews friends of the business owner are making them up and they are not real, therefore I thought it best to put the link to the auction property I have had this young man and father-in-law help me transform into a beautiful home to live. https://www.redfin.com/TX/Crosby/702-Nautilus-St-77532/home/30281875. This team of two are perfectionists. They are to be trusted when your back is turned, amazing millwork, wood trim, painting craftsmen, and as well young Ulises is super great in helping you run crews when the hired contractor only speaks Spanish. Just ask him for Before and After pictures and he will send you a PDF resume of projects he has worked on. Mark Armstrong Armstrong and Castle Properties

My daughter and I hired Realtá Remodeling in November 2015 to make repairs to the interior and exterior of our home as we are preparing to sell it and we are so satisfied and impressed with Osman and his team that we are now having second thoughts about selling our home! The remodeling of our home was done absolutely perfectly and on time, everything that was listed in the contract was finished and Osman even made some touches to part of the house that were not included in the contract, which we were grateful for. We had work done to the majority of our house: Master restroom/bedroom (the shower was demolished, a new shower with tile was built, damaged sheetrock was repaired along with plumbing issues in the shower drain, countertops were refinished, leaks under the sinks were fixed, a hole in the bedroom wall was patched, the walls and ceiling were primed and painted and new carpet trim was installed.) Guest restroom (the bathtub was refinished, cabinets were replaced and new wood was installed under the sink where there was a leak, rotten baseboards were replaced.) Living/office/family/laundry room (the walls in each room were primed and painted, ceiling texture was perfectly matched, the wood frame of the windows were sanded, caulked, primed and painted, doors were replaced and painted, holes were patched.) Kitchen (countertops were refinished, new sink was installed, the walls and ceiling were primed and painted.) Exterior (rotten wood was replaced, metal was replaced and welded, both garage doors were replaced, rotten backyard siding was fixed, painting and priming were also done). We are so happy with Realtá Remodeling and Osman that we have referred him to numerous friends and family, my daughter and I highly recommend Realtá Remodeling if you are looking for an honest contractor who works hard to make you happy and follows through with the contract. Thank you Realtá Remodeling, Osman and your staff for making our remodeling process an easy one!

Our house flooded in the May 2015 Houston flood and we chose Precision Construction to do the water damage repairs. One word - AMAZING. Tom, the owner, gave a very detailed and easy to read quote/bid for work and said he had experience dealing with insurance and would help us through that. Throughout the renovation, Tom was always available to answer questions we had about the house and how things were going. He gave us amazing recommendations on where to buy materials such as granite countertops, brick for our exterior, and our flooring. It was great to have somewhere other than Lowes to go to for our material needs! Our insurance company tried to low ball us by paying $x/sqft for flooring and sheet rock, and Tom helped get us more money by educating us on the industry standard pricing for work and helped us be prepared to ask for more from insurance. We did, and it worked! The timeline for work was given in an honest and straightforward manner. Tom is very organized and was able to keep his crews on our projected timeline (which is a rarity with construction projects!) We had such a positive experience that if our house ever floods again, we will go with Precision Construction again no questions asked.

Jose was our main contractor for our kitchen remodel. It was a major job (took the whole kitchen down to the studs, and put back together again). He was always on time, always kept things clean. Did everything we asked and did it quickly, even when we changed the design halfway through and he had to redo some of the work he had already done. We are so happy with the work he has done and will definitely be using him in the future. He even got along with our 2 crazy dogs!

FANTASTIC BATHROOM RENOVATION Jeremy and Oliver did an amazing job from start to finish for our master bathroom remodel. At the proposal phase of the project, Oliver provided 3D models of the renovation to give us a realistic idea of the final product. He was also mindful of our budget and provided multiple price options for consideration. As the building materials and fixtures were selected, Jeremy and Oliver reviewed all specifications to ensure compatibility and completeness so once the project started, there would be not delays due to materials. The also used high quality materials, especially the cabinets which were constructed from solid wood, elegantly painted and included soft-close drawers. Once the project got started, Jeremy and the various sub-contractors will all very respectful, arrived on time and cleaned up at the end of each day. All the work was done with excellent craftsmanship and attention to detail. There were a couple of times minor issue were identified and they were quickly fixed the following day. Throughout the process, both Jeremy and Oliver were responsive via e-mail and text letting us know what was happening each day and answering any questions we had. As we got to know them over the number of weeks, it was clear they loved what they did and took pride in the quality of the work. We are extremely happy with working with Twelve 12, not just for how beautiful our renovation turned out but the peace of mind that the Oliver and Jeremy would do everything to make sure we were 100% satisfied.

Francisco was very responsive to all our messages and texts. He was very punctual and did a fantastic job in caulking our whole house. He was very fair and reasonable in his price and very honest. Also pointed out some spots that we didn't even thing about caulking. It took him about 3 days but he was very thorough and highly recommend him!

RADCO finished my project on time!. I had finished my fence partially with pine boards then hired the RADCO to finish the job,, and the owner offered to replace them with cedar boards for free to make the entire project looking nice!! Also RADCO seems to be very comfortable being on the roof ( my roof is very steep) to repair and paint my chimmney. They did excellent job.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
