This project was 95% complete when we ran into site modeling issues that I nor another qualified sketchup modeler could resolve. The project did take longer because of its complexity.

- What should the customer know about your pricing (e.g., discounts, fees)?Full Architectural Services are around 5%-6% and higher. There are many other factors based on size and complexity that can determine the fee. Residential FEES: $4-5 per foot for projects under $500,000.
- What is your typical process for working with a new customer?Consult with the client to determine the project scope. Prepare a Fee Proposal, Receive a Retainer Check Begin the Schematic Design Process Meet to discuss the plan direction Finish the Schematic Design Process with visual Exterior and or Interior Images Drawings submitted to Contractor's for Preliminary Pricing Design development - Further Design before construction documents...i.e. Finishes, Appliances, Plumbing and Lighting Fixture Sections. Construction Documents - Essentially building the project on Paper and inform the Contractor what to build as well as providing a Legal Document for Building. Bidding and Negotiation - Having multiple Contractors Price a Project and Discuss Options and many times Value Engineer. Contractor Begins Construction, Architect oversees contractors work and submits Payment Applications (this process is neglected by the client often, and can hurt the clients initial design aspirations, and quality of work, if not controlled by the Architect.) Final Punch list submitted to Contractor, followed by Final payment after work is completed!
