I had Rosalio and his two guys repair some drywall and set two heavy gate posts. They did a great job at a good price. Could not tell that the drywall damage ever happened and they were meticulous on the gate post measurements. Very pleased; I'm sure I'll be using them again in the future.

Mr. Pichardo and his team did a fantastic job. From removing old siding, installing new siding, frame repair, sealing the perimeter of a garage that leaks, painting, sheetrock, gutters, complex pllumbing work (running new lines-pvc/copper, valves, etc). He is good at finding solutions when there is not always an easy fix. I've dealt with quite a few construction related contractors over the years and I would recommend him to anyone, without hesitation. He also plays guitar and sings very well. Five stars all day.

My mom is retired and lives on her own so I took an extended trip down to see her so I could help her oversee a small renovation she wanted to do on her living room. It is an older home and she wanted to remove a couple walls and open up the living space to the kitchen. Mom wanted my opinion on the construction company she hired. I was very impressed when I met Clint. He explained the project to both mom & I in a manner we could understand. Gave us all the details before the project got started. I understand that it is likely to run in to additional issues when you renovate an older home as you never know what you are in for until you start tearing in to walls. And, sure enough, we had a couple issues come up. But, the entire way through the renovation Clint was upfront and very patient in explaining the details of the project with both my mom & I. The job finished on schedule- even with some additional work that my mom added on last minute - and we were both grateful that the room turned out exactly as she pictured. I would definitely recommend Clint to others and my mom won't hesitate to use him again should she require work to be done in the future.

Tim was wonderful to work with! He built a closet into an extra room for us and painted our whole house. The quality of his work is outstanding and he went above and beyond to fit our job into the short amount of time we had before our movers arrived with all of our stuff. He worked long hours to accommodate us and we are so very glad we chose him to do our work! We hired New Life Construction to replace the faschia, soffit and other boards around our house with Hardie Board. New Life is working with us in replacing these boards in increments. We have completed one side so far and they have done an excellent job. We are quite pleased with the care they have taken in picking up trash and just the overall care of making sure seams are sealed really tightly. We have had squirrel issues in the past and we really appreciate their paying attention to detail since we do not want more squirrel issues in the attic.

They came out on a Saturday evening around 7PM to look at the job. Called around 2PM on Sunday saying they had obtained all the materials needed. Had me up are running around 8PM Sunday evening. They even performed some additional work to bring me up to code. I couldn't have been more pleased. I would highly recommend Unme Electric and will not hesitate to call them again. Again, great job! Just put my house on the market when it was suddenly hit by hail. I did not know who to turn to until someone suggested GreyHammer. Tommy and his crew saved my bathroom Reno...literally! My first plumber lied about being a licensed plumber. After I inspected his work and called him out for not doing the plumbing correct he quit and that's when Tommy came in. Tommy swung by after a phone short phone call. He and I talked about what happened and what I needed done and said he can do it and he can start ASAP. His crew tore out everything the first guy did and redid it all correctly. This project turned out to be a lot more work than either of us had planned and a lot of issues kept coming up being an older house. Tommy was on top of it and made sure I knew about any issues right away and gave me a honest answer every time I had a question. He's very responsive even when he's busy. He's not out there to take your money, he really cares about his clients and wants an end product he can stand behind. I highly recommend him, it's hard to find good workers in this field and Tommy's crew is definitely one of the few! Can't go wrong with Bolt Construction I'll be using them again on my future projects!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
