  • What should the customer know about your pricing (e.g., discounts, fees)?

    Once I get a request for Realtor Services and/or Property Management, I contact the requester immediately to set up an appointment to: 1. Inspect your property 2. Make a list of any needed or suggested repairs 3. Take photos before and after repairs 4. Prepare contract bid sheet 5. Contact and meet contractors at your property to get bids 6. Maximize the value of the property get your agreement to advance repair funds 7. Get Property Management Agreement signed 8. Make repairs if necessary and add your property to the Austin MLS to obtain a new tenant. Of course, during this whole process we continue to gather information to meet your real estate needs. The Brokerage fee on Buying and Selling is determined by the sales price and marketplace. Our property management fee is based on a percentage of the monthly rental income. Both will be discussed with you at the time of our employment with you.

  • What education and/or training do you have that relates to your work?

    Over the last 47 years or so I have managed and/or sold properties ranging from lots to single-family homes, condos, duplexes, apartments, storage units, mobile home parks, small commercial, and farm and ranch properties for local owners, Banks, FDIC (Federal Deposit Insurance Corp) and RTC (Resolution Trust Corp). Additionally every two years I have to take continuing education classes to maintain my real estate brokerage license.This experience has involved many dealings with buyers and sellers as well as: attorneys, contractors, surveyors, title companies, tradesmen, and a myriad of others in the process of preparing a home for purchase, sale, or lease.
