I hired Manny to do a last minute paint job on a rental property. I live in DC, so needed to give him lots of directions via telephone and text message. I originally thought it was only a touch-up job but after getting his professional opinion, I agreed to go with a full paint. There was patch-work that also needed to be done and he also suggested that he could do some bathtub work, which saved me an additional vendor call. I really appreciate the friendliness, professionalism, and timeliness of Manny and his crew. There was no last minute haggling over hidden charges. He was very upfront with his costs from the beginning. When I arrived to Dallas to inspect the work, everything was mostly great. There were a few additional touch-ups that were needed and the crew came back, before I left Dallas to finish the final touch-ups. I was able to get the place turned-over for the new tenant very quickly. I am very grateful to Manny.

Carlos and Jamie did a wonderful job and are great to work with. I had a brick outdoor kitchen surrounding a gas line, hose spigot, and right next to some windows. I also was trying to save the existing grill which was attached to the brick. They took care of everything quickly and left everything clean and were very detailed to make sure nothing got damaged. Will definitely be using them again for some other house projects.

I am the General Manager of a Self Storage facility in Allen TX. Mine is a 'mature' business and thus the property requires occasional tweaking as in repairs or larger than usual up-keep projects. I am fortunate to have enlisted Richard Maytan of SpecTech to aid me in meeting some of these demands at least 3 years ago, and since then SpecTech has been my 'go-to' solution every time work is necessary and I have never had reason to regret Richard's efforts. I have been at times, both amazed at, and thankful for, the broad scope of his knowledge and abilities. Over time, I have had reason to become aware of his skills in carpentry & finish work, welding, metal framing, roofing, masonry & electrical matters just to name a few, as well as extensive abilities in all facets of treework & landscaping to include tree removal or stockade type fencing etc. His knowledge of 'plumbing' also 'saved the day' at my home when a SERIOUS plumbing emergency developed that probably would have been beyond the abilities of some of today's plumbers who only want to install new faucets and clean drain traps. In summary, probably the best way to say I recommend SpecTech / Mr. Maytan is to point out that I have his contact number on my speed dial for both my business and my home.

Very reasonable quote for painting old wood siding house. I had to request several areas that needed to be corrected before paying final payment. For the most part they were completed. Definitely not perfect, but this was a rental property so I didn't get overly picky.

Frank, not only is he a professional but he is a very dedicated individual. I had to contact Frank on several occasions on his normal day off, but he would take the time to answer my questions and several times he made additional trips to the property to meet with inspectors to ensure the process went smoothly. Frank and his team are dedicated to making sure the work produced is quality, and has no problem accepting suggestions if it improves the quality and time line of the project. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
