Jose and Angel were very professional and their price for installing two ceiling fans was very reasonable, considering they had to add the roof support beams and larger lighting boxes. I will definitely be using their services again if the need arises. Thank you so much for a wonderful job well done. A, Hunt

Mr. Carranza & wife did an excellent job - going beyond what was expected. They had to put ply wood in the ceiling to install the fan. The repair of the ceiling drywall in the other bedroom was perfect.

I did not end up having the ceiling drywall patched because the issue area was a patch already from the builder and Marco was very good at explaining that a new patch would not look any better than the previous patch without re-texturing the entire ceiling. He was honest and straightforward and I would call him again because he steered me in the right direction and was honest with me.

I had a small closet under the stairs that I needed to be finished out and these guys were incredible!! David Gonzales was professional, and kind and knew exactly what I wanted from our first meeting until the end. He brought over a wonderfully talented man, Guillermo, and was able to frame out a door, hang, tape, float, texture the sheet rock, lay tile flooring, install electricity and a light fixture, and paint! The electrician, Jose, also did a wonderful job in moving wires and installing plugs. The job could have taken 2 1/2 days, but they made sure things were drying correctly and did not rush anything. They ended up completing the project in 4 days and it's probably the best room in my house! I would/will hire these guys again in the future and recommend that you do the same! The price was very fair, and I would have paid more (if the budget allowed) to have the ease of the process that David made it! GREAT JOB guys!! Thank you so much for making my tiny closet a BIG deal:-) Katie

Maury and Melissa are a pleasure to do business with, laid back and fun to have around. They fixed a couple of leaky faucets, replaced a kitchen faucet, hooked up an ice maker and installed a ceiling fan for me, all of which are working great. They do good quality work and their charge is very reasonable. I'd definitely use them again.

Manuel is honest, hard working, dependable, always on time. He is very trustworthy and will drive me to pick up materials at no charge. Manuel takes pride in the work that he does. If I notice any problem, Manuel is prompt in correcting the issue. Also, the crew that is employed under Manuel put in 110% into the job. He is remodeling two of my bathrooms completely. Also he removed the popcorn texture from the ceiling, installed new texture and painted the ceiling. He also installed eleven new modern lights in my house.

I was very pleased with Ronald. I had three small tasks that I needed help with; replacing the batteries in my ceiling mounted smoke detectors, replacing the air filter accessed in my ceiling, planting three pansies in my flower box. Ronald arrived on time and was very professional. He completed the tasks quickly and to my satisfaction.

Before I made my decision to hire Ausjac Constructions, I contacted 3 carpenters to get quotes on a crown moulding installation for the foyer, dining room, halls, master bedroom, and living room. One of the carpenters did not believe he could do the crown molding in my dining room. He proposed using trim instead because of the angle of the ceiling. Attached is a picture of that area in the dining room. Jake, Ausjac Construction, said he could modify the moulding in order to do the project. His prices were the lowest of the three quotes. I was very happy with his work and contracted further with him to do some window trim and laundry room shelving. I would recommend him and use his company for any carpentry that I need in the future.

Ross Remodeling did a fantastic job! The work was excellent. Fina and her team painted our walls, ceiling, trim, cabinets, and patched drywall damage. The price was much lower than the other quotes we received. They got the job done quickly and we couldn't be happier with the results!

Geronimo came out and identified not only the problem that had caused the leak, but also another potential problem. Better yet: he came out and threw on a temporary patch when it rained on the day we'd scheduled to fix the roof. Once the rain stopped and the work was completed, we're happy to report a dry ceiling ever since we called My Friend's Roofing.

What a pleasure it was to work with Russ. He was more than professional and his communication before he was selected was 5star. With Russ being new to Thumbtack he didn't have any reviews at the time. He was able to supply contact info for references and they all supplied stellar reviews. He removed an old ceiling fan and installed a delicate chandelier in the nursery. I'll be recommending and using Russ again.

Bryan was a Godsend. He arrived early and completed the installation in an exemplary manner. He was very courteous and had a pleasant attitude. He installed our outdoor ceiling fan. After the installation he tested it. The fan was a little unsteady but not that noticeable. He did not leave until the fan operated to his standards. Needless to say we are very pleased and would hire him again.

Kelly Cobb is a great handyman / painter / remodel person. I hired him for a small job and kept him on to basically remodel the house and another investment property. Some jobs he did were: removal of popcorn ceiling, re texturing walls and paint after electrical work cut holes in drywall, bathroom tile - floor and tub, installing bathroom vanity, landscaping, kitchen remodel, exterior & interior paint on outside house etc. I would definitely recommend Kelly as he is a hard worker and can complete just about anything. I attached some pictures of just the kitchen remodel. I described some crazy things I wanted done such as the live edge bar and his idea for the stainless steel back splash, which he had the contacts for the custom slab (he sanded it, sealed and treated slab) and steel work. He also has other contacts if needed. Trustworthy, nice, fair prices and conscientious! If I ever need additional work or do a flip I am excited I know a contractor. When the job got really big I did use his recommended helpers. He also got along with the neighbors and some subsequently hired him after my job. Thanks Kelly!

Philip can do anything!!!!! Reliable, professional, trustworthy and honest individual who stands behind his work. Our ex contractor did not finished the remodel and we were so glad to have found Philip. He came in and finished up - installed appliances, retextured walls, lighting, plumbing, electrical, fixed the chimney. He basically did everything for us and saved the day! He has also fixed the popcorn ceiling where the storm did damages. He has refinished bathtub and sink. Philip is our go to guy from now on!

I had Eaton install my home theater which included mounting an HD Projector & 92" Fixed Screen in addition to wiring & installing the in-ceiling surround sound. I called Eaton because I needed some expert advice on not only the type of equipment to use, but the best way to optimize the space I had. He not only took the time to listen to what I wanted (including my budget), but he recommended the optimal setup for my home. He returned calls in a very timely fashion and showed up on time. The project was scheduled to last a full day essentially and he competed the project on time & on budget. Not only I am very happy with the work, but Eaton was a pleasure to work with as well. I would definitely recommend him for anyone needing home theater work & there is honestly nothing I can think of that I would suggest improvement on.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
