Excellent service in installing a new fitness equipment. Received service on the same day a quote was provided. The team was professional and efficient in the installation process. When they finished and had left, I had some enquires as to the installation made. They came back to ensure I was fully satisfied. I will be using them again for future projects.

I think the best manner in which to characterize my thoughts on working with JLD Services is to use the text message I sent the installer after he'd completed the job. "Daniel, this is Jason in Friendswood...I wanted to better explain the reason for the extra amount in what I paid for your work today. The extra section of gutter and the additional guards were a minor part of it, but the main reason was that I wanted to recognize the communication from both you and Juan. When I solicited bids, Juan responded quickly. When weather delayed you from coming out on the original estimate date, Juan let me know immediately. When you came out and did the estimate, you walked me through the basis and explained your reasoning. And from what I can see so far, you do good work and stand behind the quality of it. Long story short, just wanted to say thanks. If you guys continue the proactive communication and the quality work I saw today, the sky's the limit." This is a professional, courteous and quality team of individuals. Based on my experience, the high Thumbtack rating is something that Juan and his team have earned through professionalism, communication, punctuality, and most importantly, delivering a quality project. Juan and team, thank you for living up to my expectations...I'm definitely keeping you in my contacts for future projects.

Cody and his assistant power washed my tile roof, driveway and patio. They did a great job and price was very good. They were cooperative in doing it in a more difficult way so water didn't get between tiles. It was the best power wash job I have ever had done. Cody is a really nice guy and willing to go the extra mile for customers.

It's my first time using SWS. I posted my project on Thumbtack for Move in/Move out one time whole house cleaning and I awarded the project to SWS among 4 bids I received based the good reviews and the competitive quote (not the lowest but better than I paid for the same kind of job before). The house is a recently vacated rental home and just had new laminate and tile floor installed so the house is dusty and soiled.Their team showed up on time and did a fair job. Like other review said, they are not using strong chemical so the tough water stain (soap gum) on the shower door could not be thoroughly removed. The new laminate floor was cleaned well, but the new tile floor had residual dust in the form of mop trails (I guess because of the heavy dust it would require a couple of more rinsing and changing dirty water). The manager Mark is a great communicator and customer service guy. He offered to come out the next day to redo the work to address our concern but because we wanted to put the house on the market the next day so my wife decide to finish it up so that we could take picture of the house. Overall I am happy with the service

Superman without the cape. Although the project was quite simple; Install dishwasher, drain line, supply line, electrical, mounted correctly, it was done on time on budget and no corners were cut. Use this guy.

It took six hours to install a garage opener - the installer was not overly familiar with the job requirements, but did a good job in the end. I got the impression that he hadn't done very many opener installs prior to mine. As a result, he took his time to ensure that the job was done properly.

Abraham did a great job installing my water heater. I ordered one through Home Depot's prodesk, he picked it up, brought it over and installed it in the attic. He also disposed of the old one. They were very professional and did a great job. They were also able to get it done the same day as requested. I would highly recommend these guys if you need a water heater replaced.

We replaced the carpet in our second floor and on the stairs for our newly purchased home, and found Emmanuel's Carpets and Installation to be a great company to work with. They scheduled everything quickly and worked with our budget and timeframe. They got us high quality carpet and padding for a great price and did a quality job in removing the old carpet and installing the new. They even allowed us to take several days after the removal of the old carpet to address the squeaks in our subfloor ourselves as a way to save money (and no more squeaky floor!). Moises took excellent care of us, was good about communication and all three of the installers were clearly experienced, knew what they were doing, worked very hard and were very respectful of our home and polite to me. They went to extra lengths to devise a solution in order to give me what I wanted on my stairs, which turned out great. We are incredibly happy with the end result of their work.

VCF group LLc came and installed my business sign today. I must tell you that I received excellent ,excellent service from them. I highly recommend this company. The owner and his employee was awesome. They took their time and really planned out the process of installing this very large and fragile sign. They did not do a rush job at all. They were very very professional and provided excellent customer service. I plan to have them to return really soon to do more services for me. If you want a #1 job done . Call this company. Thank you Katherine Daniels / Taylors Jewels Accessories and More

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
