We asked Paul to do our home inspection after hearing how great of a job he had done for friends of ours. He responded quickly and traveled 200 miles to complete the inspection! He was meticulous and even informed us of the things we may seek to have issues with down the road. I appreciated that because I feel this can be something inspectors frequently overlook so they can only give you the "good" news. He spent half of the day inspecting and then took the time to talking with us on any concerns etc. I would highly recommend using A plus if you want the job done right!

Todd performed a home inspection on a newly built home I am in the process of closing on located in west Houston. Todd was very punctual and professional and pointed out several items that my builder had missed. One item in particular that stands out is the fact that that at the time of the inspection, the builder had neglected to install the thermostat so the HVAC system could not be tested. Todd agreed to re-visit the property at a later dated to complete the inspection once the builder had installed the thermostat. It is my understanding that most inspectors charge a re-inspection fee to perform this service. Todd agreed to waive his re-inspection fee and delivered a revised inspection report in a prompt manner. I highly recommend Todd's services to anyone that needs a home inspection. Great customer service and quality!

We had a wonderful experience with Meticulous Home Inspections this week. Frank was able to get us in within 2 days, and was very accommodating with the time frame I needed. When he asked if I was going to have a termite inspection done at the same time he even offered to reach out to a termite inspector for me as well which I really appreciated. Frank was courteous, on time (actually a little bit early!) and professional. I appreciated the extra care he took while inspecting the home, and the open communication he kept with us while he was doing it as well. Our report was clear and concise, the pictures were high quality and he had it to us in less than 24 hours. As a first time home buyer all of the necessary things we need to do to close on the home have been a little overwhelming, but this part was a breeze thanks to Frank and Meticulous Home Inspections. Home buying is already nerve-wracking as it is so to have a very reliable and friendly home inspector like Stacey is very much needed in tense times like this. My number 1 pet peeve is when people come in late for appointments and Stacey arrived early. He came in and went straight to work, plugging in testers in sockets and opening and turning on the appliances. I should also note that Stacey was very fast and straightforward with his quote that's adjusted to the property you're buying. Because I am buying an old condo, he gave me a very fair price and yet did not rush anything during the inspection. I cannot recommend him enough. If I get lucky in the next years and I'll be able to purchase a newer condo than what I'm currently buying right now, I will definitely use Bayou City Home Inspection again!

What is a home inspection?

Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary.
