Christine came through for us on the super quick timeline we were on. The house looked spectacular and the feedback was outstanding from potential buyers! DeZign Zoo really exceeded our expectations for this job! Christine was very professional and personable in all our interactions and her pricing for staging our 2800 sq ft home could not be beat. I've worked with Chiara on 3 projects so far. I initially contacted her because we recently purchased a new home that needed to be completely updated. We did an initial consultation and also met at the house so she could see the space. She presented a paint selection which we were both happy with at the first try. We only made some minor adjustments to the first colors she chose due to the lighting in the house. In addition to the paint selection she found painters who were top notch - and they did the job in on a tight schedule. For the sake of this review I won't go into extreme detail but the week of our move we were on a previously planned vacation and I had no hesitation giving her a key to the house for access for herself and the painters while we were gone. She supervised the job while we were gone and we were extremely happy with the result and having that done before moving in. At the last minute we decided we wanted to have the master closet redesigned and installed. She quickly created a functional design and found a contractor to do the building of the closet. While the installation of the closet itself took longer than I thought it would (this was not due to Chiara - our communication and expectations of the contractor could not have been more clear and besides, these things happen sometimes), I'm very happy with the finished product. Most recently I contacted her for the kitchen space. I purchased and refinished a kitchen table & chairs but wasn't sure about the color so I reached out to her to talk about the kitchen design even though we won't be starting that remodel until a later date. We did a consultation and talked about the design for the kitchen in detail. I was again very happy with the initial design and only made a few minor changes while we were talking about some of the details. She was able to get the kitchen chair cushions reupholstered for me in beautiful fabric that fits with the design we are doing in the house for a reasonable cost. Before contacting Chiara for the kitchen I was trying to figure it out myself and did some driving around town looking at fabrics. If you have never done that before it is completely overwhelming! I'm so glad I gave up on the DIY plan! She has oodles of resources, contractors, upholsterers, painters, people who do wonderful, quality work for a reasonable cost. We are currently working on floors for the extra bedrooms in the house. Truly, Chiara has been a pleasure to work with. She is very professional, prepared, she listens and works to incorporate your "vision" for your space while giving good design advice. She has been able to work on our timeline, doing one project at a time, little by little. I know a lot of people think that with Pinterest and HGTV you can do it yourself. Not true!! The investment in a designer for your home can make all the difference and without reservation I would recommend Chiara for any size project of whatever style/taste.

Cricket instinctively knew what to do to get a home ready for a quick sale. She worked hard making our already neat home into one that was more up-to-date. It was such a pleasure working with Kyndra and the rest of the team at Atmospheric Home Staging. They were prompt, kind and courteous. We were selling a house that we still really loved but had outgrown due to additions to the family. In staging the house she was able to keep the modernity of the house while also making it feel like home. She also pointed out things that I would have never thought of. She insisted on staging the master with a queen bed, to make the room look bigger than it actually was. I was unsure, but she was able to convince me and when I saw the final product I thought 'This is the work of a genius!' The house was on the market for only 9 days even though we listed around the holiday season! I highly recommend Atmospheric Home Staging for anyone looking to sell!

Julie is outstanding home decorator and stager. She can take items you already have and rearrange them to make it look like it's from a home decor magazine. She's very good at mixing pre-owned items with new items as well. She definitely knows how to make a home feel warm and inviting. She also has a great eye for color! I have terracotta color brick which was very hard to find a color that looked good with it. Julie suggested a color and it looks spectacular! I've received many compliments on the color. It took my house from boring to a really rich look. She offers a variety of services for different budgets and no hidden surprises. She listens to your needs and desires. I would highly recommend her and will definitely use her services again!

The Bella's team did an amazing job getting my home ready for me to sale. After the first visit and we agreed that I couldn't do all this by myself I agreed to let them do the job. They cleaned off shelves they rearranged my furniture to make the room so adorable. I was amazed at what they had done with the home. It did take all day but we knew that going into it. We were relocating from out of state to the North Dallas area and did not know a thing about where to live. We were wanting to find a good neighborhood for our children with excellent schools, as well as being close to my husbands work and the airport. Doug Shanahan helped us find the perfect town and neighborhood for our family (Flower Mound TX) He listened to my exact wants and needs (and there were a lot!), and went above and beyond to show us homes. He would even face-time me to show me houses if I could not be there in person to look at it. The level of service and commitment did not stop after we bought the house either. After we moved in, he and his wife Lauren have given us many referrals for contractors, landscapers, pediatricians and even babysitters. They have invited us out to meet some of the people that live in our area and have checked in on us many times. I would recommend Doug Shanahan to anyone looking for a realtor that is knowledgeable, reliable, honest and thorough. I will definitely use him again when we need him!

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
