We will do what needs to be done to make sure your property is managed hassle-free. We pride ourselves on taking care of tenants which leads to low turnover rates and low vacancy rates – putting more money in your pocket. I sit at home sipping mint juleps knowing that Anzen is professionally managing my rental units. They do it better than I would myself. As a result, I can focus on finding good investments and leave the management of my properties to Anzen.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Our full-service management fee is 10% of gross rent. This includes the following: * Finding Tenants - Marketing, Open Houses, Background/Credit Checks, Interviews * Creating Leases * Renewing Leases * Rent Collection * Late Fees * Check-in/Check-out - Cleaning Services, Carpet Cleaning, Security Deposit Refund, Utility Transfers * Managing Utilities and Paying Related Bills * Landscaping Maintenance * Winterizing of Property * Furnace Tune-up and Filter Changes * Incident Management - Managing Repairs after disasters or Remodeling * Manage incoming calls and requests from Tenants * Maintaining Tenant Relationships and minimizing Turnover * End of year Accounting for Income and Expenses - Profit and Loss Statements If you wish anything less than full service, a custom quote can be created.

  • What is your typical process for working with a new customer?

    Our process of working with a new customer would include meeting with you to talk about the home for which management is needed. This will include an analysis of the rent to be charged on the property; our goal is to get you as high of rent as possible. This meeting will also allow us to understand your preferences for the property; will you allow pets; are utilities included in the rent; how long of a lease do you prefer; etc. We discuss how these preferences may affect your bottom line. Ultimately, we will make sure the property will be managed according to your preferences while maximizing your profits.

  • What education and/or training do you have that relates to your work?

    Laura is a licensed realtor in the state of Utah and is a member of United Real Estate Advantage. She has been managing both commercial and residential properties since 2008. She works with Buyers, Sellers and Investors for purchases, sales, and management.
