This guy is awesome! He came in and installed my fan within an hour! The best part about this whole thing was he responded to me very quickly when he was running late he let me know. I'm a contractor in Roofing and communication is huge to me! I will be using him for future jobs and also using him for some of my inside work on my own jobs that I get. Royal-T replaced a contractor I hired - and fired - to remodel penthouse condo I had recently purchased. First contractor misrepresented his capabilities and experience, and created a horrendous mess. Royal-T stepped in and transformed my penthouse property with care and quality. Owner Micah Chamberlain coordinated with building management/HOA with ease, and everyone was impressed. My project was greatly impacted by improper work by first contractor, and Royal-T rectified major problems. Carpentry is excellent. Total quality and professionalism by everyone associated with this project. I was comfortable with Royal-T personnel and they had keys to my property. Ten weeks from start to finish, including demolition of substantial fireplace separating two rooms (11,000 lbs. stone and debris hauled to dump!), new flooring (over 1,500 sq ft). New kitchen/bath, doors, recessed lights. Major ceiling and vent work. When my project was completed, my designer said he would like to work with Micah in the future and has already contacted him! Royal-T Construction is first-class!

It was a pleasure working with Justin. He was very thorough and made sure he got our shelves down to the exact size, type of wood and color that we wanted. The fact that he didn't charge us extra for supplies was a breath of fresh air. Most contractors will double your price simply from charging you more for supplies. But he didn't. He bought them at his cost and we just paid him for his time and hard work. We absolutely love our floating shelves that he created for our living room. It was exactly what we wanted and he got it done quicker than we thought too! We'll definitely be hiring him to do a few other projects in our house like creating the mud room and fixing a light in our kitchen.

Jerry Puente installed a large bracket which pulls out from the wall and tilts for a 65 inch TV in my basement. It was his first bracket of this type he hung and did it carefully and professionally. It took 2.75 hours as he also hung my electrical strip and made sure the components and cable were working. He was on time and states he has other contractor / maintenance skills to offer which I plan to take advantage. His appearance was tidy and truck clean.

Shawn is a superb contractor -- I can't recommend him highly enough. He renovated two bathrooms and an entryway for us. Renovations came out beautiful. The couple of issues that came, he fixed immediately and without question. For example, when replacing one of the bathtubs, there was additional work required to get the drain/plumbing hooked up that he hadn't included in the bid. He just took care of it. His price was also more that competitive and he completed the project in a timely manner. The bottom-line is Shawn has a lot of integrity. If he tells you he will do something, he does it. His team shows up on time and they pay attention to detail. If he needs additional help to ensure the job is done right, he'll bring it in. The bid he gives you is accurate and if there is a change order (we asked for extra work), it will be priced reasonably. I would definitely hire him again and will recommend him to my friends.

John came right away to give us a quote on rebuilding our bathroom. We'd had to tear it out as part of a larger repair. He had great ideas for redoing the space that we hadn't even considered. Within 2 days of accepting his bid, John had people here working. He has kept us informed of what was happening each day throughout the project. Any time we have a question or need something changed, he responds right away. We have been thrilled with everything about working with John. This was our first experience hiring a contractor - we've always tried to do it ourselves. We will definitely hire him again in the future for other projects. We live in Twin Falls, ID (200 miles away from the Contractors office). We bought a new (built in 1999) home in September 2017. It was a VA purchase and should have been inspected better but when we were putting up the Christmas Lights in December we noticed that there was dry rot on the eaves of the home. The original shingles had not been overlapped on the eaves so water damage was discovered. I contacted several roofing contractors and SEARS was the Contractor we picked. Their professionalism and attention to detail was tops. Their response time was very short and I have never seen a better roof than we have now. I will use their Contractors in the future.

A little background: I have been a licensed professional civil engineer in Utah for over 30 years and have extensive experience with construction and contractors. These are difficult days to do small projects, as the construction boom rages on. Kevin Hutchings was the general contractor to finish my basement in Riverton, UT, this past Spring, and I have nothing but good things to say about him and his sub-contractors. They were all very friendly, respectful and extreme considerate coming into our house. My wife and I had to travel for several weeks during construction and never had a moment of worry, as we knew we could trust them. Kevin stuck with his original scope and I originated all change orders. He was always helpful with good and valuable advice and offered multiple alternatives to many items. He made sure we were happy with the final product prior to sending in his last invoice. I would strongly recommend Thor Development to anyone who wants to work with a good and honest contractor.

Todd was the best to work with. He took my conceptual design for a bar and provided mock ups so I could visualize what it would look like. The finished product turned out even better than the drawing. He stepped in where my past contractor took my money and never showed up for the job. He was able to complete the job very quickly and was great a communicating where he was at throughout the process. We already have a few more ideas for him so we will most definitely be using Todd again!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins.
