Scott Duvall came to my house to give me an estimate on installing a French door that I had previously purchased. I was impressed with his knowledge and honesty and ended up hiring him to not only install my French door, but to build a 16'x16' deck outside off of the French door (approximately 4' off the ground). Scott was critical of the product that he purchased for my deck and even sent back product that was delivered that was sub-standard. I appreciated his attention to detail and for explaining everything to me as we went through the process. He made sure that I was happy every step of the way. I have a terrific deck that is top quality! And, my French door is amazing! Scott did outstanding work on both the French door install and the deck build. I appreciated his honesty, integrity, and work ethic. I especially appreciate that Scott took personal pride in his work. Scott has a vast knowledge in the construction business and was fair in his pricing. I would hire Scott again and I would also recommend him to my family and friends. -Diana

I've had Rick Walters (Carpenter Ants Construction) do a small and a large project for me and he was fantastic with both! Rick has great attention to quality. He is transparent in all he does. He is honest and trustworthy. I would give Rick the keys to my house and pay him in advance to do a project while I was gone, that's how much confidence and trust I have in Rick. You might also find it valuable that I didn't know Rick from "Adam" before I hired him for the first project so this is not a biased or phony review. I'm happy to recommend Rick for construction work!

"This is the third time I have had North American Construction work on my home. The first was when I had my roof replaced, the second when I had my bath enlarged, and modernized. It wasn't with simulated tile,or tile with all of it grout problems, but with a marble product that looks like I was in the Waldorf Astoria. The last was my antiquated kitchen. The foreman Angel, was instead, transformed a drab, outdated kitchen into a show place that my wife can't stop singing the praises about!!! And they were several thousands of dollars less than the fu-fu places, that had done my neighbors kitchen. I would recommend them to my best friend without reservations, and I cant wait till i have enough to get my windows later this fall."

I would highly recommend Steve to complete you concrete job. He is knowledgeable, reliable and very meticulous with what he does. We were on a tight schedule to complete a driveway and sidewalk before the city started construction on our road. He contacted us immediately and had the job done that very week. It looks amazing and we are having him back to complete some concrete jobs we need done on other properties we own.

Stefan does a great job and has a good eye for detail. He provided good professional advice while designing and constructing a whole new bathroom. It is very clear that Stefan knows what he's doing and takes pride in doing things correctly. I would have rated five stars, but there were several delays in construction that I had to ask about rather than being updated on. Nothing terrible, just construction delays. I will recommend and work with Stefan in the future.

Aaron did a fab job on a recent remodel of my parent's home in preparation for selling it. He was very responsive to my questions and schedule, was always on time, and gave us great suggestions on what would work and what would not. I felt he was open and honest and well aware of our budget (he didn't try to gouge us like many builders would do). The repairs were all very well-priced and we appreciated getting a fully detailed bid before work began. We had two bathrooms remodeled and another totally torn down and replaced. He also repaired plumbing and electrical issues throughout the house and painted every room on the main floor (including removing layers of wallpaper!) The house looked wonderful and the second person through the door made a full-price offer! Could not have been happier!

John was prompt to answer, started as soon as he could, delivered the job on time, price was affordable, he was very professional on what he did. I hired him to remodel my bathroom and I ended up asking him to do some electrical and plumbing jobs that I needed around the house which he did. Good price and efficiency. I am recommending him for family and rehiring him anytime.

Clark did a fantastic job on rebuilding our deck. He took the time to listen to our concerns with the old deck and put those concerns to rest while building the new deck. Clark was always giving updates on how the construction was going and if there were any issues. Most of all we love our deck and definitely will hire Clark again for future house renovations.

Manny has been a great contractor for my remodeling project. He has taken my husband under his wing teaching him about construction while he works alongside him. Our project would be at a standstill if it wasn't for this company's willingness to do work on any type of remodeling project.

My mom told her interior designer that I approve of her cabinet maker, and then noted “and coming from Shaun, that says a lot.” It does say a lot. I’m a “Best of Show” woodworker who since college hasn’t done much with woodworking, but a fine artist and very picky. I’m not easily pleased and prefer to do work to have it done right, as even many professionals I’ve found disappointment in. Michael has proved to be a guy I would relish to have around in my own creative circles, and if I ever did custom home or furniture building, I’d want him close to collaborate and perhaps be part? Why? He’s got the passion and the love for quality, fine craftsmanship, wieshmanship. He’s an artist and his love of his craft make him a rare find. In due course, he’ll cost a lot of money for his expertise in creating beautiful things with wood. As I work on this kitchen remodel for my mom, he’s right there open to amazing ideas and has collaborated on great design points. My mother loves the lazy Suzan cabinets that make much better use of space than the 1964 constructed cabinets now being replaced. Micheal is perfectionistic and likes a high quality end result. I appreciate that much, and value him highly as someone to consult with on design and woodwork.

Josh was great! He listened to our immediate needs and our plan for the future and helped with the two separate projects even though one isn't ready to start. Friendly, reliable and dependable service. Even the little things mattered. Josh is a great person to work with. We've had an excellent experience and will be calling him again.

A little background: I have been a licensed professional civil engineer in Utah for over 30 years and have extensive experience with construction and contractors. These are difficult days to do small projects, as the construction boom rages on. Kevin Hutchings was the general contractor to finish my basement in Riverton, UT, this past Spring, and I have nothing but good things to say about him and his sub-contractors. They were all very friendly, respectful and extreme considerate coming into our house. My wife and I had to travel for several weeks during construction and never had a moment of worry, as we knew we could trust them. Kevin stuck with his original scope and I originated all change orders. He was always helpful with good and valuable advice and offered multiple alternatives to many items. He made sure we were happy with the final product prior to sending in his last invoice. I would strongly recommend Thor Development to anyone who wants to work with a good and honest contractor.

Overall, Kumi Finau did a good job. I was satisfied with quality and price and have recommend him to two others. He's building his business in the US, so the market at times can still be new to him, including bids, supply of labor, etc. Make sure both parties are on the exact same page, and then pay attention to the detail and his methods for accomplishing the final product. Be clear on expectations, communicate regularly and I think you will be pleased with his work.

Kyle and Royal K Construction have been great to work with. His family has done concrete work for generations, so they really know their stuff. They poured our addition foundation and garage and we liked their work so much that we had them do our driveway and back patio(stamped) as well. Kyle and his team are always there bright and early and work very hard. Their prices are fair and they do quality work. They are easy to communicate with and were always patient in answering our many questions. In doing our home remodel they were the only contractor who were always there, on time, when they said they would be there. I would highly recommend Royal K Construction for their quality of work, professionalism, and communication.

We felt lucky to have found and hired KNM Construction to do our job. Sione (John) and Fred were professional from beginning to end. They displayed a work ethic that anyone would appreciate. We felt the original bid presented to us was more than fair for the amount of work that needed to be done so we paid them more because we were so happy with the outcome! They went beyond our expectations for the amount of time spent working as diligently as they did. Every small request we had was met. Work involved removing four tree stumps and all the roots for these trees needed to be dug up and hauled away. The ground needed to be leveled so several truck loads of dirt were hauled to others nearby as fill dirt. Three boulders were moved and set as we requested. They were EXCELLENT and we would hire them again. We also know they build homes so their talents go beyond the small excavation project we had.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
