I had a deck built from a "contractor" I found on Home Advisor. This contractor did a horrible job and my wife and I just didn't think it was safe for our family. Scott came out and gave me a very fair bid for fixing the problems and making it look amazing! He explained everything that was unsound and that needed to be fixed. He was here when he said and talked me through the whole process. He made me feel like I priority and not another job just to get to the next. There isn't one thing I would change about the work he did! I highly recommend Scott and we will definetly hire him for our future projects!

Steve arrived on time to repair some water damage on the ceiling of our basement. He was in and out in about 30 minutes, job looks great. He offered the work for free since it ended up being a small job (we still paid for his time).

I used Nate to do some plumbing in my unfinished basement. He did exactly what we had asked and even provided a few very useful suggestions. His schedule seems to be very flexible. I am very happy with my decision to hire him.

Bruce and his son Jake are great. Communication was awesome, and they started two days after giving me the quote. I had seven other contractors bid on our garage foundation, driveway, and patio. Bruce was very competitive and very knowledgeable. He took the time to explain how he would approach it, and his years of experience were obvious. I have 100% confidence that I made the right choice.

Sam and his guys took really great care of us. Beat out all other bids and made sure the job was done right. He made a patio and stairs for our walkout basement. Sam and his crew even cleaned very well after all the work was done. Really honest down to earth guy that'll make sure your concrete needs are taken care of. I'd recommend him to any of my friends and family. Thanks Sam!

Fantastic team, fantastic experience! Before deciding to go with Ethan and Logan to finish our basement, we received bids from several contractors. But Ethan and Logan stood out from the crowd, with their professionalism and competitive prices and timeline. They stuck to their budget and adhered closely to the aggressive project plan. They communicated so we'll throughout the entire project, so we always knew exactly what and whom to expect. And the finished product turned out even better than we could have hoped. Thank you Ethan and Logan!

Shawn is a superb contractor -- I can't recommend him highly enough. He renovated two bathrooms and an entryway for us. Renovations came out beautiful. The couple of issues that came, he fixed immediately and without question. For example, when replacing one of the bathtubs, there was additional work required to get the drain/plumbing hooked up that he hadn't included in the bid. He just took care of it. His price was also more that competitive and he completed the project in a timely manner. The bottom-line is Shawn has a lot of integrity. If he tells you he will do something, he does it. His team shows up on time and they pay attention to detail. If he needs additional help to ensure the job is done right, he'll bring it in. The bid he gives you is accurate and if there is a change order (we asked for extra work), it will be priced reasonably. I would definitely hire him again and will recommend him to my friends.

Finishing a 1600 sq ft basement. The workers did the rough electrical, rough plumbing and framing. Overall they put out a quality product that passed the city inspection with no issues. I'd recommend going with the weekend framing crew. We did have some issues with the weekday framers coming to the house 1-2 hours late, impeding on my wife's schedule. However, they were quite responsive once we voiced our displeasure and the problem stopped.

John came right away to give us a quote on rebuilding our bathroom. We'd had to tear it out as part of a larger repair. He had great ideas for redoing the space that we hadn't even considered. Within 2 days of accepting his bid, John had people here working. He has kept us informed of what was happening each day throughout the project. Any time we have a question or need something changed, he responds right away. We have been thrilled with everything about working with John. This was our first experience hiring a contractor - we've always tried to do it ourselves. We will definitely hire him again in the future for other projects. The room turned out beautiful and we are more than happy with it.

My window well kept filling with water and flooding my basement. I called my landlord, who in turn called Kore Investments LLC Property Maintenance Solutions. They were out the SAME morning, getting the flooding stopped and finding out the cause. There was ahuge snowstorm and it wasn't safe on the roof and i thought Christmas was ruined because it wasn't supposed to stop until after Christmas. But the 23rd Jen emailed and said she wanted to try and work a Christmas miracle. She sent Roofers out ASAP and now my basement is better than new. They were prompt, they kept their promises and cleaned up after themselves. They kept me informed and never left me guessing. I would use them again in a heartbeat.

Going through a major house renovation, my wife and I haver worked with multiple contractors in the past 4 months. Working with Clark was a breath of fresh air. He was honest, hard working and paid really close attention to the details. He reported every step along the way and made sure my wife and I were happy. We will definitely be working with Clark again and would highly recommend him to anyone thinking about hiring him.

There’s a crack in the basement of a home we’re trying to buy and I was worried it was a structural issue. I posted pictures and Dave was quick to respond and knew right away it wasn’t structural, but was also willing to help if we wanted further inspection. I can definitely trust someone who is willing to share their knowledge rather than going straight to charging me an outrageous fee to come look at it like others did. We have some things we want to update in our house and we will definitely be hiring Dave! I know he’ll be fair and professional.

Manny has been a great contractor for my remodeling project. He has taken my husband under his wing teaching him about construction while he works alongside him. Our project would be at a standstill if it wasn't for this company's willingness to do work on any type of remodeling project.

Thor Development was great to work with. They responded quickly to our request for an estimate. They were more than the other bids we received, but Kevin took more time and paid more attention to what we told him we wanted to accomplish. He pointed out measurements and other parts of the project to us that the other bidders passed over. We went with Kevin/Thor because he was licensed and because we felt the end result would be better. Overall, the project took a little longer than we thought it would, but all the good contractors in our area were very busy and the end result met our expectations and more. We did a basement remodel. We cut into walls, cut into the cement to access the main sewer line, added a new bathroom, closed a wall and opened up another. There was plumbing work, electrical, framing, flooring and painting. All was coordinated by Kevin/Thor Development. Would we use Thor Development again? Absolutely.

I had a flooded basement & was looking for contractors to renovate. Called several referrals and got no response except BCB (thankfully). Jesse came, presented a bid & took me to past projects. He kept very close to his original bid even though, there are always unexpected circumstances. His team came nearly every day until finished. Their quality of work is amazing and any time anything went awry, It was corrected. I loved everyone on his team and I miss them like family since they completed. I'm so proud of the finished space. A neighbor came to see my basement and complimented my good taste and I honestly said, "It was Jesse!" When I win the lottery, I want them to come back and reno the upstairs.

Kyle and Royal K Construction have been great to work with. His family has done concrete work for generations, so they really know their stuff. They poured our addition foundation and garage and we liked their work so much that we had them do our driveway and back patio(stamped) as well. Kyle and his team are always there bright and early and work very hard. Their prices are fair and they do quality work. They are easy to communicate with and were always patient in answering our many questions. In doing our home remodel they were the only contractor who were always there, on time, when they said they would be there. I would highly recommend Royal K Construction for their quality of work, professionalism, and communication.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
