Jeff did a great job for us. We hired him to clean and inspect our chimney and fireplace.  We thought we might have to spend a few thousand dollars on a liner, but he found that our chimney was in good shape overall, and our issues could be fixed with repairs that were much less costly.  Besides the cleaning, he ended up replacing a broken damper and strengthening areas of weak mortar. He also found seals on other roof vents that were either cracked or loose.  He repaired/replaced those, stopping a major leak potential in our attic.   Jeff also   cleared off other debris around the roof and gutters.  Overall, he did great work at a price better than we anticipated.

Today, 07/25/18, Shaun Baker from Baker Brothers Exterior (BBE) arrived at my mother’s residence to give her a quote on roof repair. Shaun inspected the roof and came down from the roof to inform my mother that the only damage he noticed was near the chimney. This was accurate. Shaun stated the cost to replace that section of the roof would be $600.00. My mother, however, had planned to replace the entire roof and pay for it in cash, thus she asked Shaun for an estimate on such. Off the top of his head, Shaun stated it would probably cost around $6,600.00. He proceeded to go back up on the roof and came back with an even higher estimate of $8,600.00. My mother was outraged. She had already received two quotes around $6,200.00. Therefore, she told Shaun the price was too high and thanked him for the quote. Then Shaun informed my mother that he would give her a “senior citizen discount” and quoted her a price of $5,900.00. My mother was very pleased with the new quote and accepted his offer. Shaun mentioned that he would have to run it by his brother. Less than 2 hours later, my mother received the following text from Shaun: “Your estimate with Baker Bros. has been cancelled. Please contact us if you need more information or have any questions.” What kind of business does crap like that? This company is so unprofessional that they do not, personally, call the customer to negotiate on a price. Instead, they arbitrarily cancel the contract due to no fault of the customer! My question is: Why send a representative that is ONLY qualified to inspect a roof and not provide the customer with an HONEST quote? Why in the hell would a company need to run it by someone else – who by the way, never came to inspect the roof him-/herself? So it appears this company has no remorse about wasting a customer’s valuable time! I should have taken heed to warnings posted by other people who contracted with BBE, such as: Jay, Jun 10, 2018 (1 star); Alfred M., Feb 28, 2018 (1 star); and Constance S., May 9, 2017 (2 stars). Please read their reviews. I plan to post this experience on every social media site I can think of, in addition to my Facebook and YouTube channels. Look for the links soon! BBE does not deserve 1 star. I would give you a zero. I hope you lose business behind your unscrupulous business practices. I knew I should have stuck with the professionals on HomeAdvisor.

Sevicie provider arrived within specified time and gave estimate to do work which ended up being $50 more. That was based on difficulty of accessing dryer vent from rooftop. I was very pleased with the professionalism and efficiency. Would recommend.

I hired Thomas because our gutter and soffit were coming loose. He immediately gave us a quote and a time he could come the following day. Thomas arrived on time, assessed the job, and told us how long it would take to complete the job. While he worked, it became apparent that the task was more complicated than we initially thought... there was some rotting wood underneath! But Thomas solved the problem, re-affixed our gutter and soffit, and even though the job took twice as long, he then secured all of our gutters, caulked our roof in a few spots, and gave an assessment on how much life our roof has left. I expected the price to be higher since the work took longer and was more difficult, but Thomas stuck by his initial quote. I highly recommend working with Thomas, and I will definitely think of him for any future jobs.

Scott was super helpful on the phone and sent Gary to clean my dryer vent and inspect the chimney. Gary ran into a bigger issue with the dryer and couldn't complete the work, but called and explained fully what needed to be done. He also inspected my chimney for free. Excellent company and service.

I had Gomez help me with some HVAC work in my bathroom. We needed to move a air vent from the floor to the ceiling due to a bathroom remodel. He was Fantastic. I would recommend him to any friend or family member. He was on time. Price was great. He explained what he was going to do and executed everything on time. Seeing as how I live in an old Arlington house, we of course uncovered issues along the way and he was able to still complete the job without jacking up the price. I cannot say the same for other contractors that I have worked with in the past. If you need Heating and AC work done in your home, call Gomez. He is a great professional.

We are so happy to have found Marvin and his crew at Baiza Construction! It's been a year since Marvin completed the project of turning our fixer-upper into a beautiful home and we couldn't be happier. The renovations were extensive: they knocked down a wall and installed a modern kitchen, moved the location of a bathroom and gave us an amazing walk-in shower, sanded and stained hard-wood floors, painted, gave the house a new roof and all new windows, while insulating everything well so we will save money on heating and A/C in the future! They did a lot more, but too much to list. We keep going back to Marvin to do additional projects as needed. Marvin has been very good to us, he does great work at very fair prices. He's also a really nice guy who really wants to make sure we are happy with the results. The only problem? He's so sought after, it may be hard for him to find the time to respond. I think a lot of bad reviews are due to him just being so busy. My suggestion to him is to hire an administrative assistant to help with all the project scheduling, invoices, and other boring office stuff that I think he doesn't like to do. Also, maybe find a way to clone himself ;)

Erick and his team did a kitchen remodeling project for me in Fairfax. They installed recessed lighting, removed the bulkhead moved the air vent that was in the bulkhead, installed the cabinets and backsplash, installed new appliance and a new sink, faucet and installed new breakers for the new appliances. They did everything in a professional, neat and timely manner. He even came on a Sunday to accommodate my tenants schedule. My tenants told me that they have never seen any contractors who left the house clean and tidy at the end of each day. He was a true pleasure to work with and made the project easy even though I live 800 miles away. I highly recommend Ordonez cleaning service. He has earned my trust and I told him that I will count on him to take care of my house. In Virgina.

Walter installed a 50 gallon power vented water heater in a basement crawlspace. From the first time i contacted him until the project was complete he was responsive and did what he said he would do. Walter even went out of his way to fit the install into our very busy schedule. He is a true professional and he completed the project on budget. Will be working with him on future projects.

Ernesto Cruz (his company is Salvation, LLC ) installed a dryer vent and washer for me in my finished basement where there was no existing plumbing. I was very happy that to install the dryer vent he did not cut a hole in my basement drywall ceiling where as I has couple estimate previously and both had told me they had to cut the drywall ceiling at least in 2 places! He did a nice job to install new plumbing for the washer. At the end he hooked up washer/dryer and made sure work properly. He always showed up on time, very organized, and completed the job within the timeframe promised. He is polite and got the job done at a reasonable price. I would recommend him to any friend or family member looking for a good plumber. I will contact him for any future plumbing need at my house. Thank you Ernesto!

I had a HVAC system with no cold air output. The outdoor unit was located on the roof of my condo bldg, accessible only through a small attic crawl space. Brian arrived promptly, and very quickly identified my unit, diagnosed the problem and replaced the defective part. I had cold air again within 30 minutes.

Bella Property is an extremely profession company. The owner arrived on time, did not do any upsell when he came to check the problem and agreed to do the work at the original rate that he had quoted. I ended up getting a lot of work done by him, all to my satisfaction. In addition to the plumbing, he did my electrical, roof repair, shed work, and painting. Highly recommend.

Wind blew few shingles off at 1 of the corner of my roof on Saturday and Jose was willing to come on Sunday to do the repair with a very affordable price. He arrived right on time and did a very good job. After putting new shingles on, he was very nice to walk around the roof checking other shingles, putting caulking to the vent boots without adding extra charge. He took before and after photos to show me what he did. I'm so grateful to find Jose company. Any future work needs we will absolutely call this excellent company.

The owner, Phillip, was quick to respond and thoroughly answered all of my questions in the weeks leading up to the project. Their pricing was fair and competitive and he included a 25 year transferrable warranty with the new roof (other contractors offered non transferrable 6-10 year warranties). There was some initial miss-communication about including a skylight installation in the project and he assumed it was a replacement rather than new installation, but he honored his original quote and included the installation at no additional cost. His team promptly returned to repair a leak in one of the skylights a few weeks later and everything has been leak-free since. Overall very good experience and would recommend him to others needing full roof replacements.

The experience of hiring NOVA Exteriors, working with the appraiser, and having the roof done quickly and as promised was a seamless experience. After many weeks of rain, the roofers were able to install the new roof quickly, and it looks great! We also have peace of mind knowing that their work is guaranteed, too. Will definitely check with NOVA Exteriors again for future remodeling projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
