EBRR crew did a great job with our attic installation. And more importantly, the job was done very neatly and quickly. They came and measured on Monday and our work was done Wednesday. Quick turnaround makes a big difference when you are in a need.

Jose gave me a very competitive quote. His company, EES services had many great reviews and a good website so I hired EES. Communication was excellent. Jose showed up at my house when he said he would even contacting 45 minutes prior to arrival. Jose gave me a copy of his company's current business license and insurance. He was extremely courteous and professional. My gutters needed serious attention. Jose and Natalie did a great job cleaning them out and flushing out my clogged downspouts. They continued to work after dark until the job was done. As we were taking care of the paperwork and payment I mentioned that my chimney cap had blown off during a storm. Jose took his ladder back off his truck that he already had put away and installed my chimney cap. I look forward to hiring EES Services again. Very nice and professional people to work with. Give Jose a chance to earn your business.

Rob is excellent. I set up a project for Handyman as we moved into a new house to install over 25 curtain rods and he actually came that night, after fitting me in that day. He was there late and came back the next day to finish (which he surely did not need to come that night, but, I was very happy he did). He will definitely be our Handyman. I will be hiring him to install outside lights, TV brackets, etc.

My boyfriend and I have been working with Wes Hart, a certified electrician, for four months now, and we feel so blessed to have found him. Wes is competent, diligent and most of all, honest. His prices are always reasonable and he never tries to find problems that don't exist. He is a real problem solver. He provided sound advice for all the work we wanted to get done in our house. We are as satisfied with his work as we are with his work ethic. Honestly, you don't come across a contractor like Wes very often. We just love working with him and trust him completely. This is the work he has done for us so far: - Pass wires through living room walls and ceiling to install a sound system and TV - Mount an X-large TV screen on the wall - Change electrical boxes - Install three ceiling fans - Install GFIs outside the house I just can't recommend Wes enough. I can promise you that you won't be disappointed. Just give him a call! Flora & Thomas F.

He installed the curtain rod beautifully. He went above and beyond to meet my needs as well as my clients needs. I will be hiring him again to do handyman type work like installation of tv mounts, hiding wires and installing curtain rods.

Jennri and his team (and he really has a team, each who specialize) did an amazing job for us, completing a total house renovation that was abandoned half way through. They were thorough, made good suggestions, worked quickly, and offered very fair prices. They did electrical work, tiling, drywall, painting, and installation of appliances and cabinets. They did really great work - I've already recommended him several times! We also hired his cleaning services to clean our (really really gross) old house before we sold it and they left it totally spotless (including the oven!!) for a great price. We will definitely continue to hire him for anything that comes up!

We've hired many contractors on Thumbtack for various projects. David stands out head and shoulders above everyone else. He is the hardest working contractor I've ever worked with. He completed an interior door installation that had very specific and odd requirements. His problem solving skills, craftsmanship and attention to detail are meticulous. I will be hiring him again without hesitation. He cleaned up after the project and left my house cleaner than it was before he came over. Thank you so much David, it was great meeting you and I look forward to using your services again!

I needed an outlet installed prior to a washer/dryer installation, with short notice. Rolando responded within 5 min. of my posting and it was all done within 24hrs. I immediately referred him to several others in my building who needed the same thing done. Great guy, knowledgeable and quick. Solid work.

We absolutely loved working with José and his team to tile our basement floor with ceramic wood-looking tile, expose a brick wall, and install new toilet and a wall-mounted sink. He works FAST and within budget. Extra things we needed done were added at very reasonable extra expense ($40-60 to repair an unexpected drywall hole behind a mirror). His team does beautiful work, and José made sure every bit of trash or demo material was taken away. They also went above and beyond to make things look nice. For example, I don't think they charged me extra when they plastered around our baseboards and it looks soooo much better! They also patched a little hole left by a past electrician's job. They took extra good care of our space as if it was their own home. We also like that he respected our desire to further finish our space ourselves ( we are ok with doing our own painting). I can't say enough good things. We will definitely hire José and Brandon Contracting for our next job.

My father recently had a stroke. After being released from the rehab facility, we decided that it would be best for him to move in with us. We needed grab bars installed through out the house. After receiving several bids, I decided to go with Scott. He was able to come out within a couple of days and installed the grab bars. After he had finished, he was able to take care of the dripping kitchen faucet and a leaky shower valve as well. I was extremely satisfied with Scott and the work he did. He was prompt, polite and very helpful. I would definitely recommend him and will use him again in the future.

Cannot go wrong here. I have had issues with sinilar hires in the past but this is definitely not one of them. Firstly, Matt was very responsive to any and all questions regarding the anticipated work. He was polite and most importantly punctual, which I have noticed is an issue with other hires. The work required was curtain rod installations and based on the work done I can confidently say he can more than effectively handle any other similar work. Willing to work with you on all aspects throughout the process and shows readiness to go above and beyond. Very good experience. Highly recommended!

Ulrich handled my to-do list efficiently with no problems. He did accurate measurements and installed wood panels in my platform bed after getting wood cut and transported from Home Depot. The closet door that never stays on track is now fixed. Ulrich is easy to work with and reliable. Would highly recommend him.

Hugo has done a great job installing my 55" TV above the fireplace. He conceiled all cables, patched all drywall cuts and painted over. It look great, professionally done. He quickly resolved an issue revealed in the wall. He left the room clean and explained to me what he has done. I am very pleased with Hugo's quality of work and professionalism and I strongly recommend him for tv installation above the fireplace.

This was my first time using thumbtack and I am glad I did. I had a kitchen faucet installed. Appointment was within a few hours of my request, communication was great, price was reasonable, work quality and professionalism were great as well. I would use this company again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Fore more, check out our tips for smart hiring on Thumbtack.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
