I initially asked Tan the Handyman to take a look at my property last year. The matter had resolved itself before he could do any work, however when I contacted him recently he was more than willing to take a look at the job. He was a life saver. He completed the work I needed at my rental property and took the extra step to come back the following week to meet an inspector to be sure everything was alright. His price was reasonable and work completed within the deadline. I will certainly keep Tan the Handyman and his crew as my maintenance crew for this property. Not only did my property pass inspection the tenants are happy. If in doubt do not hesitate to call Tan the Handyman. You will not be disappointed. Fair, reasonably priced, tidy, honest and most important for me, easy to work with long distance. Thank you Tan the Handyman. R Reid

Immediate response; reasonable quote and very reasonable bill; solved problems without the extensive work I thought might be required. They also do other handyman and property maintenance work, and I will call them for this should I need it.

These guys were great, took the time to make sure everything was done right. Even stayed longer to help with a bathroom project I was working on, separate from the original job. Will def. hire again for my other property.

Remberto, came promptly to assess the proposed work, gave a fine estimate - which was competitive (and not the lowest of all estimates that we solicited). We hired him/his company to lay tile in our new sunroom, and paint the exterior of our large brick/wood siding house in Alexandria. He handled the job very professionally, he communicated well - explaining the details of work, recommended how to make the job even better. We provided the tile and the paint. The work itself was excellent, completed on time, along with another worker in his company. Both the painting job and the tiling job was well cleaned up when finished. And, we already have plans to hire him again for other house renovation project, as we were quite satisfied with the whole process of his work.

I received exceptional service from Edgar Tipacti. Edger went over all my electrical projects, explaining the work that would be completed and offered me options when needed. His professionalism and quality of his work speak for it's self. All three project areas were clean and free of debris which shows me his respect for my property. Highly recommend this very nice guy.

I typically do not ever write reviews, but this contractor is a special exception to the point that not doing so would be wrong. Words truly cannot express how fortunate I feel that I was able to work with this crew, and how lucky I am that they reached out to me. We needed a renovation project done on the first floor of our rental property, and after meeting with several other contractors, we were starting to feel like finding a reliable contractor who could start working on it before mid to late-August at a reasonable price was a lost cause. Then, we came across Brandon Contractor. Not only did they quote us an extremely reasonable price that was less than half of other quotes we had been given, but they also scheduled us in sooner than anyone else we talked to. To make things even better, they were able to start working on our project almost a week earlier than originally planned due to some postponements on other projects. Once they started working, I was blown away by how hard this crew works. They worked from 8 am to 6 pm, only taking a break to eat lunch, and didn't take any shortcuts in terms of quality and detail (they honestly might have cared about getting it done exactly right more than I did). Also, perhaps most importantly, they never once even mentioned raising the quote despite the project turning out to be much bigger (requiring more materials/man hours) than originally expected. To top it all off, the crew cleaned up after themselves each and every day that they were here, and completed the project faster than anybody else told us they would be able to do it even though they had multiple other projects going on at the same time. There is no doubt in my mind that any time I have a project that needs to be done to make our property look better, Brandon Contractor will be the first contractor I contact. They are by far the best crew I could've found, and I couldn't be happier with the results of their work!

Matt's work has been excellent. He has done kitchen flooring as well as a bathroom for us, and will be doing another bathroom, kitchen backsplash, and fireplace surround for our house as well as some work on a rental property. He shows up on time, every day that he says he will be there (a rarity in contracting) and works hard. I couldn't be happier with the finished product. We will never use anyone else for tiling and are recommending to our family and friends.

I had Senior Errand Solutions landscape a property that had not been maintained in quite some time. Mr. Distefano, accepted the job and a very reasonable price. I am very please with his professionalism and quality of work. I am also in the process of having him do some home renovations at my property. I have and will continue to refer him to my friends and anyone that needs a trustworthy honest handyman.

My initial experience with Mr. Litman was when I had a tree removed from my house that had fallen during a storm. Most recently, he has been doing repairs on a rental property - including painting and removal of trash left by tenants. I am very please with his work and would recommend him to others.

We are deployed overseas and therefore need to rely heavily on a good property manager to handle our property in Virginia. When we were forced to find a new property management company on extremely short notice, I reached out to Edward Lui, who was highly recommended to me by a coworker. In less than a week, Edward and his team stepped in and took up the reins without a hitch. The Mars Hill team made it very easy to switch; they are extremely prompt in their responses to our questions, and their online portal is easy to use and is constantly updated with the latest information on our property. We appreciate the peace of mind that Edward and his team have finally given us! Jason Yokosuka, Japan

I had several large projects to complete at a rental property and D&D Mason Contractor's came though. Not only did I get a fair price, but Darold treated me like family and gave me the confidence that I needed in him. He was always available and courteous and completed all work when he said he would. He even did a few extra odd jobs and didn't charge me for them. I would hire Darold again, and again, and again... and I did!

After Julio visited the property, he instructed me to purchase the drywall, compound and tape in which I did. He kept on delaying the work and finally chose a date and time when I was busy driving a tractor trailer. He also instructed me to leave a check with my tenant in which I did. When Julio showed up he kept on calling me and told me that my tenant had misplaced the check. I told him no problem I will paypal you as soon as I'm legally allowed to pull over since I can't park a tractor trailer in the freeway. Julio said he can't wait. I reminded him that he had delayed this project numerous times and I told him that the day he chose I would be driving a truck and had suggested other dates. Julio refused to work. He had bailed on me despite me doing everything he asked me to including rescheduling several times and purchasing all the materials. When I returned from trucking I asked Julio if he would return -- he again refused. Unreliable and non commital

Finding a quality contractor you can trust are 2 criteria that are a must for all of us and Jose more than delivers on both of those! Jose tackled a 119 year old entry door way along with another entry door and one interior bedroom door. We met with a few other contractors as well. The others are really a front for a door and window company that will refuse to do anything less than tear out everything and sell you their incredibly inflated overpriced door and all the trim etc that goes with it. As mentioned our home is 119 years old and we have gone through painful measures to preserve the original Federal trim. If you have a home like this you’ll be able to relate to the debates you must have with contractors who think people such as us are crazy for wanting to preserve amazing historical, architectural accents in their home. They think tearing it out and slamming people some by the foot door trim with 0 character is the only approach. No debate with Jose. He listened to our wants/needs and found the right middle ground that saved our trim while introducing a modern, efficient solution and then tackled it! I also chose Professionalism for a criteria Jose but I’d like to expand on what that means for us. It certainly means everything the definition of the word brings with it but with Jose you also get someone who is extremely patient. Willing to talk options and hear your ideas on a project and consider alternative options in completing a project. Also, if you going to have a person in your home for any amount of time isn’t it great to not only feel comfortable around them but that they be likable? It’s not a must but when I find someone who delivers on quality, trust, flexibility, value, with an open mind who was honestly just a pleasure to have in our home, that contractor gets my referral and a call the next time I need a hand! Thanks Jose! Look for a call soon!!

Mr. Eddie Migue, IS Enterprises, Inc., Absolutely INCREDIBLE! My mom was looking for a contractor who had done similar work on her type of house that was built in 1909 in Northeast DC. Mr. Eddie was the only contractor that provided us with an estimate for everything that was listed in the request for proposal, as well as pictures of similar renovated homes in DC that they had successfully completed. The projects involved renovating the kitchen, bathroom, painting the interior and exterior of the house, resurfacing all the wood floors, skylight, replacing windows and installing a new roof. Mr Eddie renovated my 87 years old mom’s bathroom to fit her needs with a walk-in tub, pedestal vanity, ceramic floor tile and subway wall tile and it’s FABULOUS! They remodeled the kitchen and it’s so much more functional now and really a joy to be in. We had to replace the old floors throughout the house, of course, we were running out of money but Mr. Eddie made it work with the money we had. The new floors fit the age of the house like they had always been there. He really listened to what we were saying and he heard us because the work and detail he put into the house speaks for itself. He was very collaborative throughout the project and the lines of communication were always open. Mr. Eddie went above and beyond the scope of work and the house is Absolutely FABULOUS! We would have no hesitation whatsoever in recommending Mr. Eddie to others.

Eric with Acacia General contracting was the best contractor I have work with in several years. The whole crew was professional and prompt. Eric communicated with me during the whole process. To my surprise - the cleaning crew far exceeding my expectations. The quality of work was so outstanding. I hired Eric's crew to do additional work at my home. Acacia general contracting is now my General contractor for all of my investment properties in the DMV.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
