I noticed a water stain on my ceiling one morning and immediately went to Thumbtack for quotes. Eagle Home Improvement responded within 5 minutes and offered to provide a free estimate that same day. David arrived at our residence right on schedule. He immediately identified the problem and laid out our options. He was knowledgeable, professional, and friendly. He corrected our issue within an hour, and even fixed some minor issues under our sink because things weren't installed correctly by the previous home owner. The whole process was very smooth and easy. I highly recommend this company.

Kelvin did a great job repairing the textured ceiling drywall after a pipe burst causing water damage. He was able to repair the ceiling drywall and also matched the textured ceiling up nicely. I would recommend him for repairs like this in the future.

Randy was great at being able to come over to our rental property very quickly when we had a water leak from the upstairs bathroom. He was knowledgeable and able to fix the leak and repair the ceiling in the kitchen as well. We were happy with the work he performed.

More patience than I with balancing out one of the two ceiling fans installed. The fact that he took the time to ensure it was balanced to ensure the job was done correctly says a lot about a person caring in what job needs to be done.

Highly recommend! Jenrri and his team did new drywall on my kitchen ceiling and you can not even see where the old ceiling starts in the dining room/living room and merges with the new ceiling in the kitchen. There were a number of really tricky things to deal with including a lot of unlevel areas, different ceiling thicknesses to match up to, and Jenrri even found the perfect custom shade of white paint to match the old ceiling area which saved me from having to repaint everything. His team works quickly and they took care to limit the sanding dust from getting all over my house. I'm very happy with the end result. Thank you!

I had Mr. Tipacti install a ceiling fan for me (which included a new fan box since it was only a light fixture before). He showed up right on time and he was very friendly. Edgar completed the job (even put the fan together for me) and installed a remote fan switch. I was very pleased with his work and his price was more than reasonable. I would be happy to call on him again for future electrical services!

Francisco and his assistant were very professional and friendly. They installed grass cloth wallpaper and did an excellent job. They also installed wallpaper on my powder room ceiling and painted the ceiling of my dining room which came out beautiful. As an Interior Designer, I am very pleased and happy I hired Francisco.

Jose and his team did an amazing job in a short time frame! We had an old glass screw in fuse box that they updated with a new breaker box, requiring the electrician’s expertise all the way to cleaning up and patching and painting the dry wall-it looks perfect! We also needed plumbing and electrical work to create a laundry hook up in a tight space, the team accomplished this flawlessly, requiring them to cut through ceiling on first floor. When repainting the ceiling, they did the whole thing to make sure the color was consistent all the way across. The team also used their creativity to convert our prior folding closet doors to open on both sides to accommodate the new washing machine door. Jose himself did the final walk through to make sure we were happy prior to dismissing his team. Thank you Brandon Contractor for your hard work and flawless finish!

My name is Cheri and I was in a desperate situation when I contacted Renaissance Restoration, Mr.Sanchez assured me he would come by first thing in the morning and fix my wiring problem, well he not only fixed the ceiling fan that was installed by an incompetent idiot from the previous day but he did a lot of extras too. He installed motion detectors, fixed the dangling "Cox" cable, straightened out my duct work and put insulation tape on the joints, made a trip to Home Depot and when my curious gray kitty climbed up his ladder and got stuck in the ceiling Mr.Sanchez even took the time to gently coax her out, this talented man goes the extra mile for his clients and I've already passed out his name and number to 3 of my clients. If you find yourself in trouble like I did please give him a call you'll be relieved and happy you did.

I found Juan through Thumbtack and I asked him to make an estimate for new recessed lighting in my study. He said he could do it and we then agreed on a price. I was pleasantly surprised that he finished the job on the same day that he made the estimate. Note that he did everything from scratch -- there was ZERO wiring in the ceiling and no switch box. He also bought the materials. I would definitely hire him again in the future.

I hired Nilto to "finish" a room in my basement which we were turning into a gym. He framed half of a wall, hung drywall on two of the walls and the ceiling, installed an outlet, built a small custom railing, painted the drywall, and installed rubber flooring. Nilto took time to discuss the project and make recommendations based on his expertise. He even came back to our house to discuss the project with my wife and ensure she was comfortable with the plan. The project took a few days longer than expected (mostly due to uncontrollable things like drying plaster...etc) but was still finished in a reasonable timeframe. I had to point out a number of things that needed to be fixed (small things like some screws were sticking out, a few anchors in our concrete walls needed to be removed, the baseboards were a bit crooked), but Nilto took care of them quickly and send pictures to me throughout the project to be sure I was happy prior to returning home from work for the day. Overall, the price was excellent and at that price, I am very happy with the work Nilto did.

Nery painted two garage doors, a column which had blistered paint due to weather, an inside bedroom ceiling with water damage, recaulked and painted a window, and caulked and painted a new door and molding. He always called to see what times would be appropriate to my schedule, called my while on the way, and showed up on time. The painting was superb. Frequently painters simply scratch/sand away old paint and repaint, leaving a small impression where flaking paint had been scrapped away. Nery scraped/sanded away any peeling paint, spackled any areas where old paint was scrapped off, and then painted. The garage doors and the column (which would have had large areas where it would have been noticeable if it weren’t spackled before painting) now look brand new, as do the indoor areas he worked on. I would recommend Nery for any indoor or outdoor painting needs.

They showed up on time to replace a series of irregularly-shaped broken tiles. As the broken towels were removed the job expanded as other tiles were not holding in place due to poor craftsmanship on the part of the previous installers. . Due to this, the labor cost had to increase. The price increase was reasonable and the length of the job on a Saturday was also reasonable.

Julio, from RJ Tech, helped me with my drywall ceiling repair. He came within a few days of my first contact to provide a free estimate of the work. He was knowledgeable, courteous and punctual. His estimate was extremely competitive. The work itself was completed swiftly by his staff and he explained everything that was going to happen beforehand. His staff didn't speak English well, but they were respectful and competent and careful not to damage anything in my living room. I'll definitely be calling Julio for future repairs.

Pros 1. Job quality is good. The bathroom ceiling need some repair and doing that they spent a lot of time preparing/sanding the surface so that the outcome is spotless. 2. Attention to details. The deck is covered with stain fully. They didn't miss any corner. 3. Reasonable price. 4. Responsive. Cons 1. Communication 1.1 They are suppose to replace several cracking boards on the deck, instead they just put extra layer of stain on the whole deck to cover the cracks. Although the outcome is good, I still wish they can discuss with me beforehand. 1.2 I wish they let me know before they start some of the work so that I can remove/cover any items close to the working area, instead of end up got dusty on the stuffs. 2. Navid misunderstood my requirement to paint the whole kitchen ceiling to cover a patch, instead only touch up the patch. Having said that, I should've have read the contract carefully. Lesson learnt. 3. Although I feel what they ask is reasonable, their quote doesn't include any materials and paint. And that is not indicated on the contract (they do mention 'labor only', but that's for the deck power washing).

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
