Walter showed up on time, got the job done quickly and correctly, and didn't leave a mess behind like some plumbers I've dealt with in the past. Not only would I recommend him for a future job, I've already taken my own advice -- he's also a general contractor, and I'm already using him for an exterior house repair this weekend.

Plain and simple, Tony does good work. His attention to detail and craftsmanship is second to none. He installed a difficult herring bone backsplash for us with ease. Individual glass tiles aren’t easy to cut but it was no problem for him. He also completely opened up a closet for us and installed a custom built in bench seats and cubby hole storage system. He also painted one of our rooms with a nice stripe pattern. He is very nice and his prices are great. There isn’t a job he can’t perform.

Matt responded right away and was flexible with my schedule, very prompt and took care not to damage my home. He installed tile in my foyer, bathroom and coat closet area and was open to the unique style I wanted done and was willing to try and it came out really well and it was a small area and that made the cuts even more difficult to be sure everything looked great. Price was reasonable and I would definitely use him again. Im happy with the work.

Came highly recommended! Extremely professional and courteous. Had them replace trim extensively, paint exterior of house and general sealing and caulking. Job had some weather related delays but other than minor adjustments to our punch list, these guys did a great job. Will definitely hire them again!

Can't say enough about Norlan! My deck was in dire need of repair. When I purchased my home 4 years ago, the deck needed to be repaired, but I didn't have the money to do it at the time. When I was able to take care of it, Norlan responded and did everything we wanted and more. His team was professional, friendly, made sure I was happy with the work, and gave me an amazing price! After he finished the deck, we asked him to do more work. You won't regret using Norlan Construction. Great job!

We hired Premier Home Services to build a deck for our new townhome. Al came to the site and reviewed our needs and provided a competitive, written proposal. Our deck is the best looking one in the neighborhood, and Al was responsive to all of our questions and requests.

STOP AND READ THIS!!!! Julio will save you money and do a wonderful job! I got my rental apartment recarpeted for about half of what it would cost with Home Depot. The carpet itself is very nice. I think it is the same that you find in Lowe's or Home Depot. They pulled other the old Capet. Home Depot would have charged $500 for this alone! Great job. Excellent workers. Trustworthy. I just let then in and then came back later in the day. My expectations were definitely exceeded!

After interviewing several builders, my wife and I selected Winthorpe Design & Build based on previous projects. Scott and his staff were attentive during the pre-construction phase, the building phase and remain so many months after the project was completed. Krag (Designer/Estimator was very close to being on budget (after several changes we had made) and in the end Winthorpe’s craftsmanship exceeded our expectations. We have received numerous complements about our home and are happy when people drop by and ask "who built your home?". I would hire his firm again but that won't be necessary, my wife & I are living in our dream house with the security that it was well designed and built. We had a few questions after moving in and Krag came out to walk through (again) to explain how some of the high tech items we wanted worked (media room, security system and the whole house stereo, lights and window shades (all wireless and that are controlled by our tablets & phones ).

Stephen did an exceptional job in visualizing and rendering a new facade to a 1960's style rambling ranch. The revision to the roof height and stone and brick work front proposed has radically enhanced the value and appearance of my No. Virginia home. He also designed a very functional 400 sq ft porch, tucked neatly at the end of the house abutting an out building completing the appearance of the house. Steve is very exacting and detail oriented. His conceptual abilities are complemented by his technical skills with current state of the art CAD software, enabling him to quickly change design concepts. His ability to offer conceptual drawings and estimates definitely hit the mark. I knew what he was going to do and how much it would cost. I would certainly use him again for other design and construction projects. I was overwhelmed by the creativity and alternatives offered, each with adjusted estimates. Selection of best offering based on time and cost was difficult because they all were inspiring but with some discussion a successful design was selected and implemented. I couldn't be more pleased.

I don't usually write reviews but I had what was a big job to me (the framing of my next home) come out so far beyond my expectations that I felt compelled to praise John Johnson as well as Javier Pez and his crew for their exemplary work on my new home. They made it happen exactly like I wanted. I am not experienced but they are and I am so pleased with how they took the drawings and made it happen. From concrete foundation with stem walls to a fully framed house in a week. Amazing. Could not be happier and it is so rare for me to have something go so exceptionally well that I just really want to thank Encore Builders and Thumbtack for bring us together. Job done was beyond expectations and I would highly recommend Encore Builders to anyone who wants exceptional work for a very competitive price.

Michael and Rosen have done excellent work for me for more than 15 years. They gutted and finished my master and guest bathrooms; gutted and fully remodeled my basement, including expanding the half bath there to a full bath and installing a gas fireplace; they built new stairway access to my basement; built an attached shed/garage; built a large composite deck; and finally, built our long planned addition that included a new entryway and bumped out the entire back of our house, expanding our dining room space and fully remodeling an expanded kitchen space. Milano Construction has been in business for a long time. They are a small operation, but can do anything from fix a plugged pipe to building additions. They are trustworthy, honest to a fault, and extremely fair with their pricing. They are a customer-oriented operation that can provide turn key service if you don’t want to get involved in the nitty gritty or work with you every step of the way in a truly custom way. I work from home so had the opportunity to be involved in every aspect of my projects and have learned plenty from watching over their shoulders and “helping” out along the way. These two are patient and want you to be satisfied with the outcome of the job. They don’t cut corners and do it right every time. I recommend Michael and Rosen for any handyman or remodeling work you may need. You’ll be hard pressed to find a comparably priced, dependable team that does the kind of quality work that they do. Attached are photos of our finished kitchen/dining room space, so you can get a sense for their work product.

Having hired many contractors in the past, I can honestly say Home Perfection Contracting is worth their weight in gold. I instantly could tell I was in the presence of professionals, people who didn’t scimp on quality or service. They know the building codes, offer free advice and are honest with their recommendations telling me what could wait and even where to buy certain things at a more affordable rate. They guaranteed their work which is an added bonus. I’ve had everything from drywall and painting to waterproofing to heated floors and drawings for an addition done by Home Perfection Contracting. They It’s nice to have one person manage everything for me and I recommend them highly for any of your renovations.

      About

You can relax, you've found a friend who can guide you through the homebuilding process. Who better to look over your contractor's shoulder than another homeuilder who has the knowledge and experience to keep your chosen builder honest? From design through bidding, all the way through project completion, we'll share our secrets and give your the straight scoop every step of the way. Does the price you're being offered make sense? Are they gouging you? Is the project moving at the right pace? All valid questions that you won't really know the right answer to unless you have another builder confirm or dispute what yours is telling you. We are your ally in the homebuilding world. Our clients are busy professionals who don't want to take a risk on their project turning into a money pit, and who don't want to babysit their contractor so he/she will get it done right and on time. Some of our clients hire us directly to build them a house, while others prefer to hire us as consultants to oversee the work done by another general contractor. Either way, all of our clients benefit from our many years of experience and our systems approach to homebuilding. The key to achieving a successful homebuilding project is to have the understanding of the proper construction sequence and techniques, to have exceptionally high standards, a good work ethic, and be willing to hold people accountable. We apply those fundamentals to each of our clients' projects in order to ensure their homes are built correctly, and are delivered on time and on budget. Navigating the murky waters of the world of construction contractors is a dangerous thing to do alone, so before you hire a contractor to build you a new home, or remodel your existing one, call us and let us explain what we can do to ensure your home is built to the standards you expect. You wouldn't buy a $30,000 car without doing your homework, and that car is built in a factory with a great deal of quality checks in place, so why would you pay someone $600,000 to build you a home without also hiring a neutral professional to make sure it gets done right? Unfortunately, we hear from too many people that they wish they had hired a company like ours before they got stuck in the hole they are in with their contractor. Learn from others' mistakes: even the best builder will do a better job when they know another builder will be checking their work--the better ones take it as a chance to prove we don't add value and try to achieve perfection--that only benefits our customers. Sadly, many contractors take the "I'm too good" approach and resist our involvement, but we do our best to convert them by showing them how we can make them look good in your eyes, we show them the problems we discover first and allow them to correct them, it's like they have another project manager for free. Ultimately, we don't want to make ourselves look good at the expense of others, so we strive to have the builder fix their own problems before it has to be brought to the attention of our clients. Our goal is to ensure your home, your biggest investment, is built to your expectations of finish and quality. We hope you'll consider our services. Give us a call. We'll explain how we can work with you and your contractor to build you a home you'll be proud of.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
