Miguel and his crew did an outstanding job on my roof. Reasonable quote, full explanation of options and comprehensive review of the GAF roofing system. When the crew left my house, the only indicator they had been there was my new roof and the M&A sign in my front yard. Very pleased with the work of this company. I'd hire them again for sure!

Steve Jacobs and team at Quality Built Exteriors went above and beyond for our siding repair which included replacing and installing a new soffit and downspout gutter on the side of our rental home. Steve called and explained the quote in detail after visiting the home. The price was reasonable and the work was completed in a timely manner especially given that Hurricane Matthews had just hit the area. When the project was complete Steve took the time to send pictures as soon as he left so we could see the final result. We also received a very nice follow up call from Charisse to make sure that we were satisfied and to let us know that she would be following up with our tenant as well. I would highly recommend Quality Built Exteriors for any exterior project needs!

The roofing work hasn't started yet, but I've been very happy with the preliminaries so far. Ralph is humble, knowledgeable, and respectful. He explained in great detail the work to be done and the results I should expect. I'll update the review after the job is done.

Bordeaux Construction Services did an outstanding job on a water damage repair job for my currently leased home. I believe the price was just right especially for the quick response from Lee. The home had first floor drywall damage caused by a plumbing leak in the 2nd floor master bath. Lee contacted me within 30 minutes of my quote request on Thumtak.com and asked to take a look at the water damage to the property two days later, on a Saturday, in order to provide a quote for the repair. After confirming with the tenant, we solidified the time. I was so happy with the expedited response and his response to me in general on the website that I then explained the problem to the best of my knowledge. I wanted a single general contractor to take care of my problem! It is such a pain dealing with multiple contractors for a repair job. I asked if Lee would could find the leak, repair it and the damaged drywall. He told me he would definitely do his best to fix the problem but he really needed to look at it first. I authorized him to do what he could. When Lee showed up at the property on Saturday, he did just that. He removed the damaged drywall, inspected the master bath plumbing, troubleshot by testing the bathtub plumbing and found the leak. He repaired the plumbing on the spot. He explained to the tenant they needed to allow time for the water in the ceiling to dry and for the repair to cure. On Monday, he called the tenant and asked them to test the repair. All went well and he scheduled the drywall repair two days later. The ceiling is dry wall with knock-down plaster which can be extremely hard to match in the middle of the ceiling. The tenant was extremely happy with the workmanship. I couldn't be more happy with his efforts as a property owner who is currently deployed overseas. He turned a truly stressfull situation for myself and the tenant family into a total success. Thank you Lee!

I am very happy with Onion' s job replacing the roof on our home. From the quote process to job completion, they were absolute professionals and kept us in constant communication. They worked quickly to complete a full roof replacement and we couldn't be happier with the results. Once the crew was gone, so was all mess and debris. Their attention to detail is second to none and the honesty with which they quoted necessary work is much appreciated. We were quoted as much as double for the same scope work by other salesmen who never set foot on my roof. Jimmy, the roofing professional who worked our estimate was able to answer any questions we had, and it was clear that he is not just a salesman, but a man with the experience to know every detail of the work to be performed. Thanks again, guys.

I would like to share my experience with Omar Emilsson, from Patriot Roofing. If i could rate it higher than 5, I would. I also would like to share that prior to choosing Patriot Roofing, I had approximately 10 other companies come to my house. I have learned from experience, never choose the 1st company, w/ out doing your homework. I am completely satified with my roof. Infact, I can honestly say I have the best looking roof on my street. You are welcome to drive by and see it. My address is 5313 Silvey Dr., Norfolk Va. 23502. I was impressed from the moment Omar Emilsson came to my house. Omar was honest and fair. His crew did a outstanding job! I would highley recommend Omars company to anyone. Thanks again Omar and crew!

I contacted and interviewed 5 different roofing contractors to get estimates on replacing my 23 yr old roof, install trim wrap and soffets, and to remove and replace my gutters. After going over all the bids, I decided to go with Don Rafa. The owner, Rafael, listened to my concerns and answered all of my questions on multiple occasions. He was down to earth, and his prices were fair and within the price point for the amount of work I was looking to do. He was very accommodating and gave me recommendations on my particular roofing needs. After signing the contract, Don Rafa was accommodating to my schedule and started the roofing project on a date we agreed upon. The workers were friendly, professional and helpful, answering any additional questions that I had. They did a fantastic job in tearing off the old roof, replacing bad wood and installing GAF Timberline HD shingles, with GAF's Cobra underlayment and ridge vent system. They installed the roof per my contract and within two days. The roofers placed tarp down to protect my yard and cleaned up after they were done, they also used a magnet roller to pick up any stray nails. I am very pleased with the quality of the work!!! After the new roof was replaced, Don Rafa's roofers started the trim work making sure to remove and replace any bad wood. I have a fairly large home with a wrap around porch, so it took a couple of days to finish the trim. The new trim looks great and was professionally installed using quality caulked (OSI Quad) as required. Lastly, Rafael had a great gutter sub-contractor who was able to replace all of my gutters within a day. The gutters were seamless and manufactured at my home using a seamless gutter machine. They even placed an additional downspout (at my request) in an area that I previously had some problems with the amount of water coming off the roof. The new gutters are look great and were installed professionally. I highly recommend Don Rafa roofing for you roofing needs. Rafael was honest, intelligent and knowledgeable concerning roofing materials, shingle manufacturers and warranties, trim and gutter work. I am pleased to say Don Rafa was able to do all of this work within budget and on schedule. Thanks Rafael and Team!!! Dan McAdoo

Outstanding work is an understatement! RTB provided impeccable service. This was our first time replacing a roof, RTB walked us through it with the upmost honesty while educating us thoroughly. They provided outstanding customer service by being empathetic, and responding to our calls without delay. Robert and Jeanie made us feel like they truly cared about our situation and valued us as customers. Their cost was less than others, and completing/replacing our roof was a one day job. This has been a noteworthy experience because they truly cared. If you need a roof replacement or repairs, I would recommend their services if you desire honesty, efficiency, excellent work and impeccable customer service. You will not regret your decision! Outstanding work ethic and ability to communicate details of work required as to cost, quality and customer satisfaction. A small roofing job to start with but additional roof repair was needed to complete which was accomplished on time at a minimum additional cost.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
