He did a good job repairing our steps. The total came out higher than the initial quote, but it was still reasonable. He was very responsive to my inquiries (unlike a few other contractors I spoke with). He was professional and courteous and the steps are much safer now.

I hired Jay to put a new roof on my rental home. He was extremely courteous and respectful when dealing with him, he was easy to work with and he did an exceptional job. He came in as the lowest bidder for the project and I am so glad he did. The job did take a couple of days longer than expected but I don't believe that was his fault, the roof had some issues that no one could have seen until after the job was started. I was impressed at how quickly he started and every time I came by to check up on the work, he was there working hard. He has guaranteed his work and I have no doubt in my mind that he is a man of his word. But, I don't think I will have to call him on his guarantee because of the quality work he did. I will definitely hire Jay again for other jobs and I recommend you hire him as well. Thanks for the job well done Jay.

We hired Mike after a pipe burst in our rental property. We found him to be completely trustworthy and very communicative. He actively sought to keep our costs down, even helping us find a good roofer. He maintained the lawn and facilitated meetings with renters and other contractors. Her was out go-to guy throughout the renovation project and we could not have asked for a better person. Aside from all of that his work was exemplary. He and his team clearly took pride in doing a great job.

We could not be more pleased with Travis!! He is exactly the kind of person we hoped we would be able to find to help us with some projects (big and small) around the home we have just purchased. We look forward to his continuing help as the need arises. We recommend him highly to anyone who might want help with just about anything.

Mr. Ansel delivers what he promises. His quotes are very fair and the quality of work he did repairing the subflooring and laying the new floor was outstanding. I have several other projects that I am hiring him to complete as well. I highly recommend this contractor!

We hired Mr. Bates to repair a broken water line to our refrigerator that had caused damage to our flooring, wall and molding behind the refrigerator, cabinet beside, and others. My request included the repair of the fridge, repair to all damaged areas, and painting the entire kitchen along with ceilings and trim. Mr. Bates was fast to respond to my request. He was prompt in scheduling a time to come out to the house to provide us with a quick and comprehensive quote. We asked for a specific work timeline and he adhered to it. He stayed within the quote given and completed all the work in a week. I would recommend Mr. Bates for your water repairs or home repairs.

It is with complete satisfaction that I highly recommend TD&D Construction services to anyone needing renovation or new construction work done. They were professional, courteous, and possessed a wealth of experience to draw on as they undertook several projects at my home. From roofing to cabinet making, they can do it all expertly and proficiently. In this day and age it is difficult to find true journeymen that care about the finished product as much as they do and watching them take nothing and turn it into something was a treat for our family.

Not only was my project a success...it was done quickly, correctly, and surpassed my expectations! I am in the process of budgeting now to hire again for more projects!! I would definitely recommend 😊

I was a pleasure to work with Don Bailey and his crew from ConWorx. My husband and I wanted a concrete pad for our tool shed. Mr. Bailey came out to review the site on the day and time he promised, and the work exceeded my expectations. I was concerned because we had recently had several pine trees removed, and the yard was limed, received new topsoil, was reseeded and straw applied. I told Mr. Bailey that I did not want heavy equipment dragged over my lawn. He assured me that when his crew was finished, my yard would be left the way it was found, and he was true to his word. His crew dug up what they needed to by hand and carried off dirt, etc., via wheel barrels. When we came home that evening, the crews were just completing the work and it was perfect! The concrete pad was level, which was another concern, and my yard was intact. I would highly recommend ConWorx for any concrete and construction job. My husband and I was so impressed that we intend to contact ConWorx next year to install a new deck and concrete patio. There price was reasonable, he was attentive to our needs, and Mr. Bailey and his crew were very professional. Thank you, again, ConWorx. Once the weather cleared, my husband and I installed our new shed on our concrete pad. We couldn't be happier with the outcome!

I recently employed RHPP to repaint my two-story foyer and power wash my house due to their exceptional prices. I was more than pleased with their exceptional service! They returned calls quickly, arrived when promised, began working immediately, efficiently, and neatly, AND cleaned up properly. The prices I ended up paying were exactly the same as the estimate previously given (no surprises!). I felt comfortable with their presence in my home with just myself and my 3 young children. They were very professional, respectful, thorough, and diligent in their work. I am planning to employ them in the next few weeks to paint our exterior as well as our kitchen. PS. My husband is well pleased with the painting and power washing job, as well. He said he feels like we're in a new home and is looking for more rooms for RHPP to paint!

Adam Hale did a kitchen remodel for us. Work included removing cabinets, appliances and laminate flooring from the old kitchen and installing new cabinets (supplied by Woodmark Cabinets via Home Depot), appliances and new tile flooring and backsplash. His work was very good and he took great care to minimize dust and debris in the rest of the house. (My wife was VERY impressed and pleased with that!) He communicated well about the schedule and made it easy for us to plan accordingly. He is obviously very experienced and when confronted with the inevitable curve balls that come up on any project, he knew exactly what to do. We discovered our floor was sagging by almost 2” in one corner, and he handled it efficiently without any impact to the overall construction schedule. I can recommend his work without reservation. As a matter of fact, he is on the short list of contractors when we get ready to remodel our master bath!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
