Carlos is a true professional! He arrived on time each day and was extremely conscientious about his work. He ran into unforeseen problems because water had gotten under the bottom of the patio doors on two sides of my sunroom, which led to termite damage. He had to charge me extra, but it was worth it! He replaced the damaged joints and rebuilt the frames around the doors. Then he installed materials to ensure that water would drain away from the wood underneath the doors. In addition, two of the doors I originally purchased were defective, which was discovered after he installed the doors. He removed those doors and replaced them at no extra charge. They will start work after Thanksgiving by removing existing wood deck 1000 sq ft and removing concrete deck 900 sq ft around pool area Wood deck will be a composite decking and stone pavers,the pool area to be stone pavers also. Chris has been great to work with and the price was very fair, I'm looking forward to to them starting. When all the work is complete I'm sure I will be able to give them a 5 star rating. Don called me soon after I posted my project(s). He wasn't available immediately for an urgent plumbing issue, so he had one of his subcontractors call me. Long story short, "TJ" came out with "Will" within hours of my contact with Don. They not only fixed the issue, they did it for less than half of what my plumber was going to charge me for JUST work on the pipes, which had to be accessed through an exterior wall. TJ and Will were professional, knowledgeable, and experienced, and also patient with my questions while they completed the work. Additionally, TJ purchased upgraded products to complete the project, to ensure my pipes would be protected from weather-related future issues. I have never seen such thorough work. When they finished, they cleaned the entire section of siding on the house, AND the brick patio next to it. It looked better when they finished than it did before they started. They were the best contractors I have ever had work on any project in any home I have ever owned, and am a convinced major fan of both Don, who had sympathy for the difficulty I was having finding someone and his sending out these two, and TJ and Will for doing a spectacular job.

The gentlemen from start to finish came out and gave me a quote to refinish my patio deck, they were extremely professional and we're able to start the following day. Initially I had a small repair to the outside of my townhouse that needed to be done. I had three company's come out and give me an estimate. I chose Penny and Mark Shannon owner/operator of Intrepid Property services. He gave me the most reasonable quote and made a great first impression. He did a great job on my repair. While they were at my home I asked for an estimate on redoing my laundry room and a paver patio in front. I had those in detail with photos in one day. He suggested a second idea for the front, a wood patio/deck which was less than half the cost of pavers and made sense for my needs. He started with in that week and had it complete in two days. It is incredible!! I could not be happier than I am with the final product. I even had several neighbors come over complement his work and ask for his card so they could use him for repairs/projects. I wish I could post before and after photos. They exceeded my expectations. Mark and Penny work very well as a team. I would and will employ them for my future home improvements and repairs. Enmity construction has completed several projects in my home. I had both bathrooms remodeled which consisted of a complete demolish to the studs and moving the wall 2 feet. The tile completed tile job is beautiful and professional. I also had this company replace my windows, patio door and put new wood flooring in my living room. James did a fantastic job! James and his team worked extremely hard and did a phenomenal job turning a crappy concrete slab of a back yard into a beautifully paved patio with a nice mulched buffer space. He did exactly what I was picturing in my head. If I ever need another paving job, I would definitely go with him again. James was very professional from set up, to making sure the area around my house was clean when he left for the day, to the day the job was complete. The pictures don't do justice, but I have attached before and after pics. I'm a Professional Engineer and he exceeded my high expectations. Thanks again James!

Working with Shane was a blessing in disguise. I had a specific idea of how I wanted to create my patio and Shane did a wonderful job.       What do construction project managers do?

      Construction project managers help in all stages of your construction project, starting from the very first step.       How do I find out if a contractor is licensed?

      It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.       How much does a project manager charge per hour?

      You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor.       What is a contractor license number?

      A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them.
