Introduction: Annex Design Services, LLC has a reputation for getting projects done quickly and still maintaining a high level of quality. We originally started as a simple architecture firm, but have grown to include general contracting services, design-build production, development, and investor capital-based collaborative projects. We are a full-service firm still, with engineers and designers, but also the labor force to carry out the construction with close oversight from start to finish. We do this at very competitive rates, ranging from $95-$125/hr, depending on the complexity of architectural work, and the construction work is typically lump sum or time and materials-based. Estimates can be provided. For a complete construction estimate, a fee may be involved, unless it is for simple bidding purposes, in which case tentative numbers are provided until in-depth research can be done. Our typical consultation fee for a site visit is $150 and we can clarify any questions regarding your project. For our architectural service department, we are seeking architectural project leads that are at least 1,000 Sq Ft and above. For our architecture, we use AutoCAD and Revit for most of our document production and initial modeling. We offer high-resolution 3D rendering, as well, and use various software applications in the process. Our principal, Bradley Hines, has a B.S. and B.A. in Architecture from Washington State University, an M.A. in Architecture from Tokyo National University, and an M.S. in Green Building from the San Francisco Institute of Architecture. He has worked in the field since 1997, both in Japan (5 yrs.) and the United States (17 yrs.). His education and experience bring a wide perspective to our designs and construction process. Axiom is our construction and development department, offering a full range of services from consulting and feasibility studies to project investment and general contracting services. We also offer specific services, like painting, interior design, permitting, and permit expediting. Our typical consultation fee for a site visit is $150. For our construction and development department, we are seeking construction project leads that are at least 1,000 Sq Ft and above.

I have what turned out to be quite a logistically challenged project due to permitting requirements in the City of Seattle. Brad and his team were awesome in their ability to adapt and respond to the needs of my project, while at the same time providing good design feedback and staying budget conscious. Even after giving the architect the floor plan and a video walkthrough of the 2 rooms we wanted to remodel he kept asking for our house address in Bellevue. He gave a price of 4K to 7k for the job which he said he might lower once he had the address. He just had to draw plans - a fairer version of the paper diagrams I had given him so I could apply for permits. Another architect offered to do it with $500 and I had shared the exact same information with both. My choice was clear.

This review is totally false! I am insulted and feel totally taken advantage of. I never received any video walkthrough. Charu kept saying they would provide one, but never figured out how to send it. I was never provided with more than a sketch that had no title information. It didn't say if it was the new idea or the existing house. There is no way to know what is involved without having an existing plan and a schematic plan. No one can tell you what it costs to do something if you can't see what needs to be done. I asked for the address to look up the King County Assessor's records as a favor to this person. This is where you find out if there are any restrictions, environmental issues, etc. I spent over an hour trying to put together a nice organized list of questions to help provide you with a good estimate, and told you the more questions you answered, the more accurate I would be able to be in my estimate. This person should be penalized for making false statements. Why is this not vetted first? I am filing a complaint and reporting this person.

    We typically work on an hourly basis ($85/hr). We can do fixed-fee contracts if the project is clearly defined. Another option is on a percentage basis relative to the cost of construction. This can range from 8%-15%.

    The typical flow of the scope of work is as follows: 1. Initial Site Visit 2. Review of project scope and requirements with Recipient 3. Review of site conditions 4. Contact municipality regarding site-specific requirements 5. Prepare As-Built Measurements 6. Create Schematic Designs 7. Present Schematic Designs to Recipient 8. Revision of Schematic Designs 9.
