We had an emergency situation where we needed trim for an entire home done same day by 2 pm. Sergei finished early and his work was exact. He was very careful removing old doors and maneuvering doors between the hallways to not ruin the paint or the doors. He also cleaned up really well before he left and also communicated his ideas with total honesty and did not take advantage of overcharging for a rush job. He let me make decisions with no pressure and presented different options throughout the project. He ran the extra mile for sure! He worked well with the other contractors as a team to finish what needed to be finished by 2 pm. We will work with him again. Highly recommend!

I was very impressed with the immediate response from Nick and how quickly he was able to get someone to our home to do the work needed. It involved some finish work to a DIY bathroom upgrade... electrical and some finish work. Ruben who came to do the work was pleasant, professional, worked efficiently and did a great job. Apples did a very credible job for us. The work involved sidewalk replacement. The price was quite reasonable. Pedro and his crew were timely, delivered as promised and quickly made arrangements for another contractor to grind tree roots, as that was necessary. Apples coordinated with the city inspectors and worked to their specifications and satisfaction.

I am so happy that I found Marvin. He is a real jewel, a true professional. The quality of the work done was excellent and he always arrived on time and was prepared to get the work done. He also did a couple of things I needed done that we had not actually talked about until he was here. The work that was done was competitively priced for the area. While he was here he spotted a problem that I was unaware of that could cost thousands of dollars in damage if not fixed and told me about it so I was aware so I could get it repaired. He was actually looking out for me not trying to get another job. He cleaned up after himself and did not leave garbage everywhere (he actually swept the sidewalk). I will definitely use him again for any work I need done and I highly recommend him for your home projects.

I cannot recommend Polo enough, his number will stay bookmarked in my phone for any landscaping needs in the future as well as recommendations to friends and family. I've been burned by contractors in various trades both residentially and in my business, it seems there are far more disreputable ones than not out conning the masses with over promised and under delivered while upping their bids or coming up with "unforeseen costs". In the state of Washington, anyone can get a contractor's license, without testing (except for electrical and plumbing), as long as he or she post a bond with the state and have insurance. As a result, there are so many "drunk uncles" out there bidding jobs and then throwing unqualified minimum wage paid workers on them to bilk unsuspecting home owners with no state oversight to protect you. It is "Buyer Beware". POLO is the opposite! After seeking bids from multiple contractors through Home Advisor and Thumbtack I sensed an immediate affinity with his professional attitude, communication, respect, and honesty. Polo brought in a crew of diligent, hard working guys focused on the tasks at hand and exceeded my always high expectations. He is personable, punctual, assessed me of all options, intelligently made recommendations that were taken (at no additional cost to the fair and agreed upon bid) and is providing additional oversight of the landscaping for a month, included at no additional fee, so as to assure plantings are established and stable. I am heartened to say Polo has diminished some of my cynicism by showing me there are still ethical young contractors establishing professional businesses the old fashioned way; by doing what they say they are going to do and then going the extra mile and actually doing more! Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

I hired R&R hardscapes to build a complex deck with a roof and finished underneath of the deck equipped with lighting and electrical outlets. When I approached Ricardo, owner of R&R and let him know what my idea was he gave me great advise on what materials to use to fit into my budget. One of my biggest challenges in living in the northwest with a deck was having to replace deck boards all the time, even when treated. Ricardo told me about brazillian hard woods and the benefits of this product. Mind you that I was trying to find the right contractor foe this deck for 2 years and out of the 10 contractors I spoke with not a single one told me about brazillian iron woods, probably because of how expensive the product was and how much time it takes to install. These hardwoods last 75+ years. Ricardo was able to come up with a plan for my dream to have this extension added to my house and fit it into my budget. Most contractors didn't want to touch the project because of how complex it was. Ricardo has a real sense for what I wanted to create for my family so that I can enjoy it in all seasons. His first thing was safety. I didn't want a bunch of cross boards hindering my view both on the top of the deck and under the deck. He poored nearly 2000 pounds of concrete under each support pole and doubled the size of the footings to make it super stable, enough to put 2 elephants on my 350 square foot deck. Let me tell you that my deck is the talk of the neighborhood. Everyone wants to come over and hang out. Another thing a really appreciate about Ricardo is he always picks up the phone to talk to you when you have questions and I had a lot of questions. He did such a great job on my deck that I contracted him to do my pavers under the deck and souronding areas and my fence. Check out the pictures.

John didn’t install our floors, he FIXED our floors. We unfortunately hired another person to install them. I only wish we had hired John to begin with. Needless to say the work was underwhelming. John came in and fixed what the pervious contractor had done. He was awesomely me, he was able to resolve unfinished work and fix some of the missteps from before. John gave us great results and fair pricing!

Great Job. My house is a 3 bedroom about 1800 square feet and it is about 80 years old. I hired Kriss's company, Cipro to paint the house which I was putting up for sale in Tacoma. I was worried because I was falling behind on my schedule and I wanted the job done fast and within a certain time frame. Kriss and his assistant worked on my house and It was amazing. They painted the walls, repaired a broken hole in one of the bedrooms and did the trims. They did a great job and I would hire them again. I was impressed

Ivan did a great job installing my kitchen cabinets and modifying one of the cabinet sizes in the process. He also installed custom panels for my refrigerator. He did all of this in a single day! He was very keen on finishing the job whereas I have to drive my other contractors to finish stuff. Would hire him again.

Sergi did a great job installing an outlet for us. The ceramic/concrete wall he had to cut into was a pain. Sergi didn’t make excuses, he found a way to get it done. The blade he bought to cut into the wall wasn’t strong enough. He went to Home Depot to get another blade just to ensure the job was done properly. That is going above and beyond! The work was finished in a timely manner and we are very pleased with it. We got to see some of his other work and we were blown away by how great it was. We will be reaching out to Sergi to assist with upgrades to our home in the future!

Carlos was able to do a same day visit for housecleaning. My house looks amazing and he even took out a bunch of boxes I had been meaning to take to the recycling bin. He and his employee were efficient, respectful, and took pride in their work. Most importantly, I felt safe having them in my home. Getting professional remodelers in Seattle Bellevue area in a short amount of time can be overwhelming. Tulga reached out to me and completed the estimation on day one I submitted the request in Thumbtack. His availability and responsiveness is unparalleled. He will return your call for sure. I was redoing the place from start to finish (painting, patching, kitchen cabinets, countertops, finishing's, bathroom, sink, hardwood flooring, electrical, plumbing, windows etc ) you name it. Talking to different contractors, making sure they show up in time and work in close coordination with other contractor employees can be intimidating to handle. Tulga picked up the entire laundry list of activities and ran with it. I didn't believe in penny pinching as I had the peace of mind that everything will be taken care of the way we want it. He gave us a reference where to look for all the stuff that we were shopping for. And doing a market comparison, we ended up saving a few 100 dollars. We chose and he picked up the stuff for us. I got him the permission to start his work on 21st and with a deadline of 10 days. He got 85% done by that time. It was a tremendous amount of work per-se, at one point I was having 11 people working at the same time on different things. I was about to move in on 1st, but I had to prepone it to 29th instead. He made sure, he caters to this aggressive timelines. There was work that happened after we moved in, but he planned meticulously so that it creates the minimum fuss. Another thing, as we progressed, there were surprises, hot water tank busted, kitchen exhaust wont work etc, he made sure that was taken care of. One thing I like about him is he is upfront, he will tell you what's covered and what isn't in the contract. So there are no grey areas. I would call him for any work that I might have in future without a 2nd doubt. He is a busy man so if you get a chance to work with him grab it with both hands, he wouldn't disappoint.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need.
